You should know Mike , your stickers are on it and you can check your records ( by address not name, as they are new owners) for previous years and see what you have done there in the past. Good advice for coil cleaning. Always from the inside to the outside. Periodically cleaning the coil from outside is not a bad practice though. I generally tell my clients that coil should be chemically cleaned in two year cycles and periodic cleaning from time to time during lawn watering is a good practice to help with grass clippings and other debris.👍👍🇨🇦

Would be cool to see you do a test on those Condenser misters. Would be cool if you had a Well, or rain catchment. Also, would be cool if the Mister had a sensor and only ran when the ambeiant temp is above 90

Three pounds of refrigerant is quite a bit for a system that probably contains 7-8 pounds. Options 4 would be my choice even though it takes more time. I had to laugh when you asked the homeowner to turn down the stat . Let me call my husband. Thanks for sharing.

That’s a fairly new unit most likely still under warranty (parts only ),if they registered it. I’m betting the leak is at the evaporator coil around the distributor. Your die should expose the leak next time you’re out and you will be back out. Good job Mikey pipes (I have to admit you do an excellent job of cleaning those condenser coils ; I can’t imagine anybody doing a better job, not even me (as my old roommate from the island of Antigua would say when we were in Linn state technical college for HVAC “ too good man “ not just good ,too good man).

You should do a science experiment wash one from the outside in and one from the inside out and do a flow test with air to prove your theory lol

Clean 100% no. Can Clean about 90% witch is good enough and much better then before. Plus factors like water pressure and coil design player Factor but yes you can clean very well from the outside without taking all apart it's just a matter of how much time do you want to spend cleaning it. For RU-vid video purposes it looks very nice taking apart. Again instead of adding sealant witch doesn't work instead of performing electronic leak check and finding leak to begin with. 95% time in evap coil. Good video Mikey

Just out of curiosity, did you offer to do a PM and system check on the unit next to it? if no maintenance was done, it probably needed to be washed and the refrigerant at least checked as a secondary service while you were there. Just something we do as an add-on, plus sign them up for your service contracts for both units. Leak seal that we use is up to 7.5 ton with dye and it really has done a great job of stopping or slowing the leak that it holds for years or we don't hear back until next service date. Doing a leak search after a week is a good time to service the second unit. Just thinking maximizing the call for both parties. Food for thought anyways. Love the content!

, I just had today high side at 500psi! Low side 98psi. Should I check for acid test? Duct work looks very good sealed every, new filter, air flow is great. Just doesn't stay on tempature when outside is in high 90°. I was thinking it's a bad txv but this video is saying it might be a compressor burning out. I've seen compressors burning out where both high side and low side pressures were high. I hosed it down and while hosing high side went down to 385psi low side to 89psi but it didn't stay for long.

High subcooling with high superheat usually means bad txv. Did you check those?

sounds like the TXV is shut/screen blocked with debris. reused lineset on a burnout? wrong txv for gas type? wrong gas/contaminated/fractioned off? BUT do check the temperature on both sides of filter-drier to rule out it being clogged before jumping to TXV as diagnosis! no refrigerant to txv = no worky! the compressor may be eating itself and contaminated the system, there was a bunch that did that and would clog the txv/filter/screen and schmutz the whole system up.

High head pressure is a heat rejection problem or overcharge. Dirty condenser, fan motor spinning backwards or wrong fan motor or system overcharged.

Could you look back in your service records on that address to see what you did last to the systems. I know there may be someone else between when your stickers where installed until now that may have serviced it just to see what you did when you where out there last?
