Guruji pranaam🙏 A subscriber from Dharuhera. Just watched your Bhiwadi-Dharuhera video. Some sharing from my side: 1. Started working in IMT Manesar in a tech company in 2012 and started looking for a property for investment around 2013 due to father’s impending retirement. 2. Roots from J&K 3. Even Manesar SIDCO 2 bhks were touching 60 lacs back then and new Gurgaon area was dead. No transport and no facilities. 3. Gurgaon was out of reach so explored Bhiwadi/Dharuhera. 4. Somehow took a decision to be closer to NH8 and got a flat for 42 lacs (1550 sq ft) close to NH8 in Jan 2015 4. We later realised ppl were not getting exits. Since we were living on rent, shifted to dharuhera 5. EMIs didn’t pinch for now as we were using this flat. HOWEVER: 6. Development was and is very slow since 2015 7. Social and local infra not upto the mark. 8. Even courier and postal services came around 2017. Amazon around 2019. Zomato in 2021 and still no big basket etc. 9. Commuting without own conveyance is a big issue. 10. Medical care facilities are abysmal. Hundreds of shady nursing homes catering to expecting couples only. Hardly any ortho, neuro or other specialists 11. As you said, dead life. Not even a nice restaurant to have non veg dinner 12. Cost of living is low and hence only factory crowd is attracted. No IT or consulting workforce resides here. 13. Substandard workmanship and overall labour supply After getting in touch with you and invested in some affordable. I now realise after these years that i missed out on social life in my prime youth as not much to do here. Though I must add that the occupancy has increased manifold. We were only 3 families in our building of 78 flats. Now all are full. Mostly first time home buyers and with avg income of less than a lakh. Rural, semi urban young married couples trying to move away from joint families. Rents were always cheaper but now due to correction in prices (i.e no escalation), same people have started buying so in micro market, demand has slightly surged
Bought an appartment in Bhiwadi for Rs 19 lacs 12 years ago and today resale value is Rs 18 lacs So you know whether to buy or not. No appreciation. Better the builders sell at Rs 8 lacs to pass on some appreciation benefit. The rent value is Rs 5000 for 3 bhk.
Which is best and safe place for single senior citizens...plz do a video on that..(independent retirement homes....rental and buying)Benefits drawbacks problems one can face etc 🙏🙏
Big industries are functional now in 2024 in Yamuna Expressway after the airport announcement ... And a lot of new propositions like film city, etc. have also been initiated. So as you were explaining in the video, will the same thing happen that people are running towards Yamuna Expressway since Noida is expensive now, and in future they will come back to Noida, and Yamuna Expressway will have stagnant real estate growth due to the gentry?

Please make a detailed one for Pune too- specially in one wants to take on rent in Kalyani Nagar or Viman Nagar area, and if one likes the place then later to buy in Pune. Also what is your latest view on outlook for Bhiwadi and Neemrana. In last one or two months, I believe the prices have gone up with buyers offering 3 to 4 lakhs more than before.. Thanks
Sir I want to know dharuhera vs Ahmedabad isanpur lambha. I m from rewari rural serving in defence now living in ghaziabad on rent. 40years old two kids .parents back at home
Dont think much, if you can somehow afford Rewari city then go for it. Sectors/societies of Rewari City are best in terms of locality, culture, development, connectivity & future prospects. Dont fall in Dharuhera-Bhiwadi setup. You might find land/flat at even one third of the cost in Dharuhera/Bhiwadi than in Rewari City. But if you looking for educated, well mannered & socially reaponsible locality then Rewari sectors & socities are best. Further, you being in defence, its my sincere advise not to fall in Dharuhera/Bhiwadi trap. You will not be able to socially connected with Dharuhera locals. If you cant afford Rewari sectors then Rewari city even has dedicated defence colonies which are far far better than posh socities of Dharuhera.
Jaipur pe bhi banao sir and areas bhi suggest kijiye , eg - I am staying in delhi ncr and want to buy a second home (budget 1 cr) whether he should buy it in delhi ncr or Jaipur or Alwar for investment purpose.
Kisi time me noida bhi no story tha. Bhiwadi se itni berukhi kyon? Jabki nearest to gurgaon in ncr bhiwadi is cheapest right now. Then why not price will increase.

If you are very rich you can buy anything. But if you are a middle class , buy something solid but a little far. Put it on rent while staying on rent where you are safe and close to school/office. Do it till your kids are grown up. Do Not speculate. Don't take chances with your money and physical safety of your family.
I have purchased informal commercial land within a society......will land prices also remain low? Will things change once the bhiwadi cargo airport comes up? Do you have any idea about the airport?
Aapne sirf flats ke liye bataya.....aap sahi bol rahe ho flats me waha investment sahi nahi hua...but 9 lakh me ek 100 yqrd ka plot le or usme construction kar le aap jyada rental le sakte hai. Positive news bhi dijiye...sirf aapne negative bataya
Sir Good evening I m a government servant, belongs to rewari next to dharuhera. Plot rates in rewari are about 65000-80000 and continuously increasing. I request u to make an video on Rewari property and city future in terms of free hold plots.
