We Are in Unchartered Financial Waters! every day we encounter challenges that have become the new standard. Although we previously perceived it as a crisis, we now acknowledge it as the new normal and must adapt accordingly. Given the current economic difficulties that the country is experiencing in 2024, how can we enhance our earnings during this period of adjustment? Keeping some gold is usually a wise decision. You would be better off keeping away from equities for a bit or, even better, seeking advice from an expert given the current market conditions and everything that is at risk with the current economy.

You have a very valid point, I started investing on my own and for a long time, the market was really ripping me off. I decided to hire a CFA, even though I was skeptical at first, and I beat the market by more than 9%. I thought it was a fluke until it happened two years in a row, and so I’ve been sticking to investing via an analyst

When I first moved to Florida in 1989, that was my first experience with HOAs. I lived in several communities and I can promise you that in every association there is at least one crook siphoning money.👍😉😡

I am a nurse, and I do not get a pension. But all the other members in my family who are teachers don’t seem to realize that pensions is not a regular thing. They get pensions. They seem to think that everybody gets a pension… I’m honestly surprised that people are still getting pensions.

I hear you. My aunt is a retired nurse. She never got a pension either. She had to work 40 years for the hospital and leave with her 401K and social security

The teacher pension is a replacement for Social Security because as a teacher they don't get Social security. (now some teachers work other jobs or work post retirement to earn Social security although some state governments have tried to pass laws preventing teachers from earning both)

i came to US in middle school 24 years ago, studied, went to college, went to grad school for Structural Engineering, worked for 11 years north of DC I am actually thinking about moving back to Taiwan. US is bordering on unlivable now. the super high tax/hidden tax/insurance/medical cost high crime, bad education, lawlessness, mental illness, political insanity/theater, falling apart infrastructure. you can work 60 hours a week and still feel so poor my sister moved back a year ago, 3 of my friends moved back to asia in the last two years, 2 to China, 1 to Thailand. they all say they dont see any future and hope here

A friend of mine is a retired fire fighter. Full medical, 7,000 a month in pension, plus maxed out social security. He has no worries. Most folks do not even make 7 grand a month. We are being stolen from.

My Dad became a Chicago policeman in 1961. His salary was $4,000. He served 35 years. He had children between 1954 and 1964. The police department had no health insurance at the time he had his family so he paid for his babies from his wallet. My Dad retired in 1995 and his salary was in his mid 40k. His pension was $3,300 a month. My Dad was by no means rich. He passed away in 2001 from a heart attack at a Catholic Church during the holidays.He was retired 7 years. I called up his police station a few times and left them know of his death. Not one policeman come to the wake or funeral. Not one representative from the police department came to the funeral with a cop car and flag. My Dad served in the Korean War. My Dad paid union dues. So just wanted to let you know how my Dad got no respect when he died. My Dad had to work all 3 shifts. Now cops today are paid much more money and the cops are doing live on Tik Tok at night and not really working!!!!

I’m sorry about your father. Sounds like a man of honor. In case you know of a similar situation for someone else, look into the Patriot Guard. You can become a member, too, at no cost. I used to drive a support vehicle and carry the flags and supplies. We set up flag lines at funerals and burials, etc. I can’t afford the gas to drive as much as I used to. One journey was to do a motorcycle escort from Seattle to Oregon. Another was to welcome someone home to Everett airport. I go to the local events. There is also Help on the Homefront.

@@gregorylyon1004 more likely they were not collecting enough each year to cover the later costs of big ticket maintenance items. People get scared away by high HOA fees so they keep them lower than needed to have adequate maintenance reserves.

Back in 2019 my wife and I looked at buying a condo in Florida for a second home. As a building inspector and a general contractor, I decided that buildings that were charging appropriate HOA fees were too expensive and condos that had attractive HOE fees were too risky

I lived down in SOFLA during the 2008 housing crash and went to this huge real estate auction in Weston. Starting bids on some of the ocean front condos $20K-$60K with HOAs back then only in the $500/month range and those buildings then already 40-50 years old. Being a Civil Engineer who worked in facilities management I already knew that when a building (even single story) was 50 years old it was due for a full renovation or tear down and build new again = major increase in HOAs or other. Today... It's game over. So glad I forecasted disaster back then and moved my assets to TX. One of my properties north of Dallas in Collin County has seen 100% increase in insurance due to hail storm risk however it is still newer 2 story townhome not in an aging building. The other property north of Austin saw only a $3/mo. increase in HOA!

