Hi anna, I have a doubt for a long time. what I notice here is investing on lands is much profitable than index funds investment. as you said your videos index fund investment doubles every 5 years but we bought a land in 2000 for 3.5 laks and now it worths around 1 crore even some other land prices increased more than this and some land prices increased 2 to 3 times within 6 month period but let's assume if we invest on index funds it grows like thia every 5 year 3.5, 7, 14, 28, 56laks but this just assumptions but in 2009 to 2015 we couldn't see much returns. please explain me this scenario this not only my doubt most of the people have the same doubt. Thanks.

Sir an important point missing, there is a variation between individual house vs flat, flats are mostly depreciating or stagnant, while individual house has land component which appreciates minimum 20%

இந்த கருத்தில் தான் 15 வருடம் வாடகை வீட்டில் இருந்தேன் ஆனால் இந்த கருத்தில் பல பிழைகள் உள்ளன. தங்குவதற்கு சொந்த வீடு என்பது காட்டாயம் ஒவ்வொரு நபருக்கும் தேவை. ஏட்டு சுரைக்காய் கறிக்கு உதவாது.

நீங்கள் விடியோவை முழுமையாக புரிந்து கொள்ள வில்லை. அவர் கடைசியில் ஒரு formula அறிவித்தார். அதன் படி பாருங்கள் அவர் பரிந்துரை செய்த் என் எனில் நீங்கள் வீடு வாங்கலாம்

@@arjundece இன்வெஸ்ட்மென்ட்க்கும் வீடு/நிலம் தான் பெஸ்ட். உங்க ஏரியா ல 1940/1960/1980/2000/2020 வருடங்களில் நிலத்தின் மதிப்பு என்னனு தெரிஞ்ச வரைக்கும் ஒரு table ரெடி பண்ணுங்க. ஒவ்வொரு 20 yearlayum மதிப்பு 50 முதல் 100 மடங்கு அதிகம் ஆகிருக்கும். இவங்க சொல்ற எந்த இன்வெஸ்ட்மெண்டும் அந்த அளவுக்கு கிடைக்காது. அதில்லாம ரிஸ்க் வேற. யூ tube அட்வைஸ் கேக்கறவங்கெல்லாம் கண்டிப்பா 20 வருஷம் கழிச்சு வருத்தப்படுவீங்க. கோடியும் இல்லாம வீடும் இல்லாம பொலம்பனும்.

Excellent video sir most of them are buying due to peer pressure. Makes sense. Also you had conservatively put no fees for annual maintenance .most of them are buying apartments with very little undivided share of UDS and paying almost 60k to 1L ad annual maintenance as well.

In Canada, US house rent cost is almost same as EMI. But, in India the values are totally contradictory due to the large diversity in the economic situation of people. So, the dream of having own house will only benefit banks and realtors but, not middleclass people.

For Rented house shifting + installation + damage + repaint charges are their. Max owner not let more than 4 years. I have been in rent from my birth. So the additional charges is added to rent the house will increase accuracy. Thanks!

There is another rare opportunity we have. Leasing the house instead of renting it. It has its own drawbacks but I think its financially more beneficial.

@@nelgtruth4607 Not much. We have to stay till the agreed tenure even if we dont like it at some point of time. Finding a good place for lease itself is not an easy task I guess. Most land lords would want to rent it.

My main advise to all home buyers. If u have 50-60% of home amount u should buy and remaining will be a loan amt or otherwise ignored. ( This for Middle class fam) If u are 50k to 1L incomer then 30-40% is enough 👍 10 to 15 years will be the best periodical range for loan repayment.

நான் விடை ஆல்ரெடி வைத்திருக்கிறேன் மேலும் இன்னொரு வீடு லோன் வாங்கி வீடு கட்டி வாடகைக்கு விடலாமா வேண்டாமா என்று யோசித்துக் கொண்டிருந்தேன். இப்போது தெளிவாக எனக்கு புரிந்து விட்டது என்ன செய்ய வேண்டும் என்று. லோன் வாங்கி வாடகைக்கு விடுவது பெரிய நஷ்டம் எனக்கு.

