The one thing I like about Merida is that it's one of the safest places in Mexico.The one thing I hate about Merida is that it get's hot/muggy as hell in the summer.

That's a very fair comment. It is incredibly safe, and you will sweat through your shirt in the summer! That being said, a nice pool or visit to the beach in Progreso is easy enough.

Great video! We are looking at moving to Merida from Canada within the year. I had already contacted an agent a few months back asking just a few general questions....and it was Elizabeth. So good to know once we are okay to go down there we will be in good hands.

Some tips I'm from yucatan living in the US. Get you calculator. Ask for the price in PESOS. Ask for the payments to be in PESOS. If you ask, in some situations you can get up to 60 months at ZERO interest. If you are thinking to move to any part of Mexico in about 4-5 years, I recommend you to wait until after the new president[2024 I think) swears in. Normally Mexico has a peso devaluation almost after the new president gets in. Because of the big social spending of this president, I'm expecting a big peso devaluation when he is out. If you can have a steady income in dollars of around $1000 usd and up, you are good to go. That can cover a basic rent, food and entertainment.

@@Mrdisel4life not really, obrador by any means isn't perfect but he sure is making the right decisions. Not getting more loans for the country. Fighting against the gas thieves. Changing the tax evasion problem by big companies ( that's why the elite hate him) Making infrastructure that actually matters for the economy. Giving young people jobs through "jóvenes construyendo el futuro" Trying to save the awful health system Etc.

I would love to meet a great realtor in Merida. I am a realtor in Florida and get nervous as most agents do when buying and selling their own properties. I think it’s super smart to use a local agent to keep yourself out of massive issues. I will probably fly in again in a few weeks to look.

I feel overwhelmed with building. I would love to find a small piece of property in Merida so I can build a small 2 bed/2 bath home. But it's gotten sooo expensive.

It's definitely gotten expensive, but honestly, everywhere has. There are still deals to be found, but that's a journey too. Relax and find a great agent to help out, and you'll be good to go. The construction process is always intimidating, but I've learned from all sides of it that you just have to force yourself to be patient - a trait that is very difficult for me to possess.

I've been watching your videos and didn't realize you were in Chen Bech. We are in the process of buying there and hope to be in before May 1. After exploring neighborhoods in the last 2 years, my wife fell in love with a house near the Chen Bech mercado in February. Yes the 11 gs is normal, ya gotta give Mexico something ! but yes I noticed other buyers have said the same thing. Another buyer I know of had to send 15,000.

It really can be amazing. Just make sure it's what you REALLY want to do, because I can tell you from our experience over the past (almost) 2 years, it can be a little stressful - especially if you're renovating. Well worth it in the end though!

just found your channel! Have a gazillion questions:) I'm a single woman over 50 and am seriously considering making the move to Merida. However, I'm concerned about finding online work, a great place on or near the beach(if possible) and the tax situation. Will I have to pay taxes in Merida And the US? Thanks so much for any responses. Also, is there a population of expats in my age group there?

I've had the tax code explained to me, but I do have to defer to professionals both here and in Mexico. The last thing I want to do is give second hand advice, especially if it's wrong. That being said, there are a TON of expats of your age as well as older and younger. If you have HBO I would suggest watching Ravi Patel's Pursuit of Happiness". Discusses the expat and retiree community both in Merida, as well as the beach communities. We loved the beach, but we were wanting to be more in the middle of the action. On top of that we were looking to buy, but the upkeep on beach properties (thank you salt water) just seemed to be too much for us. As far as online work, obviously everyone's situation is different, but my wife and I were able to work our jobs for the month completely online without issue. Visit first, and you'll fall in love! Absolutely. The bank is Banco Monex, which was sent direct by Bank of New York Mellon. As far as the interest rate, we refinanced our home and pay the interest rate based on current rates in the USA. The reason was that our understanding was that it made more sense due to high interest rates in Mexico, at least at that time. I'm glad you asked too, because I'm going to be discussing that in my next video!

I've worked as a teller in Mexico and also as a teller in the US...and mathematics are always accurate in both countries...it has to be... rest assured your money is kept under a lot of bookeeping controls...no reason to be distrustful...(addressed to the guy that made that comment)...

I make 6,000 profit after I pay the mortgages on my 3 4 flats. My question to you is, how much should I remove from that for fixing things? I’m thinking about leaving my job and just living off the 6,000 but I feel like I don’t know how much I truly will be bringing home monthly. Especially since things come up to fix and turn over

So I have to be a little careful here, because I don't want to give financial advice as an expert per se. That being said, I always go on the high side with the amount of money I hold back, and save between 30-40%. You're probably not as crazy as I am though, so I think holding back 15-20% and having a solid insurance policy would accomplish what you're looking for. I think you'd be good to go living off what you're bringing in, even withholding 20% of the total.

