I don't want to offend you but you have to consider all the facts. Market returns are unpredictable but whereas land appreciation of the house is predictable. So many prospectives you have to look. If market crashes it takes time to recover if sometimes we lose job we might need to use emergency fund or that savings whereas in own house atleast 30k rent you can save and look after other expense. Avg 5% appreciation is okay but there are lots and lots of factors to be considered as well. Thanks. No offense
