Everyone keeps saying “Jun is distracted by the cats” but I remember in one of their videos they talked about if they ramble on, the other one will film the cats, because they worry it’ll be too boring for everyone. They’re so wholesome.❤️
@@timofeiskyair9854 that's just their relationship, it's the same when Jun's talking about cooking and kitchen stuff she's like "whatever" but its not being rude, that's just how they are
I have gone through the house & land process (I bought land, then had a house built on it) and my biggest tip for you is: be super picky with the land! You want it to tick ALL the boxes, even if it takes longer to get it. I had to wait an extra year or even almost two years to get my land... but I now have a house on land that is perfect sized, has a view over a valley and good parking space which was all within my budget. You can adjust your house as you go, but you can't change your land once you have it. Enjoy the process
This. Probably the most important aspect of scratch house ownership. Land. A lot of people get swayed in by details and it ends up having a lot of problems.
Rachel: I feel a bit bothersome to make them (the real-estate agent) keeping working. NO, no no no... you are making a major investment. They will get paid when you find what you are looking for. They are earning your payment by assisting your search. You are not their only client. And, all the options and information they provide to you are shared with everyone else they work with. You are NOT bothering them at all. What you and Jun are engaged in, is quite frankly a massive undertaking. Take your time, use your fine judgement, and do NOT accept less than what is truly going to work for you long term.
As an architect, the one I like the most so far is 9:43 It feels like a quiet place and I like the privacy gained from the neighbors' gabled roofs. I also like that it's close to the pond, where you guys can spend some cool sunny afternoons.
Yeah, loved the amount of space so you can build something larger and not be cramped. Maybe more rooms so you can have office space to work from home or something.
I actually love how Rachel is perfectly fine continuing to talk while Jun is distracted and showing cats. Like she knows it's an entertaining way for us to recieve information.
You will make the best choice by combining your emotional reactions with analytical stats for each plot of land. Create a spreadsheet with columns for each quality (price, size, distance to water, etc.) and emotional attachment (feels homie, lovely view, welcoming, etc.). Collect the same data for each plot you visit. After 5-10, you will both quickly realize what is most important to both of you. This is a method to avoid outweighing analytical decisions with emotional reactions. And it also helps avoid relationship disputes.
That's a great idea - this is very similar to how my husband and I make big decisions! Helps us be more confident in what we decide and doesn't place pressure on our relationship.
This was really interesting! I think I liked the first plot the most. All the others, not so much. Please do another one of your next drive around... I like to look at the japanese country side and imagine that I was going to live there hahaha.
@@kuriko306 Just pointing out that not everyone lives in the world's biggest metropolitan area and that some people actually get to enjoy nature. And none of the properties in the video were even remotely dreamlike.
There's a solid chance I am never going to buy a house or land in Japan in my life, but I am digging this content. You guys are lovely. Edit: Rachel is looking stunning in that dress.
Good luck! We bought our land (~550m2 for 19M) abut a year ago, and the house was finally finished after 9+ months of building 2 weeks ago, and we've moved in :) South of Tokyo in Miura :) Lots of farmland around us. Buiding with an architect is fun because when it's your house, every detail matters. I found out I could never accept a catalogue house, too many compromises and not very tight. Ours is a passivhaus, outside is 32C, inside is 25 and when I shut off the central AC, the temperature didn't change at all overnight... :D
@@RachelandJunAdventures I'm sure you will. We spent like 6 months to view 40+ different plots in Karuizawa first, never finding the spot we wanted. Then we just happened to go to Miura and saw 3 plots, and the last one was pretty damn nice and fit the budget. Also, if you build a nice house with triple windows and good insulation, noise from outside won't be a problem unless it's right next to the house.
Following you for the last 5 years I am SO SO SOOOOOOO happy that you guys are looking to build your dream home. This is seriously the best news I've heard all year. Watching all the ads from now on since you'll need cash for reno!!🥰 congrats and love you guys
I love how Rachel was like "I don't mind a graveyard." I also don't mind a graveyard but I'm just thinking about those graves getting upset in an earthquake and the mess of people having to come fix things.
Jun: "I don't think this land is... what we're looking for" Rachel: "....................yeah but I like the neighbor they're really cool I wanna be friends with them" XD
StormBurnX I must agree with Jun, where there is a constant threat of earthquakes and possible tsunamis one should consider higher ground. Away from water courses. That house with the plants, very nice, future goals.
Points on checking land, as per my grandfather. Check for troughs, shows water drainage, and possible flooding issues, also could need serious stumps. Look for height of land above sea level, yes tsunami issues. And then the make up of the soil, sand is good for sliding, always build on solid base, ie: rock. Nearby hills, mountains, check for history of land slides, and removal of trees, without the roots land slides can occur. If trees nearby, check age/ condition of trees, check for termites or other infestation of insects. The age of the trees, if they’ll fall down. That’s all the ones I can remember. Good luck, hope you find somewhere to call your own.🍾👍🏡
I just hope no crazy fans decide to stalk them, i know some people can get crazy with finding where their idols/stars live, please respect their privacy and not just them every other person as well :3 i cant wait for more updates about this, im also really hyped for the future house
Well I just hope that because of there calm and down to earth content they won't have many fans who would want to do that or would even have the capabilitys
Btw Rachel, Wood is actually really good for earthquake protection rather than things like pure cement walls because it's more flexible which means it can withstand the moving and shaking of earthquakes better. Hope this helps! Source: my parents are civil engineers, my brother is a civil engineer, my sister is an architect.
