I have been doing land and development for a top 100 builder for 22 years. Right now in Arizona it takes 2-1/2 years to develop raw land. Your are correct. As a country the USA has to produce 1.7 million homes per year. As a country we have not built over 1 million homes in a year for the last 16 year. Land is roughly 20% of the base price.

As being a small-time landlord, I increase my rent because my taxes go up, my insurance goes up, lawncare cost go up, & cost to repair goes up. For me it isn't about creating more profit, it is just trying to stay up with the cost of having the home.

Fortunately, during early '20 through now, in the Midwest, family/friends in skilled trades, especially custom luxury builds, had minimal labor hours cutbacks, and no total layoffs. High income home buyers, in a variety of professions, notably pro sports, had their large and expensive builds completed. And, most closings were very near the first scheduled transfer date. Some standard residential/commercial builders lost construction personnel to remodel contractors, and apartment construction firms, when new single family builds/retail slowed. During the slamdemic, some skilled trades persons started "house flipper" gigs full, or part-time to make up lost wages for themselves, or, for their suddenly unemployed spouses, or, to pay for costly nanny services (due to school & daycare shutdowns). Reasonable regulations and more affordable fees would be ideal for home building and renovations concerns. The inflated costs of food, transportation, property insurance, healthcare, savings, and more, makes very many not interested, or able to bite on EIGHT PERCENT INTEREST!!😡🤬

The construction labor shortage is terrible in my area in Wisconsin. Local contractors are hiring guys like me who are retired and willing to help. They are grateful for any help because there is so much work. Most contractors are 1 to 2 years behind, not house builders, but remodeling, additions, and garages. The schools in the area keep pushing college even though a graduate that goes into construction gets paid while they learn a valuable education and are far ahead of college grads pay wise for probably the fist 20 years of work. No student debt and an extra 4 or 5 years of income.

Ok, and as someone that has ruined their body doing physical labor, after those first 20 years, if you aren't doing a mentally demanding job and need to rely on your failing body, it will be very bad for you.

Problem isn’t homebuilders not building or taking a long time…supply issues are now gone. Prices of goods have come down, yet, the prices keep going up. So the problem isn’t them building, problem is them trying to make huge profits…

I live in a small town that loves to make the landowner take them to court. I had my own issues with them without court. But have a neighbor - built a 5 unit project and the city found a way to keep them from getting occupency. 2 years now.

Start taxing at higher rates those that own several properties. This is something being discussed. These people are the worst. When there is a shortage and they already own a few houses and they are bullying people who don't even have one. Get these greedy jerks out of the market as well! Stop the LLC's and the corporations. Freeze the ability of foreign buyers to compete against Americans for homeownership. They also need stronger tenant protections and not letting investors or owners sit on vacant apartments and get write off when they could lower the rent to what the market will bear. There are all kinds of ways to attack this.

As far as always have your hands, that depends. A lot of factory workers were displaced by robots. In the modular home industry, there are companies using 3-d printing and automation that takes fewer employees. However, you still need workers to do the foundation, set the house, and in some cases, do ginsl finish. Plumbers and electricians will be needed. This is long term. Ad modular is only a small fraction of home building at this time.

Also i think the tradesmen should set up tables outside of places like Amazon and Tesla, where they treat their employees like dirt and advertise the better pay, better job security, and dignified work. Or what about a national advertising campaign aimed at single women (or men) with children stuck in low paying jobs?

Time for renting owners to give up some of their homes. Many big homes are sitting but there are big families like 3 or 4 generations who need homes. Let them have the mansions. Apartment renting. Time to let buy.

In my area (SE U.S.) the home builders have no issue fulfilling and building larger custom homes (3,000 Sq. Ft.+) that have higher margins and instead place the delays on construction of smaller "starter" homes and medium priced homes. It's too easy to blame the government for everything that's wrong with anything. The home builders hold the bag on this one because if you can limit the available supply you control the price and your profit margins.

@@KristinaSmallhorn - and I thought what was being discussed was construction of homes for home owners, not investors looking for rental property, or to turn a quick profit on a home. Although a Home is generally an individual’s largest single investment, they make during a lifetime, I don’t classify a homeowner as an investor in a home that is their domicile. For argument sake, if you are looking at them as investors, how would the investor be at fault?

