Great video and spot on with the land side. I am one of those who ran those traps and ended up east on 94. Found 45 acres and have the well and power done. Million-dollar view and 20-minute drive to get back to the areas you are noting in the east. Got the house plans done and it's about $330 per sq ft. The biggest issues were for over a year plus the builders did not even return phone calls as they were riding the covid wave with huge backlogs and money is no object during a build business model. Their 2 plus year backlog is down to about just over 12 months so they are now taking calls and doing quotes. Fingers crossed we get a hole in the ground soon and start. The July first building code changes tripped us up also as we had to make several updates and changes. Colorado has to be one of the hardest places to get a building permit as it's like setting up dominos you can only do one step at a time with all the engineering and drafting etc. I will say everybody we have worked with is super friendly including the local vendors. We already have the second house "Bigger" plan done and when the first is done we may go for the second if things have settle down with costs of materials and builders who think we have money trees in the yard LOL. We just bought 2 bed / 2 bath ranch on 12 acres which has it all. Some level , slightly sloping, and outcrops in Florissant which is about 50 minute drive from CS. We would stay out of CS. You need to decide if you want to live in the valley Canon City, Penrose, Pueblo or the mountains up Rt 24 West. Lastly, try to stay away from HOA's.

We seriously considered buying land and building in a few years, but then it became apparent that would be problematic since many plots had requirements for starting the build within a year. I also saw a lot with HOA/POA covenants - which I thought would be the advantage of doing your own thing. Anything I could "afford" was way out of town (well & septic) and/or had serious issues - for example, there were some half-acre plots near Manitou Springs but you couldn't build until a paved road was put in, but there was no timeline on that. WTF.