I'm building a new house in California after searching with an agent for 10 months!!! Don't feel bad about taking your time-- it's the biggest purchase of your life!
I thought everyone was leaving California and the junkies and homeless were moving in. It's a big state so you must be in a better area but the local officials seemed to have ruined california with Liberal policies.
Hey Rachel & Jun, several years ago I watched a video from a Canadian guy living in Japan with his family who would take nature hikes. One time he came across an abandoned farm, possibly wasabi from the mountain stream that was on it. I think it was in the central west part of the main island way out in the countryside. It was a beautiful area especially if you like nature, the big concern was the abandoned house, tool shed, and the highly dilapatated hydroeletric system - yes this farm was off the power grid. The house and tool shed would have to be torn down, hauled away, and the hydroelectric system would have to be replaced, but the beauty of the area I think was worth it. Good luck on your search.
i love watching some of your older videos and then a new one like this specifically because i think it's so cool to see how rachel's makeup and hair and fashion has shifted to a more japanese style
So happy for you two! Do the maps provide the property’s topography? Elevation, natural contours, and other details that you may not be able to see (soil, groundwater conditions...) can affect the building of your home and the kind of structure that can be built. It can also increase the cost of building if you purchase land that requires a deep foundation. It is very difficult 😕. Research the land carefully before you purchase.
I can appreciate the relaxed vibe and simplicity of Rachel and Jun's videos now more than I ever have. Its a much needed breath of fresh air considering the times. Thank you both for having light hearted, fun, and informative content.❤ PLANTS EVERYWHERE!!!!! 🌵🌲🌳🌸🌺🌷🌻🌹
I actually want to hear Rachel speaking full Japanese with Jun 😍😍😍😍 that would sound cute. And I think it's amazing that they have the same purpose on building their house 😍 soulmate is definitely exist with with R&J
I love these casual videos! It's not only cool to see more everyday things, but also hearing you guys switching between Japanese and English when talking to each other.
I absolutely loved that place with the graveyard. If I was going to build a home anywhere, it would be there. I loved the look of the stones they used to raise the land and the graveyard is absolutely beautiful itself. If it was within walking distance of a place to get groceries it would be perfect.
We looked for 2 years for a lot and finally found the one... During that time I kept designing and redesigning the house plans .. Actually, it was good that way because after looking at what we thought was a perfect plan we still made changes. Keep looking, keep looking, keep looking......
The design of Pokémon towns suddenly make a lot more sense now lol. It’s all so cute! So cool to see the suburban parts of japan, so different from what we have here in the US!
You might consider taking pictures of the kind of land you're looking for and the type of house you intend to buy. It sounds like to me you're looking for the equivalent of an outer suburb house in the states. Also, HOW IS THE NEW KITTY?
"i'd rather have the ear pearcing cicadas than cars" -Rachel 2020 omg i love u rachel, i love the sound of cicadas crying. it gives me the vibe of summer and relaxation!!
Ooof, I can see why each one of those plots would have problems. I'm glad you two are patient and willing to keep looking. And yay for not wanting the land near a busy road. Avid gardeners do not need road pollution on their veggies! Looking forward to seeing what gets chosen!
I look forward to more of these real estate videos. They’re educational, and very interesting. It’s fun to see the Japanese process to become a home owner. I hope you don’t feel rushed. The right spot will show up.
I once worked with a guy from Nevada in a project in my country. We stayed at a hotel in a small town. He complained he had a hard time falling asleep because it was noisy and I was like, wha? What noise? 😅
I love domestic videos like this. I find it really interesting and inspiring, especially since I eventually want to own land with my partner. We still haven't decided if we plan on staying in the US, though. Things here seem to be going kinda wonky and I prefer a more calm environment if I'm going to raise a family.
Good luck to you and your partner! I’m really hope that life state-side will calm down after the election. If we had the option to move, we probably would, but we have deep roots here.
Mia Smith 😂❤️ And spend hundreds of dollars to retest for my professional licensure or redo my clinical practice hours with a Canadian internship? I’ve thought about it, but there are a lot of professional hang-ups when getting a job in a foreign country. Which is why people like Rachel and Jun do freelance work or RU-vid!
Don't be shy, keep looking until you find something you are really happy with. When you build a house, it becomes custom to you, so it becomes even more difficult to move than buying a house. It took me 10 months of searching, going every weekend to the new properties that were for sale, before I found what I wanted. But it was so worth the wait. Of the ones I thought were ok, only one (lost at auction) was comparable to what I got in the end.
