Just bear in mind, you forgot to mention a very good point. The reason why there are no expats in Al Maabela is that they are not allowed to buy property there; it’s restricted to Omanis. Non-Omanis are only allowed to buy property in certain areas, and even in Qurm, they cannot buy just anywhere. Places like Muscat Hills and Al Mouj, which you did mention as ITC zones, allow foreign ownership, but Al Maabela does not have these zones. However, there are many expats renting in Al Maabela near Muscat Mall. Additionally, a new major development, "Sultan Haitham City," is being built in Al Maabela, which is set to become one of the best destinations in the city. I believe expats will be allowed to buy property there, so you should look it up. Apart from this, thank you very much for showcasing our country. I’m in the UK at the moment, but inshallah, when I return to Oman, I would love to meet you, brother, and invite you to my house in Al Maabela😅

The beautiful villas are put up by rich locals for there families. The beautiful Compounds are for rich western and Lebanese expats. We don't look for our homes there provided within our contract negotiated by our employer in UK or wherever. Don't ever come to the Gulf without a expat contract, you will be slave. My Contract from FedEx UK was 10 k a month for Saudi and 8 k a month for Oman. House car school fees on top. Everything paid for by FedEx. You cant live like a local in the Gulf. even the Air hostesses are on all in Contracts includes accommodation everything. You need to have a skill that your employer in the UK can exploit in there branch in Oman. You know that Pakistani and Bangladeshi are at the bottom of the cast system unless there employer is based in there country of origin. No expat can have a contract valid for more then 2 years! but can be renewable if re-negotiation works out. . I negotiated 4 months holiday per year. Finding a job locally will not work out you wont earn more then 500 OMR month. I pay my ethnic South East Asian staff 1000 gbp a month. White Europeans and Americans 7 to 8K huge. Europe we have so many immigrants as there slave labor in the Gulf and in there home countries. Asian Muslims seem only to remember why there in the UK when they move out. Welcome to the world buddy.

Alsalaam Alikum brother, I am a local Omani resident in Mabeela. You missed out on Mabeela cornice and beach, it's fantastic just like the one in Qurum area. Also Mabeela got more than 3 big shopping malls, restaurants, hospitals, clinics, industrial area for almost every kind of project that crosses your mind, there are also some fancy neighborhoods that you didn't record, Mabeela has a LONG boardwalk section that runs for kilometers from Mabeela to Alkhodh which is still being built. Places for rent are available in different categories. Problems in Mabeela are that which you mentioned, trash is everywhere and the municipalities are struggling to keep it clean, they must improve their overall quality of work. Plus the horrendous traffic jams especially during rush hours....

In qurum, there is no more lands to build that's why there is no constructions same in Al khuwair and Ghubra.

Maabilah reminds me of Dubai back in 2003/2004 when I visited as a child (my uncle was working there at the time). I'm sure it'll look different in the next 5-10yrs and prices will reflect that lol.

Allow me to suggest one thing: I‘ve noticed in your videos that your filmmaker puts you always at the centre of the camera even in moments where I, as a viewer, desperately wish to see or get more from the surroundings. Plus, it would make your videos amazing if you take time whenever you film relevant subjects such mountains, sea, buildings etc.. @@kami3434 Schools and Mosques in Oman are not based on sectors. All are the same since Ibadism and Sunna are 99% the same. In mosques you will find both Sunna and Ibadis pray together. Actually it is not allowed by the law to talk about such things in schools and mosques. If you do you will be fined and arrested. There is a video about this subject I will try to find it for you.

The empty lands in Mubila are actually lands for sale most of the time. Cost 20k-45k . Also, Mubila is a new area under development, its 10 to 15 years only.

@@ibrahsawool165 OMR. Mabaila is a very very big area. There’s Mabaila 1 all the way to Mabaila 8. Mabaila 7 and 8 being the newer ones with massive projects under development. Check out ‘Oman Real’ you can see the prices of land by area! Although they might be more pricey here.

It will be very nice in the next 5-10 years for sure. Also just a disclaimer, expats cannot buy land in Maabilah and it’s next to impossible to own 100% of land outside of ITC zones as an expat.

@@Imthedanger392 Yes I know. Lived all over the Gulf and Far East for the past 40 years. Non Muslims/British and Americans are on the Top of the food chain. In Oman my Villa was 1500 OMR p/m. And I was Earning 4900 OMR p/m. Most Omani don't earn more then 4 to 500 a month Pakistani 200 OMR a month. Bahrain Asian Muslims exact same but about 10 percent higher and Saudi same about 30 percent higher. If you non Gulf Arab Muslim your at the bottom of the caste system, If your a Pakistani convert to Christianity you will earn more, That's the Arab Gulf Cast system. I just started feeling guilty over the years as I could see my Asian staff used like slaves. My wife is Persian, lets go tickets are booked. Left in 2022.

