I definitely think Brisbane has room to continue to move up. But areas that have had similar growth but at a lower market cap but with massive potential are: Logan - 30 minutes to the city and 30 minutes to the beach. If you're in the right area you can't lose. Ipswich - never thought I'd be saying this, but there are good areas that are still reasonably priced. Scenic Rim - Mainly Beaudesert & Jimboomba - Jimboomba alone has had huge growth over the past few years with massive infrastructure upgrades and commercial developments currently ongoing. Things are looking very positive South and West of the Brown Snake.

Australia has a tiny population compared to the USA - about 10%. Therefore, our population is concentrated around a few major capital cities due to job opportunities, lifestyle etc. Imagine if 80% of the USA population lived in NYC, Seattle, San Francisco and LA! You might like Alaska but it might be hard for you to raise a family, find a high-paying job and send them to a good university.

The banks won’t even lend much to me, in the market with over 120k cash and got pre approved for $288,000 😂 looks like I’ll be buying property outside Dalby at this rate 😂

I bought a house in Red Hill, QLD for about $400K 20 years ago. It's worth about $1.5M today. That's about a 7% p.a. capital gain during that period. Have I done well? I'm not sure because I locked in my investment loan at 8.5% p.a. for 15 years since 2008. That is in addition to land tax, council rates, water rates, insurance, repairs and maintenance. Will I sell it? Probably not because I can access my equity or super tax-free or sell some stocks. What if it doubles again to $3M over the next 10 years? The current tax laws mean it's bad for investors to sell their investment houses. Since there's NO MORE land in major capital cities, the demand keeps outstripping supply of existing homes in top locations... therefore pushing prices up.

Logan city council and bunch of middle agents fukd me up with this property. They checked the floodmap and stated there is no flood zone in the proposed land and later after 3 years they added a floodrisk to our land. The council till this date never communicated with us. Is this fair to the people who trust these councils? At least at the time of registration last year they could have communicated this with us. So we could sell it before commencing build. Too late. Lessons learned from Australia!!! Opinions please. Need some thoughts here...

Do you know any all the regulatory hurdles and compliance. Then there's tax... And a lot of other issues depending on the industry . Australia is way over regulated and over taxed. I just a small business and have trouble competing with Joe Bloggs the bogan on centerlink who works for cash, cheap so he can go buy his ciggies, grog or drugs. Regulation the easy it is doesn't work..

My family tried to start a high tech business last year, the first phase negotiation with Qld state government, they asked to share the tech, without providing facilities and infrastructure nor any incentive to our business. so yes our reply to them is go fxxk yourself, we move business to Taiwan.

Property taxes are too high there. Therefore, investors are avoiding this state. Less demand = lower prices. Besides, bad weather and beaches are too cold to swim.

What are you talking about? Having spent time in both cities, I've never heard a single Melbournian display any excitement over becoming more expensive than Sydney. And I've never heard a single Sydneysider brag about being more expensive than Melbourne either. Brisanite's can proudly claim second spot all they like, but it's nothing to crow about, mate. I'm very certain that the whole competition is more to do with population size anyway, not the housing market. In which case Melbourne is indeed closing the gap despite the pandemic hit.

@@eddielong8663 Sydney has skyrocketted in value due to the amount of demand. There is no competition anymore, we are too far ahead. Melbourne is competing with brisbane and canberra for second place now. Its been fun, sad to see melbourne fall behind.

What is expensive? Prices are what they are due to market forces. They are correct. But, some market forces can be curtailed. That's government intervention and interference. Building codes, zoning, environmental and sustainability bullshit etc . State governments and councils have a lot to answer for as well. There is always a way but other are either too stupid or too selfish.

The Stock market rose 20% last 12 months and I have not lifted a finger. I don’t have my weekends consumed by renovations or feel depressed about scrimping until death to pay the bank. My friends who are heavily mortgaged to chase a property empire, are bound to their 9-5 and will never achieve their actual dream of being a successful boss. They will also be under water in 6 mths and forced to sell at a heavy loss with the renovations sunk into their investment properties. Then they’ll come to me to borrow just to get by. This is not living!!

Should look into diet stuff like gluten free to Luke my partner has Coeliac and her mum has rheumatoid arthritis both autoimmune conditions and diet plays a massive part in them. Even tomatoes can flare up stuff with autoimmune conditions

Some evidence suggests that if you remove all processed food from your diet the condition may Improve. Carnivore and vegetarian are two routes to consider.