@@davidfenton109 My building, located on the ocean beach in South Florida, just passed its 60-year inspection with flying colors. And my current monthly fee is only $502 (which may go up a little this year due to insurance). But it's also a co-op where NO financing is permitted; units can only be bought in cash. Since it is a co-op, it is self-managed and all financial decisions are made by the owners and/or the co-op board elected by the owners (all of whom are thoroughly vetted and approved for ownership). Everyone here has a singular self-interest: to preserve the value of our investments and to make sure that the corporation is physically and financially healthy. This has allowed us to have a meticulously maintained and structurally sound building along with having 7 figures worth of financial reserves, all the while keeping the monthly maintenance fees low. I think this is the ideal ownership format; I do not think I would ever consider buying a condo.

⁠​⁠@@davidfenton109Florida is a boom/bust state. Always has, always will be. I'm a Miami native since 1988. In 2008, I was 25, and worked for Lennar Corporation in the treasury department. I got to see first hand what a racket it all was. Properties that were listing in the hundreds of thousands, selling for under 50k. Of course they come with their surprises, but really opened my eyes. A lot of those condos you saw were torn down and sky scraper erected in its place. Most investors bought them low, slumlorded them, and then sold for top dollar when the new developers showed up. Present day, it's like Deja vu all over again. Once you learn the market, and if your conscious can deal with ignoring the fact that this is playing with ppl's lives and livelihood, you can make some serious 🍞 out here.

Yep. They use the low fees to keep new buyers coming in to replace the ones that die off. And then there is a nasty surprise when major (i.e. expensive) work is required.

I’m in middle Tennessee and we have the OPPOSITE problem-they raised our property taxes because our infrastructure cannot keep up with all the Californians and Floridians moving here (amongst other states). We can’t build schools fast enough or put in utilities to keep up with the population boom. Traffic is insane and crime has doubled. We are looking to leave.

It's not Floridians, every city in Florida has seen a net 20%+ migration rate. Where I live in Central east coast FL, traffic is about 50% worse and they're building massive apartment complexes and housing developments in every corner of every adjacent city. I swear there are 50,000 more dwellings within 15 miles of me than there were in 2020. It's New York, New Jersey, Massachusetts, Rhode Island, Maryland, Maine, Ohio, Pennsylvania moving to TN and FL.

Imagine buying a condo in cash (with liquid) and you can afford HOA for the rest of your life but you want to sell you place but you can't because the next buyer can't afford the HOA plus mortgage payment. Downtown Detroit HOA is anywhere from $450 to $1300, my building currently is $850, but I lease so I don't care 😎

Price is lower in most cases comparing to houses; maintenance is not your problem (snow, grass, trash); amenities like pool, club house, gym, tennis/pickleball courts. All these matter to some...

I left California in May, 2023. I was born and raised there. It’s insanity now. My friends are telling me that they are getting notices from the electric company saying that they are “considering” (California speak for “we’re doing it, buckle up) a new fee every month based on the income of the customer! So you get charged an incredible amount for electricity every month and then they add on this new “fee” (tax) based on your income, which they find out what that is through your yearly tax filing. They have gone completely commie in my former beloved state. Taking from the “rich” so they can subsidize all the illegals they’ve been letting in since I was in my 20’s and (I’ll be 65 next month). They also passed legislation to pay for all illegal adult’s healthcare as of January first. They’ve been paying for illegal kid’s healthcare for years. It’s disgusting!!!

Just an FYI, just bc a company offers a pension plan doesn't mean that the company is really spending any more money than more modern 401k plans. My company offered a pension when I started 8 years ago, but stopped it in 2016 for all new hires starting after that. However, my 401k match is low, only 2%. New hires currently get matched up to 6.5%. So, if you do the math of pension+401k (2%) vs 401k (6.5%) it really all comes out in the wash. Also 401k gives you more flexibility where to invest it and if you don't stay with the company for your entire career and less risk of banking on your pension only for the company to go bankrupt (or something similar). Of course this assumes that you at least make the minimum matching investment annually. I'm only sharing this to say that if people lobbied to get pensions back, you bet that 401k matching and other benefits would decrease proportionally!