@@KristinaSmallhorn no, it's the builders. We have builders come to our City Council all the time to request that land zoned for mix commercial/residential be rezoned for SFH. Not because they can't make money building mixed but because they make MORE money with those large McMansions. It's greed on their part IMO.

I opened my short on Lennar from $107.50, and I’ll sort it dow to $2. To bankruptcy. They’re already bankrupt, you just don’t know it yet. They can’t sell homes for any price, but they have to pay the interest on their loans. They are f’d. No amount of incentive can bring in buyers who are in cash and sitting on the sidelines. If you have cash, why not short them and buy on the dip? All smart money is thinking the exact same thing. Two days after the executive bought $100k worth of stock, I shorted 1000 shares🤣

Builders are in business to make the most profits, and even so they work on not the best margins. They're going to build what makes financial sense. When the permits/fees/lot cost is identical for a small house vs a big one, it makes financial sense for them to spread that expense over the bigger ticket item. Allow higher density, smaller setbacks, reduced tap fees for water/sewer as incentives for building affordable houses, with greater savings the lower the price goes. Increase the tap fees on the mini-mansions to make up the difference. That way the city governments won't lose big revenue, which they need to supply roads, infrastructure, police, etc. And it might even disincentivize building of unaffordable mini mansions.

I think a big issue is schools being defunded. It takes a lot more money to have vocational schools and courses within those schools. I was lucky my high school was a major vocational school in NJ but many local high schools do not offer such programs. We need more money to fund contractor classes and other programs for job security after high school. I do blame higher education advocates in getting rid of these programs to promote college since it’s what makes them money.

We definitely need a lot more public investment in trade schools, and I say that as a "highly educated" individual with a PhD in a STEM field. If everyone had my degree and job, society wouldn't function! (But we still need some people like me of course 😉)

@@vitaminluke5597 I don’t disagree. I don’t have a phd but just a bachelors in mathematics. I believe all high schools should be vocational schools. The school was structured as 2.5 periods being the major we chose and the rest of the 5.5 periods were lunch/gym and other academic courses. By graduation most students had a certification in their respective major(or shop). This should be the norm

Didn't need college for many jobs. My husband was an engineer. Years later designed assembly lines for auto companies and they wanted to hire him with no college. He didn't want salaried just hourly more money for OT. Just had a knack for it. Learned engineering on a big board using pencils in high school. They tought accounting and other things that you could just hop into a beginner job easy.

They will have skills they can use and even if they don’t know what what they want to do they have a cushion of knowledge to fall back on. Most jobs nowadays do not do what your husbands job did. Many jobs want over qualified candidates and will pay them as if they are entry level.

@@Daveyjonesvi I like the idea of apprenticeships. Earn as you learn. College is often a joke now. Student loans scammy especially if taking useless classes like gender studies. I could teach that in one sentence. There are males and females. Class dismissed. 😆One kid has bowling as a class. Then when you get a job you still have to learn more and train. Why a full degree with classes you'll never use? A money grab. Doctors, lawyers, etc. sure need it but many do not really need college just training.

I guess our builders in The Villages Florida haven't heard all this. They are still building like crazy. The difference here is that it is a retirement community and people are for the most part selling their homes up North and moving down here to Florida. So I get that it's really not about the interest rates because many of them are buying with cash. And I know other developments in Florida are doing fine also. Perhaps all the builder. Tradesman are just here. I know when we were building a house in the foothills of Denver. We had many of our crews up and leave our home because there was a boom in Las Vegas. Las Vegas was paying the subs more at that time. So there's a lot of factors.

i really think local government is the way to go partly because the reasons vary depending on where you live. And more people besides myself and a few others need to participate in those meeting for affordable housing. We had meetings set up in evenings still hardly anyone came except for the 5 old white guys who do not care about the environment using the environmental laws to tank a 150 home project

What a load of _____. Homebuilders are large corporations publicly traded on the stock exchange who have executives with salaries far exceeding the ave worker pay levels by 400 % compared to 1970 wage equality. Yes, they can be blamed for constrained supply! Their goal is not to build homes, it is to build up their share price. Don't float the "too much regulation, not enough profit, too variable supply, demand fluctuations", etc. You can't blame government and then ask government for subsidies for this extremely profitable industry. It is the homebuilders fault who turned off building in 2009-2015 and we have never recovered from that, due to their greed. Subsidies are not needed, unless you want US taxpayers to set their building policy and to own a share of these large corporations....

