Every year around spring market I get asked this question often, what is an offer subject to sale. How does an offer subject to sale work when you are buying a home?
There are 3 things you need to know about subject to sale offers:
1. It is very difficult to get a subject to sale offer accepted and when it is:
2. Often the "deal" or "discount" is that the seller is accepting the subject to sale
3. The seller may also insert what is known as a "bump clause" into the offer... what is a bump clause?
And lastly, if the dates do not line up , you could incur a financial cost to cover 2 properties that can be costly.