I live in NJ. As of 2023, NJ is divided into 21 counties and contains 564 municipalities consisting of five types: 252 boroughs, 52 cities, 15 towns, 241 townships, and 4 villages. While some of these municipalities share public services (e.g., police, sanitation, education, etc), most do not. During the 2022-2023 school year, the average school superintendent's salary was $187,500, plus benefits. In my town, it was $200,500, along with numerous high salaries for assistant superintendent, etc., salaries. The average NJ policeman's salary is $97,860, plus benefits. In my town, the average police salary is $70,800, and we have about 200 of them. In my town, in excess of 80% of our tax dollars go to police and education services. Invariably, as each new year brings about a new budget, there are cries about the increase in real estate taxes. One way to combat this is for towns to share resources, but there is no appetite to do so. In my town, some of the highest paying jobs are for work in the police and education departments, along with excellent benefits. Typically, these people make more than the poor property owners, who pay their salaries and benefits via their real estate taxes. Eventually, as these public employees retire, they move to a lower cost state, while still receiving the high-cost retirement pension and healthcare benefits from my town/state. Nice.

@@lindajohnson. Yes. My cousin worked for NJ for 25 years. Her pension is around 75% of her last pay, and is indexed to inflation. Plus, she gets SSI, also indexed to inflation. Lastly, she (plus her husband) have Cadillac medical and medicine coverage from the state, snd pay an extremely small premium. My Medicare Part B and D ins, for my wife and I, plus copay and deductible, cost us almost $13k in 2023. Glad to see my local real estate and state income tax is going to a worthy cause.

So…for years, unit holders were not paying for upkeep. HOAs are people who are voted in by the unit holders. Every unit holder could participate in passing the budget. So…..of course, no one wanted to pay ongoing necessary upkeep. Now it’s time to pay the piper!

Becoming increasingly obvious that no amount of spending that the government can do this year will continue to delay the inevitable skyrocketing of unemployment and absolute plummet in home values. I knew this was going to be the worst recession in history, but now it's certain. The overleveraging of the consumer is getting exponentially worse month after month.

Firefighter/paramedic here: Our life expectancy is typically ten years less than the normal population. We get a pension 50-75% after 25 years of service, but our regular workweek is 1.4x hours at 56 per week, which is equivalent to 35 years worked. No one is going to do this as a career without a pension. Staffing in general across the fire service is already short, to save money the city can choose to not hire and have brownouts, but eventually they will need to have mass hiring to make that up. Residents will need to decide if they want a reasonable 6-7 minute response time, or a 16-17 minute response time. Due to staffing I can double my yearly base. Attrition is high in the fire service because of how badly it wrecks your health - cancers, sleep apnea and hypertension , cardiovascular disease, numerous orthopedic catastrophes

EMS in my area is all private contractor.... The don't get any benefits you discribed, and the EMS services are not a drain on the taxpayer. The services are paid for by the people that use the EMS service. Fire fighting is also private, and not a drain on the taxpayers. Home owners subscribe to the fire fighting service, or pay a per service fee if called to fight a fire. And again, the employees don't receive the benefits of Government workers.... model has worked here for decades... things can change

Michael, in California Bay Area every single condo I ever looked at came with the HOA rules, bylaws in the disclosure packet BEFORE you make an offer. Sellers do not want buyers canceling for that reason, it is all done upfront. 14 day closing is not uncommon.

⁠@@notinamerica_911It sure does, but it's a long and arduous process. Requires detailed commitment and coordination by the community. My mom did it in her townhouse complex in Tampa, FL. Her HOA was bankrupt, didn't even pay the garbage bill at times. They gave out letters stating there would be a new city trash pick up schedule every other week. It was insane all the trash piling up at the dumpster. Eventually we found out it was BS. They just weren't paying the bill on time. Got the bulldogs involved (lawyers), eventually a bunch of foul shenanigans came to light. Like how one of the board members had his mistress (an only fans Zoomer) living in one of the units with her kids, rent free. Other members using the fund to pay for luxury car leases and one of the coordinators had two rental units in the neighborhood, even tho investment use was not allowed in the terms. It took over two years, lawyers, dozens of meetings and hearings, and of course money, but they finally dissolved the HOA in her community.

In my state (Virginia) a townhouse can either be titled "Fee Simple" meaning you own the land under your unit, like a single family home. Or, it can be Condo, meaning you only own the space within your home. As in an apartment-style condo, the exterior and grounds maintenance are done by the association. Everywhere, HOA fees and condo assessments are essentially a tax. If you don't pay them, the association has a lein on your property. The first home I ever owned (in the 1980's) was a townhouse with a HOA. After that experience, I have avoided properties with HOA's. I'm a real estate investor, and condos never seem to appreciate like single family homes do. SF homes also generally attract better tenants.