I think the home builders are at fault for not builing small starter homes. Everthing is 250 to 350,000 or more in my area. And I am in the midwest!

If a city is already built out, and we're talking a density of 10,000 people per square mile or more, (that's 100 times the average US Density,) then I can certainly understand why they'd be against it. On the other hand there are cities with low density, but they need the state to assist with infrastructure, mainly roads and utilities. Why not just help the latter, instead of forcing the former to build? The latter want to do it, provided they get roads and utility infrastructure. And this is in California.

It’s not that simple. Sometimes they don’t know what the margin will be after all is said and done if they aren’t executing forward contracts on building supplies and aren’t in tune with the demand of a particular local market. So they build in a higher margin as a form of risk mitigation. Now if the new build sits for a while without any interest I can understand breaking even or even taking a loss on a build. But the government needs to assume some of the risk in building if we want to keep prices low for the end user (who ends up paying for it through taxes anyway)

The government should build the houses. Construction seminars would be nice. I want to learn to build a brick wall, and a stone fence. I do not want to take classes to do it. You can learn by doing.

It's not contractors' fault that cities are zoned only for wasteful, sprawling single family homes on quarter acre lots. We strongly need medium density: quadplexes, town homes, and cottage courts in areas where job demand is high. Homes with big yards will still exist in the far out places, but we simply don't have the space to constrain supply in the cities and closer suburbs.

@@backpain4ever505 There really isn't enough undeveloped space, unless we want to destroy the natural spaces we have left and shrink necessary farmland. We do, however, have plenty of parking lots and other wasted urban spaces for infill development, which is needed.

I've come to realize that the key to amassing wealth lies in making sound investments. I purchased my first home at the age of 21 for $87,000 and sold it for $197,000. My second home, acquired for $170,000, was later sold for $320,000, and my third property, purchased at $300,000, fetched $589,000, with buyers covering all closing costs and expenses. Not reaching a million before retirement feels like an unfulfilled goal.

When widowed I did about 80 percent of fixing up a foreclosure. Just not the electric, plumbing, roof and someone strong enough to sand the floors. Staining was easy and new baseboards, some masonry and all the little things myself plus all the patching and painting. Took 6 months. Turned from ick to cute. Landscaping too.

@@ginacardarella My husband and mother in law tought me alot. Had the tools when he passed. He restored cars and could do carpentry and even built an outbuilding by himself. I got the grunt work.😆Cut this, paint that, sand that plus watching him do repairs around the house. Some things you can just remove like a garbage disposal and reverse putting in the new one. Just write down the take apart process helps.

Ai may not take your hands but smart computer porgram can use 3d design software (solidworks, catia, AutoCAD 3d) and design robotics system that replicates human hands, but anyway i see what you meant i think blame can go all around this system that currently in place is not sustainable. People cant afford homes, people dont wanna move because they cant afford home on new interest rates, govt wont decrease interest rates until inflation is under control, that can only happen if alot people lost their jobs and couldnt find similar one, and on and on it goes.

Sorry, Kristina but I think you are giving the housebuilders a pass. How is it that they are able to build those big, expensive homes and not what the average family really needs. I see these 3,000 sq ft homes with any number of bedrooms, multiple bathrooms and a gigantic living/dining/kitchen space and wonder who really buys them. I favour loosening red tape BUT not government incentives.

I think it’s your ignorance of basic economic principles that “ain’t going to wash”. Your latest comment didn’t address the absurdity of saying “who really buys them?” Obviously that type of house is being built because there are buyers willing to buy them. And if this is news to you, then I think it’s a logical conclusion that these type houses are unaffordable to you. But, maybe someday.

Hopeless about homeownership, unrelated, but smarterer! :P hmm maybe I should return to the trades, but air conditioned desk job with light labor sprinkled throughout, hour lunch, and a consistent schedule, single job site, virtually no commute, and benefits, furnished work space and restrooms, and AC…😅 it’s uhhhh nice here. ❤🎉😇

countries need more births to support economic growth and the social safety net. more births mean more need for resources, including housing. scarcity of resources drives up prices. this all leads to only that tiny group already at the top benefiting. so you get an increasingly poor stratified populace and an increasingly taxed planet involved in a death spiral to oblivion. anyone see a problem with this system?
