I bought last year an apartment in 6th district with Benedek’s help. I can highly recommend both Benedek as agent and the 6th district. Budapest is amazing!

Hey Ladislas, great video. Suggestion: If you speak about Real Estate in Europe, you need to get a local perspective on the craziness of the EU insulation directives which will kick in real soon and which will affect each and every European piece of RE with really unpredictable additional costs for heating upgrades and insulation. It would be good to get a perspective from the locals, as to what their governments have to say about this...

I much prefer the Buda side and have stayed there several times over the last 15 years. Near the Danube and all the way up to the Mammoth shopping centre/ tram station (and it is up hill). Budapest is very walkable, so If I were to buy a property there, it would be in the Buda side. Easy to walk over the bridges to Pest side.

@@TheWanderingInvestor I had two super nice studios for sale in district 6. I gave Tower property the mission to sell them. At first we got the information that a lot of people where interested and that didn’t surprise me. The apartments were totally renovated and designed in compact living style and completely furnished with quality inventory. After a while the agent informed us that no one was interested any more, only 2 buyers still wanted to buy. This was May 2020 and we were stressed due to the pandemic. We trusted the agent and meet the buyer at the lawyers office to sign the agreement. During this procedure they both acted like they were strangers to each other. Also when visiting the apartment they acted in this way according to my tenant. We found out later that the buyer was the agents boss and the owner of Tower properties! A couple of days later my wife got a message on Facebook from a friend of a a friend. He asked why he can’t see the other apartment? The agent refuses to show it to him. We now found out that this apartment should be sold to a friend of the agent. I approached the owner and he admitted that the method is not good business practice. I informed him that in Sweden where I am from this is illegal and the penalty is prison for this type of fraudulent activity. He then replied that it’s legal in Hungary but he could be nice and give discount on the sales commission. WHAT A JOKE!

If they buyer's agent is getting a fixed percentage of the buy price, he will not be too motivated to negotiate the price down on our behalf, because he would be decreasing his own comission. Similarly he would likely steer us towards the most expensive real estate instead of the most profitable one. The buyers agent should be financially incentivised to bring the price down...

He’s trying to get a good ROI for clients as he’ll be managing the properties after. If he sells crap he’ll be dealing with crap later.

@@TheWanderingInvestor I don't get your argument. Property management after the purchase is a separate optional business that he may or may not get. And even if he gets it, he charges a fixed percentage of the rental income for that too, so he doesn't care if my ROI is low as long as he get's his management fees.
