Bathroom is beautiful. The grills are too. The built-in closets are nice. However the place is small, and the outside laundry area needs a proper cover instead of relying on the shade from the sun. It is expensive but if everyone else is charging roughly that amount they will find someone to rent it eventually.

I like gore houses in the main and just the communities they develop overall area really nice. I like how they keep improving on their design each phase or housing development they build as well. Yes, the price is negotiable

I'm curious as to who is considered a "poor person". That term is loosely used in Jamaica in criticisms towards the prices of various things. I can for sure say most of the people buying or renting those houses aren't rich people. But they are average educated Jamaicans who are in a nice job. Seems people want pure "poor people" houses to be built in Jamaica. There are many housing development companies. Can't expect everything to be built by NHT. And these houses will be occupied so yes there are many people who can afford these as there is still a great demand.

I live there (Phoenix Park Village) and while it is hot, it is also very windy. So if you open up your windows and doors the inside will be cool during the days. In the nights it can get warm but open your windows and allow it to cool down to help ease some of the heat.

It’s just a seller’s market right now. Real estate price is determined by demand and supply and not book value. Your house can be worth 10 million and 10 people come with 50 million for it are you going to tell them no? They know why they are willing to spend a particular amount on it. Also, If you buy a house you don’t plan to live in, chances are you will rent it and why not try to cover your mortgage with that rent? If the homeowner had 15 more of these they would have rented. Chances are this person owns multiple houses and renting a brand new house for 80k with all the amenities, is not bad their are plenty of persons are can easily fit that into their budget each month
