You are so right about the economy. Another piece of advice is every tax season pay an extra mortgage payment or even two payments on your house if it is available. You will save a lot of interest on it in the long run & paid off quicker. Especially if you were just going to blow the money on something that you really dont need.
I got in the USDA program. No money down, $23,000 grant, 1% interest for 37 years. Paid $155,000, all inclusive monthly payment $530, includes taxes. My house is now worth $275,000.
I'm buying a home in Henderson. I'm all pre approved an have my home picked out . It is in the cadence community. Looking forward to it! 50 yrs in LA! Love it , but too expensive ! I'm out! Going to binge watch all your vids!.
Rent frugally, stack your money until you can pay cash for your residence (plus reserves for repairs, maintenance, taxes, insurance). Never personally guarantee any loan; the collateral is the sole recourse for default. Your real estate must be owned with 100% equity (zero leverage) or 100% non-recourse debt (infinite leverage).
First home 2 yrs ago. All we ask was good bones, no immediate and costly maintenance and NO H.O.A. , so we bought one built in 84 , we even got a bigger piece of a backyard and a quiet older neighborhood. We did good.
Tip#5: Avoid HOA's!!! They can run anywhere from $25 a month to $600 a month plus a "joining fee" in the Vegas area. Some may be laissez faire while others are a hob nailed boot on your throat, the worst will take your money and not care if the world ends tomorrow, as far as YOU are concerned. I've been shopping homes in Vegas area for almost a year. When I scroll down in the listing and see an HOA fee that one goes in the round file.
Thank you Jacob for your level headed videos. What is the best reason for buying a house in Clark County? You don't have to get up early in the morning & shovel snow!
The do apply pretty universally. What makes Las Vegas unique is how hard this area got hit by the last recession. Years of serious economic pain-double digit unemployment rate, double digit foreclosure rate, over 70% of homeowners were underwater-are all things that potential home buyers today can keep in mind so that they don't get crushed financially when the economy eventually makes an adjustment downward. Exercising emotional intelligence and following some basic financial principles could have saved a lot of people and their families from a lot of pain.
What kind of jobs are in Vegas? l live in L.A and been doing Post Production for over 20 yrs. But l'm sick of L.A and how expensive houses are out here and rent sky high too. l'm really thinking about moving there, but not sure what job l can get that can help me pay a house.
Hate to sound like a generic resident of LV but Casino jobs It’d be my answer. Light/easy work, ok to good pay, REAL benefits, free food & hour paid break, 8 hours a day not a minute less not a minute more.
Very good general advice but I'm curious and not even greedy about a large home, but the single level modest size was quoted to me at around 200 per sq/meter vs 2 or 3 level like the one behind you possibly American Western or KB is possibly cheaper for a lot more living space and custom added like a family kitchen marble dining table that caught my attention.
Hi, nice video! Great job. This is so true, but lot of people stay poor because of living too high. I am moving to LV with my family in September. Can you please tell me, where is good to rent a 2 bedroom apartment ? We need to stay at good rating high school as well. Thanks a lot!
Well most people can't help themselves and always going to want more. So I would not be surprised if we see the samething happen to the housing market again one day.
"Well most people can't help themselves and always going to want more" Even when they can't afford more. Some people allow their eyes to be bigger than their wallet.
I remembered when my family and I first moved to vegas back in the late 90’s. We at the time spoke very little to no English which made watching nearly every T.V shows difficult. The banks beat us up in intrest rates. Now we live in a small apartment in Henderson. My fat sister plugs up the toilet on a daily basis. I have crazed brother that lives in the tunnels in Vegas. My Dad hangs out on fremont street with a cardboard sign asking for money, and my mother is in a mental institution. I don't know how an armeanin man could be so lucky.
