My question as a new investor is, these Yield figures, are they net or gross, say for instance, you have body corporate, landlord and building insurance plus management fees. sitting on the fence unless someone can explain a little more than it could be tax efficient.

Assume a scenario where a property is 270K and is rented for 500 a week (high 9.5% yield) This is barely break even. A 6% yield property is still negatively geared. Only way to get a positively geared property these high interest rate days is doing developments, ie. building equity