If they do get land I would really enjoy the adventure of them building a home!!(Not gonna lie 9:55 and the first plots seemed like such a nice place to build)
This came at the exact right time. I was having a major anxiety attack and looking for something to distract myself, and this video popped up and calmed me right down. Thank you, guys.
I've been watching you guys for a long time, and to see you guys move from a small apartment then to a bigger one, to now finding for your new house just make me happy and proud (?)
These plots are insanely small. I'm buying an average city house in Australia in a few months and I think anything under 400 Sq m is tiny. It just seems mental that you're probably paying more and getting less than half. Japan land prices be crazy yo .
Less land, I suppose. For what they're paying, you could get twice that land size here in the U.S., but again, we have the space for it. Though that cost can also fluctuate based on where you're living. Touristy areas are, naturally, going to cost much more.
And these are considered large in Fukuoka! Anything bigger than these and the owner generally splits it into multiple plots to sell (like that section of three houses we showed) because people don't want/can't afford anything bigger.
This kind of video is super interesting and fun to watch for me! It's like a house hunter show, but I already like the people who are looking and it isn't movie magic. Also, Rachel, I LOVE YOUR DRESS!
I'm calling it now, your house is going to be so aesthetically pleasing that it'll have its own Pinterest board. I'm excited for you guys & I hope you find a piece of land you love soon. Stay Strong & Stay Safe out there. :)
I kinda love this just for the sheer fact that it was a nice showing of explaining the system, looking at a lot of places, not wanting any of them and yet showing you can do all this work with much less stress than you would think! You see a lot of people really intense when looking for a place (often because they're on a tight time limit) and it eased a lot of my anxiety of buying a house one day just watching this! And of course THE CATS
3:06 If you want to have a better time with earthquakes, I'd recommend you to grow bamboo in your yard due the fact bamboo has a higher tensile strength than steel and because of it it's roots really strong against earthquakes
I love how Rachel is explaining things but Jun is like cat's!!!! I love it rofl. I'm so not used to that kinda thing where you go to look at land and it's literally a square bit of grass with houses around it. I'm used to land for sale being different shapes and sizes or not being between other builds with a boundary already laid out. I know sometimes it takes ages to buy a house or land to build on, I have a friend who took 9 months to find a bit of land to build on.
This is awesome! I loved watching this video. Thank you for sharing such a private part of your lives. My wife and I just bought a house so I can totally relate to how you guys feel. Don't be discouraged and don't worry about the real estate agents working too much for you, that's their job, they will get paid. Just keep looking until you find the perfect place, you WILL find it!
i love how you guys are sharing this experience!! it is so interesting to see what house/land hunting looks like in japan! ❤️ ahaha definitely different to Sydney Australia!
It's very cool to see how everything works in Japan vs how it works in the United States. I love that you're vlogging this journey with us. It's so interesting!
We're also looking for a home but worrying about tsunami and floods is definitely not on our list to worry about here in Canada... It's really interesting to see the differences in what you have to keep in mind when looking for a home in other parts of the world! I wish you guys the best of luck in finding a desirable plot of land soon! P.S. I love how Jun films more of the cats in the beginning of the video!
Keep looking as long as you like! It’s literally their job that you’re paying them to do to help you look:) this will potentially be your house for the rest of your life so you don’t want to regret it!!!!!
I enjoyed your adventure looking at real estate. It's really interesting learning about different aspects of living in Japan. I also love your sharing what life is like with your cats, and the food - shopping, eating out, and cooking are a bonus! Best of luck
So when we lived in France my wife’s family had a county home in the Champagne region. It had a cemetery behind it. They were excellent neighbors, surprising quite.
From what I have read/studied in uni: timber houses aren't terrible for earthquakes, the joints a sort of flexible and can make the house wobble but come back to its original position (centered) after the event so the joints can be very plastic hence safe. Also it's much more eco friendly. More environmentally friendly options are rammed earth, hempcrete, straw bale houses (or straw bale with timber), clt.
Honestly you're so inspiring to me, a teenager who just started high school. Just seeing how you get to your dreams and goals together makes me think that maybe I could be like this one day too. It's so nice seeing you just have fun, travel, be there for each other. And you care for the enviroment too! I want to be like you when I get older. Just... Wow...
2-3 story house for Rachel and Jun. Clean modern lines with some charm, and a beautiful balcony/terrace for plants. Black metal, ash brown (warm tone wood), glass, and a beautiful garden space.
Rachael: giving us the important information we need Jun: here’s a great shot of our cats! While Rachael talks in the background 😂 I love them. Cats are life.
Super awesome that you guys plan to build a house from scratch and hope you find a plot of land you like soon! Was also wondering whether you would like to talk a bit about Japan's disposable home culture in one of these videos and what your plans are on insulation/sustainability of your home. Think it is super relevant considering current and planned infrastructure already takes up a lot of our remaining carbon budget.
