Totally agree in my early 20s I had a 700+ credit score and made 60,000 a year and wish I new this information to buy a home. They need to teach this in high school.

I had a home inspector who did not mention any major problems but a couple of years later it was pointed out to me by another family member that the outside of the house was bulging out. In the home inspector contract it is stated that he or she is not responsible for any problems found after the initial inspection.
Glad i stumbled on your page. I'm in the process of working on my credit and hope to buy next year, lord willing. I've gone through the process before and underwriters screwed me a few days before I was to close. I like to look at it as that home wasn't the one meant for me. I plan on hopefully going through the NACA program but definitely home I can get some assistance.

I want to thank you for the wonderful and informative videos that you have posted about the current house buying market (2021). You were very helpful and instrumental while I was in the housing market. It was through your videos (and one other significant persons videos) that I was able to understand some important aspects about the home buying process. The 2021 housing market was very tough and tougher for a V.A. buyer. Your videos helped me to understand how to navigate in that difficult market. I learned many things by watching your videos and was a step ahead of my real estate agent with one or two issues. This allowed me to be a more informed homebuyer and I was able to pass on some great information to my agent that was helpful in closing my deal. Thank you again for posting wonderful and informative videos.

Nicole, I know I'm a few weeks late on this video... however had to comment. I've been looking into purchasing my 1st home for over 4 years. Finally, began a new construction build last year Covid has drastically delayed the process but needless to say in preparing for this purchase I've watched numerous 1st time home buying videos and in 'MY' opinion this has been the best breakdown of the process! You were charismatic, had a great pace to follow along, very clear in explaining each step and provided great examples of how the process would look in basic form. My question is this: if you're planning on building a new home, do these steps differ at all? Do you still recommend hiring a buyer's agent, getting an inspection, etc, even if the home you're planning on buying is brand new?

My Realtor told me I don't need to get my new build by D.R. Horton Inspected due to it needing to pass County Inspections...But my research shows otherwise for this builder.
Always get a home inspection!! There was a time when one of my clients was buying a house from a big builder and the house passed all of the city codes but somehow the builder forgot to set up the AC system...

I felt like having been a first time home buyer and being a single mom that I was ripped off as after no longer having owned the home it was torn down. It was considered a fixer - upper and I did have the roof replace and had lolly columns installed by a licensed contractor. Looking back I don't feel as though my so called "team" was looking out for my best interests as a consumer. I'm now about ten years later considering buying a home again but it makes me nervous to think that I could get ripped off again because my conclusion is now I seriously think that people only care about the money that they can make off of unsuspecting people like me !

Find an agent or broker that would work for you, not the seller. Never use a home inspector that agent refers you to. Look for one in the better business bureau and confirm that they are licensed. Good look!
If you’re married will they disqualify you if your partner doesn’t work? Like if I make 3-4 times the amount of the mortgage of the houses I’m looking at every month can I still be approved or will my husbands lack of income and college debt impact our chances of getting approved. I don’t have any college debt and am almost done with paying my car off so I’m just wondering how all that works out.

Good info overall, a bit cherry picking on details. Seems a convenient thing to forget that if the house does not come in it appraised value the buyer may need to come up with additional monies (sometimes THOUSANDS of dollars) rather than the seller negotiating down.
