@@kinzababe1 we have to. But its a beautiful location for a nice investment. Those people were building family style chalets for rent as hotel with self catering facilities. Its a good location and also not for roofing sheets, best is to use ceramic roofing or thatched roofing with fire treatment or concrete roofing because of the sea, it will corrode the roofing sheets with time. Unless well treated and painted ones.

@@nanabrimpong3485 yes 👍 I try to tell the owner about flooding but it’s hard to actually explain this to them when they are not here on the ground.

@@kinzababe1 when you visit any land the plants on the land like those shrubs and swampy plants should tell you. Because it looks like a water way, water ways are places the rain water uses as passage and it also could be a dried lagoon area because when the ocean beats up onto land and merges with the rain water it forms a lagoon regardless of the size. So such land area you need to fill up your compound really high and your foundation needs to be a raised or higher one from the ground level too. Those guys building are either doing a shoddy job or maybe they will raise and fill the foundation and compound after. Was that the owner you met where they were building or a contractor?

These guys are not the owners. I could tell it’s a lagoon because of the mangroves. Mangroves grow in brackish water and act as a habitat for small animals. Brackish water is where salt water and freshwater meets. I did ask about the grass growing in the middle of the plots, if it was water logged. The answer was no.

@@kinzababe1 they always say no because they want to sell the land, but best to check it out right after a heavy storm or heavy rain, is when you visit to see how the land is. But these can still be worked on as long as the preventive measures are taken like creating rain gutters to direct water from the land or storm drains. Or filling up your land to raise it up above others. Even looking at that ex president house you can see they filled the compound up before.

@@nanabrimpong3485 This is good to know. Like I said I went there with my mason for a job. I did not do any research on this property but we did talk to the chief briefly.

@@kinzababe1 yes, you can even verify from the lands commission guys to be exactly aware of the distance from the coast where you are allowed to build. Also those chiefs might not know this because in the olden days the fishermen built their fishing houses right on the beach but those types of huts were considered temporary housing and were allowed because it could be demolished when needed to. Thats why these days you hardly see any fishing huts along the beaches. Its also to provide an area for the fishermen to dock their boats and canoes. And in case of sea erosion tge government will habe to build sea defence along the beach thays why there should be a specific distances away from the beach. This also happens to where there are main roads serving the community treaty, the land or fence wall must be at a certain distance far from the major road. Unlike your house which is a minor road that is actually that close to your fence. Major roads also deserve a specific distance in case of future expansion or and accidents, it doesn't affect your house or property including the fence. But some greedy chiefs try to sell blindly to people, thats why its best to check with the town and city planners department at lands commission to see the planned layout for that area. All those green virgin lands have a planned layout showing where the streets and everything is meant to be. Its best to also involve your personal qualified surveyor if you want.

@@kinzababe1 also please its not time to install your security doors yet. They would need to plaster or render and them finalise the doors and window frames before you even get the security bars and gates installed otherwise they would just mess them up with cement and scratched, especially the security door you want to buy for the room on the ground floor. Best to buy the Turkish security doors and not Chinese ones. Buy for shops in Ghana there are special security doors they make with special hidden locks to prevent thieves easily cutting the locks. These are much rugged ones, perhaps you should visit those shops along the streets to see how they have theirs made. Even with the sliding glass front doors there are options. And the rear entrance sections of the shops doors regardless if being security doors need a secondary outside security protection. Because if you are to let it out you wouldn't be changing the locks after each client. So best is to get our locally made wooden security doors with special foreign security locks on them and have the secondary security gate ir burglar proof for each shop entrance.

@@kinzababe1 i do not mean ti scare you or ake you feel intimidated , but therr are petty thieves in Ghana. Also installing those doors now will be damaged cosmetically as they are still working. Best is to let the carpenter make you some temporary doors and cover the windows if there are people going to stay there to store materials.

@@kinzababe1 for now i will suggest you stay on focussed to build further up and then when its all done to the top, you get all the windows and doors secured and do the wiring and plumbing witg the finishing together after. This is best after seeing the entire structure up. At least this way you can have a contractor to do your jobs with a combined estimate.
