I,with my wife who was associate professor in Law authored a book on U.P.Revenue 2016 and I doubly agree with you that despite degitisation of revenue records demarcation and ascertainment of agricultural land is a tough task and so is getting it transferred in the name of buyer. There are so many hidden dangers.
This same madness one can see in the region of Kokan Maharashtra. Land is available in abundance but builders n marketing tactics has created glossy picture which lure City PPL n wealthy PPL to buy land. PPL are buying in the thought that Appreciation milega 5-10 saal me but these blind ppl fail to understand that it's not city for generations nothing change to appreciate price. Just Airports n Highway building don't bring appreciation as that whole place is traditional agri land.
Open land in remote areas are being hyped a lot around Bangalore as well using creative marketing like - own farm land, live in midst of nature, clean and green environment and so on. Till few years back such land parcels were not having much value but they have developed this as a product at huge appreciation from earlier prices. Marketing in real estate is being used really well.
Yes, whatever you said was absolutely true... I have a farmhouse which is quite nearby to my house, hardly 4-5 kms away but still I'm nit able to maintain it or utilise it & it's also not a cash giving asset...
I needed this. Mine was a agricultural family and our land was gold. I always loved fruits from our farm. And In cities when we should buy 1 or 2 kg I felt so bad because we used to get only big gunny bags full of fruits. It was sentimental decision for me.
Many farmhouse are on sale already in olx 99acres and magic bricks ... If u want to have a relaxing house ,invest in city with all amenities around and then... Take on rent for few days and enjoy your vacation...never buy a vacation home always rent when you want and u can keep changing it

Bcz mera bhi yahi sochna tha aur same feeling thi ki apni organic farming & farming related business start karunga us land pe. But I think it’s very tough to do this bcz jaha me land buy karne ja raha tha waha koi relative bhi nahi hai. Now I decided to start agricultural business on lease basis land. Thanks sir 🙏
My manager purchased a farmhouse land on the outskirts of Mohali just before retirement. Now the maintenance cost of that land is more than her pension amount.
Thank you sir ji I am being a real estate consultant myself learning this subject from the last 8 years still not understanding properly, So I can definitely understand what you meant by investing in lands and farm houses emotionally it is not something you can play with its a big ticket item so you need to think and perform due diligence before investing people think they can do land deals themselves and get overconfident and end up getting in trouble by investing ignorently you are definitely giving clarity to that regards so I would like to congratulate to you for that and whish you great future and health thank you very much. 🙏
Agriculture land 250 sq m se jyada koi bahari rajya wala uttrakhand mein nahi khareed sakta hai, nagar nigam k chetra mein khareed sakte hai jyada land !
