Want to buy a rental property in Texas? Buying investment property out of state does not have to be hard. It's very similar to buying a regular home. Buying rental property in Texas doesn't even require you to ever visit Texas! If you want to buy an investment property to rent out in Dallas-Fort Worth it is a great market and steadily increasing in value! I believe it is one of the best investments you could possibly make!
My uncle purchased 50 rental properties when he was younger and sold them in retirement and retired a millionaire! How about buy 1 home a year to rent out and then sell one home a year in your retirement? I think it's a great plan :-)

Don't move to Texas, too hot! My attorney in my divorce recommended buying property there back in 2022, which I did, and my property value has diminished over 100K! I bought a recently build house and I'm still getting screwed! I'll stay in Milwaukee, thank you very much :)

I was so excited to find some great near new fourplex units that I was ready to fly out to Texas. Then I saw that the property taxes and HOA fees were going to cut the income in half. Any advice on where in Texas this situation is not as bad? Seems like rents are too low given the overhead even when buying cash.

Dana, You have a great image for your profession.......I’m an investor in California...... I’m going to give you honest opinion ......where is your more advanced level videos ? - I can’t see anyone paying $200 to pull out of a contract. Either, your a serious buyer or your not. It’s an important subject.....we don’t have this subject available here in California. - Where are the deals? An investor isn’t interested in a regular sale price, we’re looking for the wedges that come with a discounted price with appreciation. -Tell us more about management companies and how eviction process works. (I couldn’t find a management company that would manage the south side of Dallas. Which, makes me curious and now, I need to fly out there. But, there’s a tone of management companies for metropolitan and north of that. ) -Tell us about the vacancy rates in Dallas and neighborhoods? The upper and lower areas of Dallas and demographics. -Tell is what Dallas has to offer for their constituents. What jobs or companies are located in Dallas? What’s the current unemployment rate ? Are new projects for the future expected? -What’s the population growth? Any new developments? Questions, questions, questions. Good luck, we need valid information for investor sector. Why should I choose TX over Indiana or California? Convince us that this is the best city in the state to be in. 🧐

In your opinion, where in DFW are the best areas for multifamily homes? It's mostly beautiful single family homes, or large apartment complexes everywhere I look.

Dave Pino I’ve found several 4-plexes in the $300k range in Fort Worth. They are not new nor are they in the best areas but they rent out really well.

I’m in Cali u wish to purchase my first property in Texas. I’ve tapped into Texas market and you guys have big homes. I wish to purchase a single family residence. Out here in Cali 300k gets you a 2 bedroom 1 bathroom home. If I’m lucky I can find a 3 bedroom. I will be moving out there if I find a property I like. My question is, will it be an issue that I won’t have a job out there when I first buy the property since I’d be leaving my life in California to go live in Texas? I sell cars at a dealership So I can easily take that craft to any other dealership and sell cars wherever I decide to live. But obviously right off the back I won’t have a job until I job hunt. Will that be an issue? I keep asking myself that question. Hope that makes sense

How do you make the numbers make sense if you purchase an investment property with a loan. Considering you won’t be living in it, would you just charge the tenants more than what the monthly loan payment is?

No, always figure out what market rent is. If you are way overpriced the property might sit vacant for a long time and better qualified tenants will be turned off (usually). This market is weird, but good tenants normally have options, so always price well to reduce vacancy and get best tenants.

King K Arlington is a great city for rentals because it’s central to the entire metroplex and the price point is great. Also many renters are there that work in Dallas or Fort Worth.

Even if you have millions in the bank Fannie Mae and Freddie Mac or not approve a loan without an income. You would have to pay cash. You could however maybe get a private lender.

Rita Gomes it depends what type of property. For single-family homes obviously 3+ and 4 bed + is better. But for a mulitunit 2 or 3 bedrooms is best.
