It is all about location, location, location. Some would be happy in Cebu, others would not be happy there. As we have said before, your opinion, or our opinion, about price really does not matter. The market sets the price. If we as the landlord asks too much for a unit, the market will leave it unrented. If we set it too low, it would always be rented. Seeing that, the complex is always rented within 30 days of a tenant leaving. the market says the pricing is correct.

@@AngelesCityExpatRentalProperty exactly right it’s about location and my house is 10 minutes walk from the white sand beach 🏖️ and last time I checked there are no white sand beaches anywhere near Angeles city. Unfortunately prices in Angeles are way too high imo. P.S. I’m not trying to be disrespectful to your viewers and you my friend I only share my personal opinion as well as experience and thanks for your prompt reply.

It is a different kind of leaving than Kandi, for one much more private. Kandi is also much more money, the association fee alone on a two bedroom unit is 12,000 pesos a month. A Kandi 2 bedroom unit of 100 sqm would rent for about 60,000 pesos a month.

@Vaderbill Bill, what people need to know is that the CGT in the Philippines has to be paid for the entire assessed value from the government, or even higher if it sells for more than that. Example: if you buy a condo for 10 million pesos the CGT will be paid by the seller for 10 million pesos. Now, if you sell the Condo in one yr and the vaule is still 10 million pesos, you, the new owner and now current seller has to pay the tax based on 10 million pesos. If it went up in vaule 1 million pesos then you pay the tax of 11 million. Way different in the US and that is what a lot of Ex-pats need to know. You could lose money if you turned the condo quickly even if it didn't go down in vaule. Bottom line, ask a lot of questions and don't always believe what you read here. Do your homework if your making a large purchase!

@Vaderbill yeah, don't like it but not much one can do if u want to own. Some areas/parts of BGC and others in PH are increasing in vaule rather quickly from what I'm seeing. Still, it's always a gamble in PH. Renting is definitely a safer option. New condos in BGC are now getting 400K to 450K per Sq meter. It's crazy money!!!

As I stated I lived in the complex for seven years, never a noise issue from the back parking area.

does any landlord return deposits..? thats up to the renter.. are there bills left unpaid? is there excessive damage etc to the rented unit? etc etc

@@chubsDubC I've been told by quite a few people that most landlords in the Philippines don't return the deposit, regardless of the shape you leave the apartment in. I was hoping that maybe Todd was different.

I will be happy to answer that question. If you complete your lease, pay all the bills, and have no damage, the security deposits are always returned. We follow the terms of the lease, if any damage, or outstanding bills, that amount is taken from the security deposit and the balance returned. The most common reason a security deposit is not returned is because a lessee breaks the lease. If you do not complete your lease under the terms of the lease, you forfeit the security deposit. Always two side to every story, so when someone says their deposit was not returned, it could be a bad landlord, or it could be an issue caused by the lesser.

Our workers are at the complex to work, they want to do their work, so they have free time. They do not want or need small talk. You watched a video that was edited from over 30 minutes of time to 16 minutes. You missed the conversation I had with the worker at the start, which covered everything needed.
