The property we bought was not completely represented, but it was more of a misunderstanding than misdirection. We still believe we are in the right place we just have a few extra hoops to jump through

There are earlier subdivisions that were done here in Alaska but roads were never put in even though they show up on plats as “roads”. These properties that go up for sale basically will cost 3-4 times more to put a road in.

That is correct, and many of those subdivisions remain undeveloped due to the cost of building a road, and because the roads were never built by the developer, they now need to be built by the current property owner. Also, the borough has no road powers, so roads are required to be constructed at the time of the subdivision; if they are not,... well.... the new property owner is responsible for the constructed access.

Thank you for the advice, I will be in Fairbanks next month, I was there last year and fell in love. Is it hard to find 2-5 acre piece of land. I started watching you a few weeks ago. What part of Florida are you from? I grew up in Daytona.

Under Alaska law, surface and subsurface property ownership are separate rights. I will say this, the reservation of rights is usually spelled out on patent of land, if it not explicitly reserved by the state on the patent, the state has not claim.
