This is one of the best summary's of the state of CRE I've seen. Many banks/investors in my submarket aren't talking about this enough. It's either a head in the sand approach or misguided belief that this is isolated to the office sector. If you have any revolving debt, start doing to stress testing based on maturities, see what you'll look like as you approach a rate reset. If you see trouble, talk to your lenders early and often. At least with my community banks with good relationships, that goes a long way when sorting out these messes. Really, the only thing we can't predict is how much the gov't will meddle. Just be prepared to shift strategies quickly depending on whatever magic solution they contrive.

Ken great job. Thanks for backing up your claims with data and charts, unlike most just using claims as data. Your view is very unique because you have both the macro and the micro (as hands on MF operator/investor), again unlike the most who only have either macro or micro! Much appreciate it! Would you please shine some lights on details how 2008-2010 unfolded and how you decided time to get in without catching the falling knifes? Thanks Ken!

There is so much square footage. A great video would be what some of the potential uses for these properties in the future that you alluded to at the end of the video. Will office space make a comeback after prices have reset and rents are much cheaper?

my question is why those commercial properties was not doing refinance as residential did during 2020 low interest period? it's been long time with low interest rate

They most likely did but commercial loans are not fixed for 30 years typically anywhere from 3-7years then they need to refinance again

@@brandonkasyouhanan3986 What I was told is 5-10years commercial loan. But I understand not everyone was ready for a loan. Ken mentioned they have 1-3 years ahead of time prepared for a refinance (renovation, rent roll etc.)

Great points on CRE….I have always invested in where people live. My apartments and mobile home parks don’t seem as stupid as my commercial buddies have pointed out over the CRE boom.

Thank you. Do you believe this is a good opportunity to find/negotiate into a very "low rent" deal for commercial office space? Next week, I'm headed to Tampa to eval office space to open an outbound calling Sales Office for 15 people. Should I have strong leverage to make a lower offer to secure a lease/rental in a good location? There seem to be a Lot of options available right now.

Yes! Do the shortest term you can on a sublease if possible. Rates will continue to go down so you can renegotiate each year
