Classic 90s house in Phoenix AZ. A lot of those roofs when originally done by the builder in the 90s had the vent pipe flashing completely strait and not bent over at all. Also the ABS pipe barely extended above the roof surface. Also worth noting that none of those windows will have any flashing to the tar paper whatsoever. They just slapped the windows in the wood wall and cut the tar paper around them. Sometimes 80s stucco houses had no tar paper behind the stucco at all so at least with a 90s house you should have that.
Time and time again I see these videos where the buyer fails to have an inspection done until after they buy a house. That is asking for ruin, no matter the reason why the buyers waived the inspection. It's one hell of a gamble, where the win is getting what you paid, for but the odds are a headache to disaster.
Truly pathetic. The lack of architectural engineering and execution in the chimney areas will always be a source of leaks. Unfortunately, a sign of the times and occurring in all the trades. Greed and incompetence. Criminal behavior by developers, backed by banks, racing toward the bottom.
Those valleys bothered me the most. I don't know much about tiled roofs, but I know how water flows. It appears at the bottom of the valleys the water would run under the tiles below it. Shouldn't the valley ends be lapped over the tiles somehow? To me that looks way worse than the plumbing vents.
Yes, and more (annoying) periods of precipitation that are just enough to make things sloppy but more than enough to cause plenty of water damage.@@Av-vd3wk
No home inspection?! Just watching this makes me nauseated. We had an inspection for our current house when we were interested in buying. If your inspector has the I.Q. of a potato to mention they worked on the roof when it was replaced, fire his butt, tell him to get lost and find another inspector.
Fuck me is that all the mortar you use on a tiled roof in America, here in Australia they mortar full length and both sides of the ridge, both sides of every hip and all barges and the tiles are held down with a nail and clips
That house wouldn't be sellable in my area. The city would have POS violated it to infinitely. What home owner doesn't get an inspection? Always hire a professional roofer thats been in business for a while
