China's housing market continues to be on the decline, with the number of properties in default and foreclosures increasing in the first half of 2024. In this episode, we look at the wave of defaults across many parts of China. How bad is this trend? Even banks have begun to refuse to take over properties in default. It's not that banks in China have suddenly become kind-hearted. We'll look at the reasons behind it in the second half of the episode...

All you have to do is to pay your damn monthly mortgage payments, the bank is being lenient with 3 months until foreclosure and if you still dont have income, thats just because youre incapable of financial management and/or suck at finding ANY job.

To be fair, the banks have very little choice. In case you have never taken out a loan for anything, this is how it works: The bank has already paid the developer in full for the house. It counts on making its money back as you pay down the loan. Until you pay it off, the house is collateral for the loan that you took out from the bank. Without the legal right to seize your house if you don't make your mortgage payments, the bank has no way to recover the very substantial amount of money that they loaned you. Only a child or a very naive adult fails to understand this.

Regarding CCP, you could be the shining role model in all aspects. (Finance, behavior, loyalty) and still end up in the same situation. If you are refering to a different country's situation, might wanna state it, cause from what I can see, @johnslst4232 was talking about chinese matters. Not us/uk or another country's situation.

@douglassun8456 in normal situations. That is true, you are not wrong in this reguard. Problem is in the land of the CCP, the banks have closed customer out of their accounts months at a time before.(I think the video from China observer covering this was a couple months ago? Give or take?) Last I recall they still heavily question their own customers on what the purpose of their withdrawals are. Drag on question and either waste time or decline withdrawals. Some of the reasons Were to pay for mortgages. Some of these folks were late because of their banks iron gripping the money of their customers. Doesn't mean all of em were perfect models with finances- good number of them just burned money as if the ash produced is needed to breathe. But not all of em did this.

I just sold my parents' home in a capital city of China. The local government charged me 30% of the sale price for tax! The local government is lack of funding and seriously overvalue my sold property, thus they could charge more tax on a sold property.

It works like this.When the owner default on a home. The bank foreclose on a home and theoretically WIN if they sell the home and keep the payments. But if they CANNOT sell the home and the price of the home keeps falling. The LIABILITY is now TRANSFERRED to the BANK. THIS is what SCARES the banks SHITLESS. They would rather that the homeowners keep this liability regardless of whether they pay the mortage which is set at the ORIGINAL price.

what you can learn from chinese people if you have excess money you can buy a home but if you can just break even on daily purchases and then you buy a home well your in for a rude awakening as you will fall into debt because you dint have excess money to secure the home and with chinas banks not wanting liabiility and debt they make the owner have the debt

exactly homes shouldent be used as investment you either live in a home and pay OUT OF YOUR WALLET for the monthy payment thats a liability the home dosent produce income like a buissness like a food restarount where people come in and buy food no the home is for you to live in for at max 100 years so that can you give to your next family or die alone and then have government seize it or sell it off in a profit or break even or loss for some other family that wants it

The account of the defaulting homeowner from Dongguan in the beginning (about 01:00 onwards) is baffling. A loan over 1,400,000 with an interest rate of 5.8% at monthly instalments of 8,000 is sheer madness! That's over 32 years of mortgage payments. The compounded interest on this amounts to over 1.7 million, which adds up to 3.1+ million total repayment! According to another report, up to 70% of the total costs of a flat in fact are land costs and taxes, which means this lady has agreed to pay a total amount of 3,700,000 RMB (including downpayment, interest and instalments). Yet the land cannot be owned by her, since it is and will remain government property, so she basically only owns 600,000 RMB worth of investment, whereas the remaining 3,1000,000 RMB are nothing more than a government and bank scam. How do people even get trapped in this financial madness? This is shocking!

The story about the bank suddenly trying to play softball with defaulters reminds me of a bit of wisdom attributed to J Paul Getty: If you owe the bank $100, it's your problem. If you owe the bank $100 million, that's the bank's problem. If you put together all of the homeowners who are defaulting on mortgages, either because they have lost their income or they refuse to keep paying for rotten-tail condos that will never be livable, they are that debtor who owes $100 million to the bank. The Chinese banking system is in deep, deep trouble. Considering how many of the big banks are state-owned, by extension, the CCP is in for a world of hurt, too.

