Only min 35 to the end is useful. Because the 1st 35 min u spend time suggesting things that benefit the govt and aren't acrually worth it. The problem with rental properties. these days is the higher risk of tenants not paying their rent. Additionally, the government protects the nonpaying tenants. I am into month four in the process of evicting a tenant!!!

Look into some of the online banks, they generally offer higher interest rates (but make sure they’re still insured)

Check into money markets, CDs, treasury bills and bonds. They are usually more. Also, use an online aggragator that compares rates. Brokers often also have better interest rates for their bank accounts, like Ally.

The only problem with rental properties is renters don’t always pay the rent. If you are using the rent to pay mortgage, well, you know the rest.

I don't agree with only one thing, owning a home, I think that it's great if you own your home, and you don't have to pay rent, you have more money for investments, lower cost of living...

That's true. However Home ownership should ideally come after you have cash flow from your investments.That way it doesn't rob you of investment fund when you are trying to grow

In Canada if you own a primary residence but rent out a section - that % is no longer free from capital gains tax Ie: fourplex rent out 3, only one or 25-% that you actually live in will be capital gain tax free .. Maybe it’s easier in the USA

With hope you answer my question, I look a lot your educational video and I'm really thanksfull. If I have 100 000$ and buy etf who does 5% in one year, the end of the year I will have : - 105 000$ - in my country taxes are 30% so in the end I will have 103 500$ - the inflation is 2% so in reallity I just have 101 430$ In the end I just made 1430$ on 100 000$ investment with 5% interest. (So 1.43%)

A piece of advice: DO NOT LIVE IN THE SAME BUILDING WHERE YOUR TENANTS LIVE! Ever. Rent out all units and use the rent from the unit you would have used for yourself to rent somewhere else. Get a property manager between you and the building. Never manage yourself.

No because vnq increases in equity while it pays 4.6%. Ofc it COULD depreciate like any other real estate but in general it will outpace any savings account. There’s no magical investment that’s risk free and pays very high. in fact it would simply be a scam. You must Aquire risk to be invested in anything worth while
