'by' shows that a state or a situation will happen at some moment between now and a specific time. 'until' shows that a state or a situation continues for a period time from now to a specific time. Is it right?
I understand that after the word “until”, you use a “present verb” and not the future verb... ex : until you will fall asleep. I’ll wait (futur) until you get ( present). Weird !
That’s normal. It’s the way should be. Once we use future tense in first clause, the other clause instantly becomes future as well, but we put the verb in present. Murphy’s grammar book will help you in this point of grammar. I’ll wait till you come, etc.

Like always very good lessons. But for me both 'by' and 'until' absolutely sounds same, except last ...by 9pm and ...until 9pm. Maybe unless you are used to using it 😁 6:21 3 sentences...I would use not 'until' but 'while' 😀 I need to learn and learn and learn....but my brain are not accepting anymore new information 🤣