Wonderful explanation. Rationale behind. Own home satisfies one's ego; nothing else. In investment point of view, rented accommodation is preferred. Another assumption this video has made is (hidden assumption) that all transactions is in white - transparent transactions. But, in India, in realty transactions, whether the complete transactions is in white is ???????. Thanks for the simple way of explanation.

My reaction at the end of the video was “Muaah” . Don’t mistake me .. there was so much of confusion with the housing market in US . The decision to buy home but what if I went to india . What if I lost the job . Now I am clear . I will calculate the Zillow rent estimate and invest the remaining rent portion .

நல்லது சார்.. ஆனால் நான் ஊராட்சி பகுதியில் வீடு கட்டினேன்.. 2015ல்.. அப்போ வட்டி 9%... 15 வருடம் தவனையில் எடுத்தேன்.. 16லட்சம்.. மாதம் 17200 தவனை தொகை.. இப்போ 5 வருடம் முடிந்தது.. இதில் 3 முறை நான் வட்டியை குறைத்து விட்டேன். இப்போ வட்டி விகிதம் 7.20%.. தற்போது எனது கடன் 10.50 லட்சம் மட்டுமே... அதாவது 5 வருடத்தில் 5.5 லட்சம் குறைத்து விட்டேன்.. அதேபோல் எனக்கு வட்டியாக 6700 முதல் 7000 வரையே வருகிறது.. (எனது பகுதியில் வீட்டு வாடகை 8000 ரூபாய் வரை இருக்கிறது, வாடகையைவிட வட்டி குறைவே) அதுமட்டுமில்லாமல் எனது வீட்டுக்கு நீங்கள் சொல்லும் பராமரிப்பு, வீட்டுவரி போன்றவை குறைவாகவே வருகிறது.. இன்னும் 7 வருடத்தில் நான் எனது கடனை அடைத்துவிடுவேன்.. எனது சொத்தின் தற்போதைய மதிப்பு 35 லட்சம்.. நான் தற்போது சந்தோசமதான் இருக்கேன்.. அனைவரும் சிந்தித்து செயல்படவும்.. நன்றி...

Thank you.. Owning a house is deeply connected to indians more often they get into EMI trap ended up just owning a home at their retirement. Rational thinking rather than emotional thinking is must for financial decisions. In India index Nifty50 is driven largely by a few companies like Reliance and ITsector, does it have any long-term impact on index funds?

Yeah - Rationale thinking is what we need. But it is easier said than done. It is not that easy to retrain our brain - or change our core belief. We need open mind to adapt. Unfortunately, not many are capable of it. It takes longer to get there. But as long as we know the pitfalls, we can be aware of it and try to be rationale.🙂 Nifty 50 Index - Yeah, we have to take that with a grain of salt. We have to settle for it until we develop our knowledge and feel comfortable enough to venture into managed funds or choosing stocks ourselves. Personally, I don't see that as a big problem as good ones are making to the index and gaining more weightage.

Good info Sir. All these calculations along with each individuals situation and requirement will decide. Staying in a rented home and staying in a own house has so much of difference in terms of emotion and also freedom. Especially in urban cities where the house owner puts down so much restrictions right from water consumption, nail drilling, lights/fans modifications till maintenance. His example works only in Chennai..in Bangalore rents are High.. and also maintenance is High.. but the rent he is saying is bit far from the Bangalore city..

In cities, rental payment are going through the roof and yearly increase is significant. Also difficult to get house itself. Rental owner charges additional charges for EB (10 rupees per unit etc), water etc. Most of the people need to shift home every 2 years because house owner want to move the tenant, cost of transportation plus broker charges for new home are significant.. Considering all these problems, buying own house is better. Also we can't shift children from one area school to another

Your brother is right..I feel its good idea to know our capacity, buy at least one small house in your village/town and also grow a tree. Even if far from city, its ok. You will lead rent free life after retirement..Your son/daughter will enjoy as property in future. Your grand son and grand daughter will visit you for leaves after exams, and you will also await their visit. All these will become meaningful only when you have own house. I live in Bangalore. My daughters cry and want to go to their thatha's house at Mettur with mango tree every holiday..mental strength increases in old age when all these events, festivals and celebrations happen..this is tradition..this is also satisfaction in family life.. the youtube talks about making more money via investments even without buying a house..i wanted to say, buy a house within your capacity...enjoy a great family life..do small money investments in long term to take care of retirement..dont do investments as business instead of buying house...

