Building in Gambia Update #2 

I really plan on it but will rent first so I can get a good feel for the area. I checked in with Blue Ocean Properties this morning and was appalled by the $5000 US rent on a home. Who pays that there. I live a very very comfortable life in the US and I wouldn’t blink at that amount. For those of you who can direct the repats in an honest direction it would be a blessing.

Interesting! 99% of Gambian buildings are built this way and it does not feel like an oven inside. The house is pretty close to the ocean so it gets chilly most nights!

There are now contractors there.. just search online and u will see a few but make sure they are trustworthy. am just starting to go thru the process myself.i found buying the land is more stressful as u have to extra careful.making sure the person selling is the owner.

It's about D1250 ~ $25 per meter of wall, 11 blocks high. This is inclusive of labor and materials.

I've just fenced my 21x23 compound in Jabang using trusted local Gambian friends and it cost me about £900 each 20m wall including materials: 4 x Sand £400 2 x Red Stone £400 100 x cement (D285 a bag) Labour paying a fair D500 a day for skilled blockers and D300 day for unskilled labourers. I also paid their return taxis and lunch. Prices for materials Cement D285 Sand D7,000 Red Stone D12,000 Iron rods D8,000 Adding that up it already comes to much much more than your quoted cost. I'd say it costs about £3,000 minimum to fence a 20x20 compound 12 courses high (2m from foundation). Make sure you dig foundations at least 60Cm and put in a supporting pier every 4M with iron rod support, also an expansion joint every 12m NO WAY YOU CAN BUILD A 2M QUALITY WALL FOR $25 @ METRE MY FRIEND. Unless you doing it yourself. I reward my builders by paying them well and getting lunch and return taxis. I suppose you could save money by treating your builders as like cheap slaves but even that wouldn't concur with only $25 per metre

No, that's not the final cost. D1.3M is the cost of the super structure. The rest depends on what kind of finishes you want to install.

Interesting, why are you not using it in the Caribbean? It is mostly used for ceilings in west Africa.

$30-35K will build the super structure. The finishes will depend on your taste.
