I do not have a zairu kado. I would like to buy a house in Japan and stay on it for vacation, possibly up to 6 months a year at least. Is it possibly to buy a new house (not loan required, assuming I can afford it with ~20 to 30 million yen)? Do you know if it will be a customs problem (at the airport or visa extension agency) to tell them I owe property in Japan? How much is typically the property tax range per year in different areas in Japan? I am looking for in the near future to buy house possibly near Tokyo (Akiruno) or Sendai or Morioka or Aomori....By the way, thank you for the video.

Is it difficult to fill in all the property sale paperwork from overseas. Currently with covid restrictions and not being able to physically be in Japan, what do you advise? Yeah, foreigners can buy, but it isn't so easy. Foreigners will get rejected for many reasons....yes the biggest one is farmland. I make videos on this. I also own 13 properties myself here.

Can a foreigner who doesn't have permanent residency permit, purchase a place, stay for 6 months a year and/ or rent out for some period of time? How difficult is it to get a loan if income is not an issue.

It is the visa issue so you need to talk to the Japanese embassy in your country. On average max time you can stay with tourist visa is 3 months but it depends on your nationality. If you don't have income, you can not get a loan. If you don't live in Japan, it is very difficult to get a loan(not impossible but tough). You could start your new business in Japan as the owner and could apply for the business manager visa.

Theoretically you may be able to buy a property in Japan without a residency visa and only come to Japan with a tourist visa twice a year (normally they only allow 3 months max on a tourist visa twice per calendar year.). So for example you can live in Japan for 3 months, then live in your native country for 3 months, and go back to Japan for 3 months.

@@abbasraza1471 It is the same for every foreigner, it doesn't matter if your country is in the UN or not. If you are planning on getting a property loan, it is near impossible.

You can live in purchased apartment as long as you have some type of visa to stay in Japan. But you have to manage to pay for the property tax every year. Also longest short term stay will be 90 days at max. If you wish to stay longer than 90 days, need to apply for different type of visa which takes more time and effort. But it is worth a try, Japan is good place to live in^^

Is it common for a bank to decline a mortgage because the building doesn't have a earthquake resistance certificate or something? I just got refused by my bank, SMBC, on these grounds. The condo was built in 1977 in a very exclusive area of Tokyo and maintained regularly.

I also heard that in order to open a bank account, you need a local Japan phone number. I know non-resident foreigners are not allowed to get a phone number in Japan. Are all these true ?

I am not a realtor but for new apartment in Tokyo around Yamanote line will start from from 0.8M US . Real estate tax would be around $2000 roughly.　This amount decreases over time. Monthly association fee .starting fee may be around $300/months but this increases over the years. Need parking? Then additional $200/months. This Sumio place is good place to search for condo, but in Japanese only....suumo.jp/

1% interest rate on a 35-year fixed-rate mortgage possible if I have a temporary or permanent VISA? Can I qualify for a mortgage if my only source of income is dividends from US-issued common stock? If I have $4,000 per month in US dividend income before taxes, is it possible to use that as a qualifying income source for securing a 0% down mortgage from a Japanese financial institution? I have no employment in Japan but I am interested in living there and eventually obtaining a permanent residence status there. Also, I'm looking for real estate with 4SLDK layouts (SLDK is a MUST) and larger, with at least 200 square meters building floor area, within 20 minutes walking distance of a train station or closer, constructed from concrete and stainless steel rebar (steel-reinforced frame building, or reinforced frame combined with wood is also fine; but not just wood only), and made in 1981 or sooner. Preferably ¥100,000 ($1,000) yen per square meter of building floor area or less. It is hard to find real estate in Japan like this.

Given the low birth rate/high government debt to GBP and quite high taxes I would not generally not recommend investing in Japan except in the center of big cities like Tokyo/Osaka where you are less likely to get a depopulation problem

@@user-sl6ou3qb9l Because some countries like Canada won't allow dividend income to be used to qualify for a mortgage loan. It could be the same in Japan. Not everything is a clear cut as it seems, there are always nuances in the realm of finance, especially when it comes to different countries.

@@devran4169 I was answering your question. Buying a house doesn't mean you'll get residency. In order to get long-term residency in Japan as a foreigner, you'll need to either marry a Japanese person or be sponsored by an employer.

No major problem but the farmland is more regulated than the conventional property. You have to get the approval from the local agriculture committee. I am not handling the farmland.
