I didn't understand what I was seeing. You walk in off the street to what looks like a waiting area with table and chairs. Where's the living room? @2:37, ground level, where is that in relation to the overall layout of the house? That is all very confusing.
Not sure it qualifies as a living room, a dining room and a kitchen when it is basically one room. I'm not a lover of open plan as you have all your soft furnishings in the room where you cook.
@@SantellaRealEstate congrats. I live in the San Francisco/Bay Area. You should see how they describe a 1 bed/1 bath dump…Charming is used quite frequently.
House is amazing but I had rather bought the shell and rennovated myself. Lots of little stuff that could've been done to really make this shine... Shame.
@@SantellaRealEstate I think the overall idea is sound (obv), but I would've done loads of small-ish optimizations. Couldn't see everything in detail... But I had done a U shaped kitchen with a large island. All built ins for visual harmony. Bathroom layouts optimized for space (more minimal aka less visual clutter, no funny tiles and such, no double sink in a small space, unobtrusive hidden lights f.e. Behind a mirror, simple color concepts no mixing....). Just simple. Shared bigger bathrooms over several cramped ones. Basement apartment looks very small - I had done a flex-space instead (personal preference, just one large space), possibly a front back split but no hallways as far as possible. Hallways are normally a total loss and waste of space. Reduce reduce reduce. Just open it up. Also, I'm Swiss and American style is... Idk... Just not quite on the same level both in design but often also quality, compared to European architecture. I think we do reduction much better. Americans always decorate everything and have loads of little details and corners everywhere with odd hallways and door knobs and closets and all sorts. It just shows the lack of a clear concept. I like clear lines, flat surfaces, less clutter.... You have to make bold choices sometimes and be willing to make sacrifices. It often pays off. Backyard is meh. Laying some cables through the backyard to a central distribution point with some outdoor sockets (charge phones, run tools, connect a hottub or a beamer for outdoor cinema evening and such...) and lights to illuminate a small tree (Japanese maple, a bamboo planter, small cherry, something like that) goes a long way to make it more moody and it's easy to do when you have a construction site already, but it's quite a hassle to do when the pavement is already in. You tear it up, drill holes, run electrical, close it up.... Aaarrrgghhhh. I really like how you opened up the main living space. Rear balcony is a great choice both to let light pass downstairs and maintenance is easy, really really like it.

I agree, for the amount of sqft you get in Bed Stuy, a great brooklyn area, I think it is well worth the space compared to what else is on the market. Lots of other currently listeds offer less and are at a higher price range@@mysterioanonymous3206
Yesss please my suggestion is try to film every floor at once and move to other floors. Like if you are going up stairs show a bit of that so viewers have a better transition. I was a bit confused by where you were at, at times
