I totally agree! Was in the rental business for 20 years. Sold my last rental property about 5 years ago, wouldn't walk back into that hornets nest for any amount of money! Not no, but hell no! 😂😂👍

most of the houses he shows need lots of care. the state doesn't raise your taxes if you don't improve outside. you can fix things that are broken and not get taxes raised. even outside.
What I see is bad enough, what I don't see scares me. I saw some very questionable electric issues. The windows says it all for me. He obviously got his hands on some windows that are too small, and didn't finish them off right, you can tell there were bigger windows in there. All the work that has been done on that house is rigged.
A steal for the price, but then you would have to want to live in Ohio. The owner was nice enough to show you around.. If I were not married and wanted to be alone, that house would be a good fixer upper. Good stress free living. You didn't have to lie to the guy, but whatever.

Not loving the FIB's, at all . But like the house & it does need some work but anything for $60 k is probably going to . That could be a very darling home with just some cleaning and paint - some long hours of good old fashioned hard work . If I had $100k I would buy it and make it a beauty ! I love flipping and working on houses , RV's and trailers , rat rods ! It's satisfying !!! If you buy it it could appeal to even a wider audience of home reno which is huge too ! This is an interesting home but besides the price its gonna need around $100,000 in reno's as there was a crack in the foundation and those poles holding up the first floor there is issues. Whoever buys this home they will hopefully restore it to its original as I am assuming this home is around 100years old. But the downside its right on the sidewalk. I own a Real Estate Investment company and I'm about 100 miles away from that location and at first I was actually thinking about it because that's an Investor's dream property until he mentioned the words MEDICAID and that "11K". Whoever buys that place is likely going to have some trouble if they don't have a lot of money to resolve it. He knows this but he's trying to be slick by playing ignorant when he knows full well what the situation is. Medicaid ALWAYS gets theirs.. always. I learned that the hard way when I first got started. I love this type of content though Lamar.. you might want to consider this as another channel niche.. since you travel it would be a hot channel.
@@jannetteprice8813 I've only heard of this happening sometimes when the owner goes into a nursing home. The costs for those places have really increased to beyond what Medicaid and Medicare will pay so they supplement it by taking a lien on someone's property and savings. I know someone who had to buy back a relatives home from the Nursing Home even though he was the rightful heir to the property.
From the white paint and light blue trim it looks as though the house had been owned (at least at one time by Scandinavians). We have houses with that color scheme at least in the east Bay Area (California) that were common to Finn ancestry. It's the colors of Finland's flag. House does have nice "bones."
Does anybody have any dynamite? That house needs someone who is really good fixing things. When my father was young his father made sure all the boys had carpenter, masonry, electrical (basic) skills. When I bought my home my father ripped all the siding off, insulated the house and then shingled it. After letting it weather for a little bit he stained the house. He also put a new roof on. He put a new kitchen floor in for me and painted all the other rooms. I miss him so much for all the things he could do.

We do that here also. Electrician, foundation man, termite man, etc to check it all out. Then you have minor things like water pressure, hot water, etc
The wirering in the basement looks like an electricians nightmare. At least 5o-75 grand in basic renovations.Its a very old home 1870's is my guess. County records should tell you. What's comparable in that area. Sure would check on that $11,000 he's talking about..🚩.. Have it inspected by a professional inspector that's priority. The roof is so low in the add-on in the back, you almost have to duck to go through the back door. Someone must have saved money on shorter studs. Besides that it looks like an ok house, just needs the inspection.

I think Lamont should have just been honest. The guy would probably have appreciated having his house shown online. A potential buyer could see it. It's never a good thing to lie like that. It was wrong to get his hopes up.
Check the pluming of the $60,000.00 foundation, roof no leaks know I think you will know all this. Still try to ask for the price to be at a lower coast still. $56,900.00? There is a lot need to be cleaned up.
A 1-acre lot is nothing to sneeze at, but that house needs to be cleaned out! And the garage needs to be cleaned out, at the same time. Leaky basement? NO NO NO!!!
1st time commenting on the channel. Love your videos and channels, Lamont. I live in the same county as this home. The price is typical for a house in that condition. Real estate prices in general are good around here. That house is in an old section of an old town. The prices by the lake in Senecaville are much higher in price, one of the highest in the county.
If Lamont needed "bases" to operate out of, this one is a good centralized location. He will need another base in Kansas City area and a third around West Westover, Nevada though I'd recommend going a bit further south to Cedar City, Utah (that one is going to cost ya).
