For anyone thinking of buying a new build house off-plan, feel free to check out my journey including timescales which can change dramatically especially if the development is a brand new one.
Buying the same house layout (Cambridge handed design from RedRow). Thanks for sharing your experience. It definitely gives us a perspective on what could go wrong. Your patience with RedRow is definitely commendable.

We are still in the process of exchanging contracts for a house. So far my experience has been depressingly bad. Redrow sales staff seems to be to be taking us for granted. They are not willing to provide neither an Anticipated Legal Completion Date nor Long Stop Date and expecting us to exchange contracts without any of the two. While we have seen the house, they have not yet provided any confirmation on, if house is weatherproof and accordingly what will be the long stop date. In the contract, there are no mention of floor plan or any room dimensions. Communication is mostly vague. I am unhappy and not really sure if I want to proceed.
I’ve been meaning to make one for a while but everytime I do something else goes wrong but plan on doing one in the next month about the mistakes we made so as others can avoid them
Did you get moved in Yet? we lost out on our Cambridge due to Covid and dates etc, we now have an Oxford lifestyle...we have a completion date of May 2021...
Nope we just paid £500 to reserve the plot however this was in feb 2019 and they didn’t even start building it until Oct 2019. We got the MIP and and ATP around May 2019 and they started bugging us about exchanging in July 2019 so we ended up getting a Mortgage offer in Aug 2019 and didn’t even exchange until Dec 2019. We then had to get an extension on the offer in Feb 2020 and a whole new mortgage offer in Aug 2020 as we didn’t complete until Oct 2020. Was a bit stupid having to exchange so early and apply for numerous mortgages. The process may be a little different if the house is already in the process of being built, but to reserve at least was just the deposit
We moved in the October 2020, although if I had my time again I wouldn’t choose Redrow. Although we love the house, if anything goes wrong they seem to look for a way to blame you. We had an issue with the back doors that were fitted slightly off and over time moved and wouldn’t lock. They told us it was accidental damage without even investigating. Took 2 months of back and forth and having to threaten NHBC before they said they’d send someone ‘without admitting liability as a gesture of goodwill’. The engineer turned up and after 5 mins said the doors had been installed incorrectly
I'm hoping to move onto the development too, we're reserved just waiting to exchange at the moment. How's the site been for facilities (particularly Internet options)?
I’m hoping to do one in the next month, although it’s not been a great experience with Redrow but I hope to highlight the mistakes we made to make others aware of them

@@sarahmcdonald5902 I’m not sure if all the developers are the same but the main bit of advice I would give is to get a professional snagging company in to do your snag list. With Redrow the snags are completed by the site team before you get handed over to customer care, and as we didn’t have a professional snagging company we only had 10ish snags compared to some of our neighbours who used a snagging company and had around 200 snags. The downside for us is that the customer care team refuse to help if they don’t have to and will blame issues you raise with them on you to avoid fixing any issues but I’ll try and explain it better in the video
@@DanUniAndBooks This sounds all too familiar, we're fighting Redrow on dozens of building regulation breaches and 400+ snags. Have some videos up on mine. Speaking to others in similar position it's a general tactic Redrow use against you that carriers over the entire country. I'd strongly recommend you getting a snagger in and throw everything at Redrow.
We moved in the October 2020 which was the date they told us around summer 2020 but over 6 months late from the first date we got. To be honest I’ve not bothered with an update as the whole experience with Redrow has been hell and I don’t want to give them any more air time than I have already. If you’re buying new build I suggest getting professional snaggers in to do your snag list as the customer services will go to any lengths to avoid fixing any issues with the house, even accusing customers of threatening behaviour to avoid fixing their mistakes