Bro genuine question and not attacking you personally or anything, i heard that oman is predominately ibaadi, and according to some opinions salah is not valid behind an ibaadi imam due to issue in aqidah. How would one get around this?

Just came back and had the same questions. You can pray behind them unless you are able to make a clear hujjah against the imam. Most ibaadi don’t know much about aqqeda of ibaadiah.

Oman is about 50/50 Ibadi and Sunni, so you won’t have any problems brother

Very valid question. I would say it’s at a 65/35 split. Every neighbourhood does have a Sunni masjid, it might not be your local one tho. However in general, there is no hostility, no one walks around with their nose high claiming to be better. Everyone co exists in full peace.

They should clean around the houses when ever they finish the construction and put grass and trees. Does majority of Omani people speak english? that is what is holding me back moving there from Canada 🇨🇦 ❤

Bro I really appreciate you showcasing my country however not so pleased to your very emphasis on how dirty is Maabella , I just want you to understand that overall Oman is considered to be one of the cleanest country in the world of which it is Alhamdulilah 🙏🏼 Also Maabella is still being expanded with new construction taking place at different areas though it shouldn’t be the excuse of having trash everywhere and I’m certain the municipality will gradually clear all that up. It is normal to find some parts of a country to be less fortunate than others same aspect as in many big cities like parts of the Uk or the US that I have witnessed to be at their worst than Maabella. I hope you nor your viewers are disappointed to invest in Oman be rest assured that all sites that are designated for expats are all magnificent.

Al Mouj is to the left side of the airport and it’s very expensive to buy or rent property there plus Al Hail North is also a very beautiful neighborhood and last time I checked it’s quite expensive… thank you for the video bro

Actually by law the contractor should remove the rubble from the site, however muscat municipality dont have enough manpower to inspect all areas and fine the contractors. I guess they just gave up😅 because that land eventually will be a construction site as well at some point

Love you showcasing beautiful Oman, God bless. Construction waste is the responsibility of the developer to clean and that is enforced by the municipality, so eventually they will catch them if they don’t clean it up. All the same Ma’abela is a new and developing community, so one should expect a lot of empty plots and construction. Every neighborhood, even the high ends were once in the same state. And yes it’s hot during the summer months, but why do you fail to mention just how amazing and pleasant the weather is from October to April!

There is one important point. Oman lately is getting more hurricanes than usual. Starting from 2006 they managed to reach Oman from the Indian ocean. All the areas you mentioned in the right side of the airport are very low they become flooded easily when there is heavy rains. In 2006 Mabeelah gained popularity as it is high and don't get effected by rain. Starting from that year prices started to go high very fast. My brother got a land for 10k and now is worth more than 50k.

I don't understand the link between experts and the develop of the Muscat city? Do you mean only expert know how to live and only the best place?!! There are many places in Al Hail and Al Khaudh and even AlMabila nice neighborhood and very expensive land more than Qurum and Al Khuwair. Your comparison misleading my friend.

Good videos brother. I’m planning to be in Muscat in about a month for a long term hijrah plan as well. I’ve never been there but your videos make it seem like I’ve been there already, looked at a few ‘Muslim’ countries as options so far but something is lacking. BTW coming from South Africa and those houses are kinda on the small side for us 😂.

mashAllah tabarakAllah ahi. Im currently styding dentistry in Latvia. Was thinking about moving ot madinah/makkah after studies but after ur hijrah videos im kinda more inclined towards Oman now. Got a family with 2 kids so this def is a good place to raise ur children id say. My only issue with arab countries is the weather. I sweat when its like 25 degrees, imagine 45 lmao

As an Omani this is a very surprising and offensive questions because we don’t discriminate against sects here whatsoever, we all pray together in the same mosque! Salam, great video, can you upload a detail video about the ITC rules and areas etc please, to be honest alhamdulliah as a Muslim I would rather want to live in the poorer areas of Oman and away from non Muslim expats. So am I right to assume that Muslims can not buy any where in Oman except the ITC areas? And who is in charge of ITC rules and regulations thanks

U can’t buy in most places . Only Omani can . I can only buy in muscat hills or Al mouj (which has a massive premium)

Whatever land you buy in oman, you will lose money on it. Dont buy only rent because it is dirt cheap. Too much construction and no buyers

Salam brother. Before you put on something like that, make sure you get your facts right. One of them is that there places in Qurum cheaper then Mabela. Another thing, apparently you never knew about Al hail in general, or al khoudh, they are just as nice as Qurum, and guess what, the happen to be on the left side of the airport!!!!

Madinat Sultan Qaboos, Al Muna and Al Mouj can be more expensive than Qurum. If you think those houses are huge you should see the new ones in Boushar Heights which is also now a MUCH more premium location than Qurum.