It's definitely hot, but the beach is only 25 minutes from the center of town, so there's an easy escape. The ex-pat community is growing like crazy, and when you visit you'll see why! Have a great day.

There are options, but it's incredibly difficult. In Mexico, the interest rates are much higher, and if you're a foreigner that's just now trying to buy a house there you have no accounts and no credit score. What I would suggest is contacting a real estate agent, and asking them to help you out with it. If they're not willing to help, move on to another. All of that being said, it's incredibly rare to make this happen. We ended up refinancing two of our houses in the States to make sure we didn't have to worry about going through the process there.

Glad it was helpful! Our situation took awhile to get through some red tape, especially after all the delays with COVID. That being said, we're now into the process with a really good architect, who also functions as our general contractor. I'd say the best thing to do is be there during construction, but if you're like us and can't be, make sure they're sending pictures and keeping you up to date. Use someone reputable too. Good luck!!

So insurance is something I'd consult with someone on, but if you pay your property taxes early, you get a small amount added from the city of Merida. I say this because many don't carry insurance, and although I don't know the specifics, Mexico doesn't have the same laws with regard to liability that the USA does. Last year our property taxes (before renovation) were about $40 USD.

I'll be making several videos about the renovation once it's up-and-running, COVID has stretched the timeline just a bit! That being said, lot size is about 30 feet by 180 feet long, and the home is built wall-to-wall at times. That being said there is a small courtyard and a large outdoor area between the main house and what will be a master bedroom. As far as budget goes, we're going a little over the top with what we're doing, so I'll let you know that in the video once the renovation is done.

There are companies that will lend in Mexico, but we did not go that route. The interest rates are normally MUCH higher, and the actual process just sounded like a huge hassle. We had significant equity in our homes in the States, so we ended up refinancing our homes, and using that (and income) to pay cash for the lot and the renovation.

Then you're in a much better position because you won't have to deal with the Fideicomiso if you purchase in the restricted zone. This will save you several hundred dollars every year!

Who can buy property in Mexico? We are from New Zealand . What are the laws in Mexico. I was of the mind that non Mexican citenzens could own property. I may be wrong.

So it’s a bit complex, and some of the rules are different in different areas. We had to use a “fideicomiso” which is ownership in partnership with a bank. Fees to setup and yearly fees as well, but last 50 years at which point you will setup another. Make sure to contact an agent and they’ll be able to explain all the details!

You own the asset. It’s more a “trust” formed between you and the bank for ownership purposes. Not a lease at all.

@@24hrstolive27 Yes. Where we bought has a few places around that look like ours does now. A little worse-for-wear, but that's why we bought it. It's within 12 blocks of la Plaza Grande, so perfect for us for value and location.

The architectural fees amount to around $15,000, which seemed high but as we've gone through the process doesn't seem high at all compared to what we're getting in return.

I completely understand and thank you for the compliment! The fideicomiso was the only way that made sense for us to purchase (as foreigners), after researching several ways. That being said, there are several other ways to make it work as well. Thanks for watching!

Architect: www.henryponce.com/ Realtor: www.yucatanbeachandcityproperty.com/agents Our architect is Henry Ponce, and his firms contact information is on their website, above. Our Realtor was Elizabeth Rodriguez who handled the back-and-forth and one of her other agents showed the properties to us. I would recommend contacting Elizabeth first to discuss the processes and get an idea of how everything works in detail, but when you find the "boots on the ground" agent, I would highly recommend Nicholas Sanders. He was the seller's agent (agent in Elizabeth's firm) and I was really impressed with his work ethic and knowledge of the communities. Happy New Year!

You can look me up as a licensed Realtor up here, and I haven't been paid by anyone or any government. In March I bought a home in Merida, and started discussing my love for the place on my personal channel, i.e., this one. I'm sorry your immediate belief was that this was fake, but you couldn't be more wrong if you tried. I wish you all the best.

10% earnest money is normal here in Mexico. I have purchased 2 houses here in Oaxaca. 1 during the Pandemic which due to the agent turned out to be somewhat of a nightmare, and another which went fairly smoothly and is still in process of a major remodel. All I can say, is screen your real estate agent as there is a lot of BS and there is no accountability. Whatsapp is the only way to communicate. And, the exchange rate can make a huge difference. I use OFX to transfer $$ and get the best rate that I can find. Have used WISE but prefer OFX.
