I would just say that working as a part time agent is fine. But there is so much education that you need to know in order to represent your clients at a high level. As a full time agent for 13 years and thousands of clients served I have more experience than a part time agent. So that’s why it’s hard to compete with an agent who works full time. So all I recommend to agents is that you MUST learn how to be an expert as a consultant. All successful agents have had to start from the beginning. And it is possible. Keep working hard and doing both the lead generation activities AND the education to understand the business. Because on every single deal I learn something new. And that’s what makes me hard to computer with.

I hear you...but your suggestion of: cold calling, door knocking don't apply when selling pre-construction. What if I ONLY want to focus part-time on selling preconstruction. I was thinking of focusing exclusively on lead gen social media ads. Thoughts?
RU-vid video walkthroughs of new construction properties and showing developing (or soon to be developed) neighborhoods, amenities, builder incentives, etc would probably do well for you if that is your focus.
