Great info! A buddy of mine bought 15 acres in Alachua county. 2 years after they bought it, the flood map was changed and the county made 80% of his land "wetlands" without his knowledge. He mowed down 8 acres to make the field for his horses and was slapped with a fine and forced to replant the wetlands with 1500 bald cypress trees. All that happened after he had purchased the land, it had something to do with the property rights. It's important to get the full scoop on a property before buying.

That happened to me too. I am just north of Gainesville in Alachua County and a few years after I bought the place the county used a very old map that didn't have all of the flood provision changes. Our property is high and dry. We also have a twelve foot ditch for water run off on the back edge that the developer of the area put in for all of the properties. The idiots at the county were too lazy to find the right map and change. Not a bait and switch, just idiots.

@@pinklight911 an honest land surveyor might be able to give some advice. Plus type in flood zones for where you are looking. My surveyor told me where I was planing to buy, 100 year flood wouldn't touch it!

This is a great video. I do a lot of investor loans and help people as much as possible. Using an informed realtor is smart. Knowledge is critical.

Troy, There are 2 things very seriously wrong with this video. 1.) It was way too short. 2.) I could only give it one thumbs up. I live in the St. Pete area. I was looking for AG rated land in Florida. I checked Zillow and was amazed how much swamp land(for real) people were trying to sell! Lots of it!

100% this. Much of the land is at least partially in flood zones. Also, lots of hidden HOA rules, deed restrictions, etc... It is amazing that sellers are allowed to deceive buyers like this. People are buying up the properties without doing due diligence because its Florida. The prices are going higher and higher but be aware that the land you are buying at a premium may actually not be worth much at all. No matter what any realtor or seller tells you about property you should always check with the zoning authorities first. You may be shocked to find out things...like the property is landlocked and you have no legal access. or that you will not be permitted to use parts of the land as you may be thinking.

While searching for land in Punta Gorda, I found numerous inexpensive 5-acre lots. Sensing something amiss, I consulted a national satellite imaging website. By selecting different options, I hovered over the lots for sale and activated the wetlands filter, which highlighted the entire area. Wetlands are generally not viable for the average buyer. From my experience working at Walmart, I recall they purchased wetland in Port Charlotte near Kings Highway. To proceed with construction, they were required to create twice the amount of wetland they disrupted. If memory serves, they developed on 10 acres of wetland but had to restore 20 acres elsewhere. Such measures are feasible for large corporations but typically not for individual buyers.

Mid-Florida is so underrated. Florida is a narrow peninsula where you can be in the middle and still 90 minutes from both coasts. Crazy coastal prices, HOA, Insurances, taxes and hurricanes are driving people to cash out and move inland where you an still find land 10x cheaper. That is sure to change. IMO, most of Florida is now immune to national real estate crashes we will see.

The best part of Florida to buy anf live is in the middle of the state. Lesser chance of flooding and less traffic. Almost all of the coast East or West, is littered with wall to wall people and hotels. Get away from the city and big towns with just an hour drive to the beach is the way to go.

I’m in central Florida, towards the middle. While that stuff used to be true, it no longer is. We are in the process of selling & moving to north Florida, bc of how terrible our area has become, thanks to the overdevelopment.

As a real estate Agent , we sale only like a clerk or sale clerk. we are not a certified. that is why buyer beware. I been a real estate Agent since 1984. I always till buyer beware our knowledge is limited we are not expert. Let me know if you can find one?

Thank you for the info on mineral rights. However, what about a topic far more invasive to our Rights as Autochthonous Americans where purchasing land is concerned - viz; "Eminent Domain."

What about disclosure laws? Are you telling us that they don't have to tell you that you don't own the mineral rights when buying land? That does sound right

What is legal and what actually happens can be different. In some cases the seller can disclose they have no knowledge of the property as they do not live there, inherited the property, etc. At this point it is "Caveat Emptor" (Buyer Beware). Not hiring an experienced real estate agent to represent you can be costly.

I want to move out to Brooksville area, it’s my dream. But unfortunately my job is at a hotel near Clearwater Beach, can’t commute. Also I only have 5k saved up for a downpayment and I feel like if I wait just 2 years everything will be even more expensive. Im 24 and just deeply frustrated with how no one cares about young adults trying to just find a roof over their head without some bloke trying to rip us off. Hopefully I’ll get my land someday

My advise - get prequalified with a lender to see what is possible. You can buy a house with 5K down, if you can qualify.

Don't let people tell you that you need a large down payment. I brought 2 homes with less than $3,000 for one and $0 for the other. Only get advice from the lender, not other people you know. They either have never brought a home or may have a different situation than you. Good Luck with everything!

Housing market is leaving good people that could only afford a $80k home buying rural land and forced to live off grid on Agriculture land risking fines of code enforcement what do you do if your are homeless and can’t afford property. We moved from st Pete to Wesley Chapel 12 years ago. This area was rapidly overdeveloped & is now basically a mini NYC that’s turned terrible. We’ve been looking to move for 3 years, for same reasons as you stated. We found TONS of affordable options with lots of acreage, in north Florida. We close this week, and are moving to a beautiful area, on 20 acres, which is pretty common for the area that we are going🙂 If you want to start seriously looking, I’d be happy to tell you which areas we had the best luck with!

@@gcxred4kat9 We had homesteading in mind, as well🙂 The property we are getting is in Suwannee County, & is 20 acres, but mostly wooded, with a cleared pasture & pond- already zoned for agriculture, too, with wonderful land to grow on (many farms/ homesteads out there). It’s a quiet community, where it seems most residents enjoy a similar lifestyle, & where it doesn’t seem like there’s plans in the near future for rapid overdevelopment, like so many currently have, or plans are made to do the same, in the near future😂 Priced less than so many of the small homes/ properties down here, which was also a huge perk😉

@@gcxred4kat9 We looked through several cities, towns, & unincorporated areas, before landing on the choice we made. A few have plans for development, so we didn’t go with them (trying to avoid a repeat of what happened with our dream home in Wesley Chapel, lol), but had plenty of real estate available, between 1-5 acres. Those areas had been in High Springs, Bell city, Old town, to name a few. Seems most cities are planning development, bc of the massive influx of newbies flocking to Florida 😂 People are just starting to buy up there, the way they had been here in central Fl, bc there’s more land available up there, for about the same prices as houses with little- no acreage down here. We found many of the unincorporated areas up there to be gorgeous, quiet & peaceful, without plans already made for rapid development, so we opted to go with a place in O’Brien, that’s surrounded by old Florida type little towns, but still close enough to drive to the big cities nearby. Good luck, & I hope this will give you at least a good starting point, to look!

You can build way under 800 square feet in Manatee, Pinellas County and Sarasota County. Talk to the Zoning Department. That's where I got my information. Good Luck and Happy Hunting!

I bought land in north Florida cheaper then south Florida…. Thankful it’s have a home on it and pig pen and chicken coop… I paid on it for five year paid it off last year

👨🏼 It doesn't matter if you have the deed or not. The Government owns that land 100%. You will always be just a tenant of that property. If everyone who (thinks they) owns property would understand and except that, then it would be much easier on there lifes. You need to ask and get permission to do anything on that property, and when the Gov tells you that this is no longer acceptable, or that you need to vacate that property, just obey and do what your told. They have way more skills, technology, and weapons then you ever will. Facts!✌🏼

Land in FL ? 🤣😂 There is very little land to purchase in FL and if you do find it , it's property no one wants. Anywhere near a town , especially on coastal areas , big contractors purchase them to build cookie cutter neighborhoods. Property values just tanked in FL due to Ian . There is very little raw land in FL that can be built on per codes due to flooding