The only way to win when in a bubble environment would be to get out before the bubble bursts or, at least, before everyone else realizes that the party is over. Alternately don't play but that can be hard to do. Once everyone starts to realize that the party is over the attempts to get out means that everyone sells and few buy so prices drop and drop and drop. Given the situation the real estate bubble in China has not yet run its course to the bitter end.

For more than a decade, many have been pointing out the world's biggest bubble ever - the ridiculously expensive mainland China's apartments with suspicious quality and only up to 70-year usage right instead of real ownership compared to real estate in other countries. But many Chinese still dive into the market dreaming of getting rich quick through flipping those apartments with ever increasing price tags. Sympathy shouldn't be wasted on those gamblers.

Tens of millions of foreigners in countries like Canada and Australia where house prices are utterly ridiculous could be interested in taking over the property...but that would mean living in China, and they're certainly not willing to do that now (maybe in the 90's and 2000's though it would have been different).

just like foreclosures, putting a borrower on a credit black list only works if that number remains reasonably small. Should the number of blacklisted borrowers exceed a certain threshold, it will have damaging effects on the economy that the blacklist loses its effectiveness as a social control tool. If everybody is blacklisted, nobody is.

With a mortage, the initial payments is always mostly towards interest. Only a small portion is towards the principle. That's the case with mortgages anywhere in the world as far as I know.

The banks are not refusing to take back foreclosed homes. Rather banks are opting for negotiated settlements and debt writedowns in lieu of foreclosure. However it's not clear how much the writedowns amount to. The proposals mentioned were for the defaulter to pay something now and come to a negotiated settlement (theoretically) later. It sounds more like a scheme to try to get some income, and hope the market improves in the future (ie borrower's income improves, or market value of asset increases). Banks are not going to publicize that they will write off debt, because that creates an incentive for homeowners more broadly to refuse payment and demand relief. A better scheme would be for the country as a whole to devalue the currency, and inflate away large portions of the debt. However that has a lot of negative consequences as well.

American's in default on their mortgages is less than 3% but were over 9% at the height of 2007-2010 mortgage crisis. Today in America 11.5% of renters are more than 30 day's past due, the highest percentage in history. I'm not sure China numbers could even be trusted but surmise the mortgage default rate's are high even though it's socially more damaging in China. It's going to take Government intervention to get a handle on default rate's.

This gives me 2008/2009 vibes. Ah, horrible time it was. This also means China will go through a few really bad years, housing wise. And wasn't housing 30% of its GDP. I am sure they will still hit 5%++ GDP growth though, every year... every time. And the banks, well, if the banks go bust or are close to their own bankruptcies... still GDP 5%+ every year.

This is how the west should have delt with the 2008 credit crunch. All the ccp needs to do now is scrap the 70 year property lease. You own your property forever. The lease system is a continuous anchor on the economy, how are your kids and theirs ment to have to keep buying the same property over & over again when prices would keep going up. Wages would have to go astronomical for all time which impossible.

weird in the example, yes it is a loss, they bought a home for 2.3m, played 1m, so 1.3m are left, then there is the renovation cost of 0.3m, adds up to 1.6m, the sold their home for 2.1m, which leaves them with 0.5m. what is missing here?

The world is a tough place cupcake. You buy more house than you can afford and the economy turns South and someone is supposed to step in and save you? Who would that be, the banks, the govt, maybe your Mom n Dad? I bet next time the woman will consider her finances a lot more closely. Her best bet may be to insure her apartment to the max and start a fire in the empty apartment next door or below hers.

am i the only one, who finds to financial way, the chinse operate on, weird? they buy a home for 1m yuan, then comes of down payment of 500.000 yuan and after some years, they owe the bank still more than 500.000 yuan. so either they all got screwed by the banks or the entire system is badly broken.