It depends on what you do with that 40 Lakhs if you are not buying the home. You can use the same calculator for that purpose. Use the appropriate value in "Assumed annual (after tax) return on cash" field.

This is very good explanation but you shouldn’t drag your loan for the whole 30 yrs of tenure , should try to repay partial payment whenever possible which gradually reduce your interest on loan.

Correct. The goal is to push the loan EMI to the later part of the amortization graph. So buying home is the best option but you end up losing more money if you fail to manage your mortgage loan properly.

Correct. Also how much loan you are taking is also key. My friend took 65lakhs in 2017 and bought a house which is too much. EMI 58000 per month. Till now he has paid 30lakhs and he has reduced only 6lakhs principal. Even if he pays off the principal today he had paid 24 lakhs extra. Not sure if he can sell that property now for a profit of 24lakhs. By the time he pays off the loan say in another 4 5 years, he would have almost paid double. I don't think it's worth taking the pain. But he is someone who is very aggressive in terms of taking decisions and brave. I even told him I would never have taken 65lakhs loan. He is happy with it and he always lives the present unlike me who is worried about future. Not sure who is right and wrong but 2 different guys

Thank you for such a clear explanation. I live in high cost of living area and here some people buy house on 100% mortgage with no down payment assuming that rent is waste of money. I checked Price to rent ratio and it is around 30 which is still good to rent. I dont have any regrets now :) Thanks again.

That cannot be considered if you are going to rent your own house. If you say that you are going to occupy the house you purchased, then you will not get monthly rent. So it clashes out.

If we rent for lifetime, what to do after retirement time, need to pay rent, medical, grocery etc, which would come close to 50k after 20yrs, how can a retired person afford these?

What he tries to say is we can make investments that give better return. He asks you to save the amount not spend it. The method of saving is different (shares, mutual funds,FD,bonds). So if you save the amount you pay the bank till retirement, you should have enough to take care of your needs (hoping inflation rate isn't too high though)

Eg- u buy SGB bonds from a bank or Govt of India. The investment in Gold for the past 80 yrs is available. The price of god in the world as well as in India is available. EARLIER WE HAVE TO BUY GOLD I/ SO MANY ISSUES . Now u can buy in paper gold. Govt will give the amount as on the date of maturity - no tax in this . Remember - money is the most versatile element -it can be exchanged with any goods/ service

I do agree your calculation, however it depends on property we buy ! For Example , if we buy a house in developing area say for 65-75 lakhs ( 1 ground /2400 sqft Land plus small house) assuming land rate of Rs 1000-Rs 1200per sqft ! in next 10 years sometimes even in 4-5 years (depends) land cost of our property we bought might be appraised to minimum of (Rs 5000 per sqft -Rs 8000 per sq ft) which is [1 Cr 20 Lakhs up to 1 Cr 92 L ] for 2400 sqft land value ! Remember this is only value for Land and building cost yet to be added ! Assume building cost minimum of 20L-25 L (for 900 to 1500 sqft house) adding to our calculated Land appraisal value! I know , We would have end up paying 50 + Lakhs interest in those 10 years of our home loan but we have a high chance of get 50-75 lakhs profit even in 4-5 years time for certain properties in case if we sell ! Again this profit ,I did mention can be expected for Land plus building properties only and unfortunately not for apartments ! Be wise and choose right property in developing area and buy more of land based house property instead investing in apartments as building value always get depreciate! Good luck guys!!

Wrong calculated. Before 10 years, our area land value 3 laksh now around 11 lak. Construction cost b4 10years 1000 to 1300 sqft. Now 2000 to 2500.
