Great work securing those seller finance deals, Kevin! It's impressive to see how quickly you're turning opportunities into contracts. Your method of direct and clear communication with sellers is spot on
Yo Kevin this might sound dumb so sorry in advance if it does but, I grew up in a small home and I’m super comfortable dealing with similar houses in my area that cost 50K-100K but when it comes to 250K-500K houses in my area.. I find myself feeling anxiety when it comes to dealing in that price range… Like I said may sound dumb but do you have any advice for getting over this and doing bigger deals without the worry?
Step 1. Stop giving a $#!T about the concept of money. The numbers are just pixels on a screen. [ It's all an illusion. ] The only thing that you should be concerned with are the margins and the percentages. If they work. They work. If they don't, move on to the next deal. When you're dealing with the 250k houses, you'll deal with the pool of people who have the funding to play at that level and it will just be another Tuesday for them. I live in LA and gas is up to $7 a gallon at some gas stations, and those gas stations are poppin' everyday. All everyday. Other places in the country, gas is $4 a gallon and those people would loose sleep if they had to pay $7 for gas. It all just relative to the demographic. If you really want a powerful Jedi Mind Trick to get you over the anxiety... Remove one 0 from the price. Now your dealing with 25k-50k houses. It's just a house and the numbers are just pixels on the screen. Remember, no physical cash ever changes hands. You got this!
hey it might be time for you to physically move out into the area that's 250-500k price point. this is what i did, moved to phoenix 2.5 years ago and my mind has forever shifted. I'd be lying if I say I don't look at prices anymore but $600k houses don't scare me anymore to be totally honest. I don't want to mess with unless it's $1M+. The best way to change your mindset is to change the environment you're in.
