I had a remodel once that didn't have an outlet to the right of the sink because of heating duct work that was in the only two cavities, then the stove was next in line. The inspector understood the issue being an original layout from day one from 1983 when the house was built. Always good to have an understanding relationship with inspectors. Hey David! It is interesting how outlet placement can be expected to be placed in those awkward areas. Even though the outlet may never be used as long as it meets code is all that matters. Yes it is very important to have a good relationship with the inspectors. They can make or break your job if they want to. I appreciate you watching. Happy Easter to you too!

The reason to include the framing inspection after the duct, electrical, and plumbing rough in is because those trades will drill through the framing. If they do so incorrectly (i.e. too close to the edge on I-Joist or too big of a hole on load bearing walls) it will need to be corrected. There would hopefully be a way to correct it by adding additional framing (also known as scabbing).

Just a minor thing: In part "2) Foundation" you wrote "seal plates" - it should be sill plates.

Funny... I thought his referring to 'seal' plates was related to the yellow foam moisture barrier 'thing' that sits between the sill plate & the concrete foundation 3:45.

I caught that too! I'm pretty sure it's just that southern drawl, "sill" is pronounced "seal"

@@jessequentin4441 When I saw that I immediately heard a seal noise in my head - been watching Taryl Fixel All channel and every time he says seal there is a seal noise and every time he says spring there's a boink.

I caught that too after I uploaded it. If you look at the link for the video I made on how to install sill plates is clearly a mistake on when I wrote it on the board. Good catch!

Vs., in WA state: 267 inspections and you still can't get the house done because final report is "5 years from being reviewed" for 50 years.

I’m drawing plans now for a wood working workshop (30’x40’). It will be level with my patio and the yard slopes downhill from there. I will pour footing of 12” below grade (Arizona no frost line) but would like a monolithic pour instead of stem wall and concrete slab. Slope is 18-20” is this something you’ve ever done? It will have proper setbacks. 8’ from patio roof 10’ from property line. No plumbing or air ductwork. Everything needs to be on the same plane as I’m in a wheelchair.

Hey Bill! I have not poured a monolithic style slab before. I have only done footers and then the block foundation on top of that. That’s a good question to ask your planning office to see if that will work. Sounds like you got a big building ahead of you. Hope everything goes well with your project!

@@TheExcellentLaborer i’ll ask the planning office, they’re not so busy they can’t answer a few questions and I live in a fairly small rural town but there has been about 10000 new home permits issued over the last 18 months.

It is rewarding to build your own house but yes you do need to know a lot to do all of the work yourself. A good middle ground is to find subcontractors that know all the technical details. I hope that helps!

Aloha, we built a home in Hawaii 25 years ago and the plumbers didnʻt hook anything into the main until after the wallboard was on inside.. I thought this was backwards at the time... yes? When should have the connected? Same with power, the light fixtures and outlets were in and the wall board was up.

How do you calculate or estimate the amount of materials it'll take to build the house completely? Is it part of the blueprints? And I assume once you know how much material you need it's easy to calculate how much the whole build will cost

Hey Siri & Google... how long does it take to build a single-family home? "around 7 months" The 2014 Survey of Construction (SOC) from the Census Bureau shows that the average completion time of a single-family house is around 7 months, which usually includes around 25 days from authorization to start and another 6 months to finish the construction.

It takes me about a year working mainly by myself per 1500 ft.² I do have a job to where I can work for four days a week on the house. Thanks for watching!

Hey man awesome video. I have a question, I am a little confused on the framing permit for an interior renovation project. I always call for a wall cover inspection and then cover my walls after electrical rough in passes inspection. Do I not need to call a wall cover or ceiling cover inspection. Pay permit says framing inspection. I am also demo the ceiling grid and installing new. Shouldn’t my permit have ceiling cover inspection?

Before I started RU-vid in my building it would take me about a year to build a house. Now that I am making videos and building it takes twice as long. I hope that helps!

Thank the good Lord for our super-efficient, effective, and highly competent massive Governmental agencies and bureaucracies... otherwise we might NOT have 16 required inspections to make sure a single-family home isn't built by the equivalent of a governmental bureaucrat.