I lived in a small town in NJ back in 2000, and was active in the a way to raise money for parades and sports, the bake sale. and we had the same problem not enough people but they demanded more money via more taxes but they push out any and all tax base businesses. I do beieve the town is dead. no fast food or movie theraters, clothing stores. and it was the main route for many decades. bad management and greed killed it.

The reason private pensions disappeared is that over time, you end up with MORE retirees than current employees and the costs are unsustainable. Public pensions for cops in Massachusetts let YOUNG cops retire based on number of years of service (20 to 25 years in the past, not sure now) and start collecting at whatever age you are. Military service counts towards years of service. A family friend’s police officer son recently retired from a small town in Massachusetts with a $100k per year pension, at age 48! He is now working as a court bailiff in another state, while collecting that pension. He did not pay into social security so unless his new job pays in, he will not receive that. He can earn another pension. All public employee pensions are adjusted for CPI, which is NOT the case for private employer pensions (if you have one). Also, the CPI adjustments used are way higher for public pensions than the adjustments used for social security. None of these people should collect before social security retirement age, the earliest at age 62 with benefit reduction and CPI should be no greater than that of social security.

I bought a condo on the central coast of California several years back and I couldn't believe how cheap the HOA dues were, immediately after I bought it it went up. as the years went passed they started saying things like, we've decided that all owners will pay for the maintenance of their balcony railings, then it was pay for painting your own garage doors, then it was another raise in dues, Then it was a special assessment to replace rotting Pergola's, Then it was every owner will be responsible for replacing their own roofs. I am now the VP of the HOA and we have raised dues again because everything has gone up. Landscaping, water and trash, electricity taxes.

Keep in mind that those pensions are often a statewide system that are controlled by the state government. So even if they laid off every cop and fireman, the pension contribution requirement wouldn't change because you're paying for everyone who already retired.

Property managers and the HOA board can always pad the invoice. Kickbacks from the vendors are common amongst friends. Kcups and snacks are renamed office supplies. They take boxes of cleaning supplies home. Your government is very similar.

Getting any transparency or documents at my condo complex is close to impossible. The board pulls every trick and sleight of hand in the book. If you stand up and question them in open meetings you will receive retaliation. We have a real problem on out hands.

Theres a town in ontario canada that had their own police... the provincial police got them to pay them for policing at a savings and they took over...10 years later they have hired so many more cops and expensive vehicles ect that the town is now going broke trying to pay these cops.. there is meeting after meeting of towns people trying to figure out how to get rid of them. They are called the OPP and they are famous for taking over smaller towns then they grow and expand and almost bankrupt them. This town probably has zero crime and the cops bought a new armored assault looking vehicle and drive around in it giving tickets. I can only imagine how much that thing costs.. all painted up in camo as well. Its so weird to be in this quiet little town then see something that looks like its headed to war.

i live in chapleau ontario in the summer. (2000 people, on a good day). the opp are there. they have lots of police and there is nothing for them to do, so they make up things to do. they set up road blocks so they can check all drivers. there is only one main road out of town. this town is out in the middle of nowhere. if you are canadian you should be complaining to your elected officials.

Not sure about FL, but in CA taking away police or fireman pensions is not an option. Currently demand vastly outstrips supply. Cities are having to pay hiring bonuses to attract new ones. If anything, their salaries are likely going to go up to keep them there.

I've just inherited, and moved into, a condominium from my mothers estate. Originally, it was bought outright by my father, her ex-husband, before he passed and left it to her, although she never lived in it, my sister did. I have had a friendly relationship with the book keeper of the original property management company, by virtue of taking the check for the HOA dues to the office when my father became less mobile years ago. The owner of the original property management company just retired in April 2024, the month I moved in. Their business/client list was bought by a rival Property Management Company, the book keeper is working for the new Property management company. I have attended all 3 Zoom meetings, from April, on, but I am mostly just listening for now, and I have been researching ways HOA's can be exploited for profit by unscrupulous professionals, especially since there is virtually no State oversight, and what little there is, has no authority to investigate any alleged wrongdoing. It struck me as problematic that the lawyer/ real estate agent/owner of the *new* property management company is on the HOA board, and is running the Zoom meeting. Would you please explain *exactly* what you meant by your comment? As a thank you for your time: Search: "Abusive Guardianship" the problem is *way* worse than it appears online/on Facebook. And there is *no* Estate Plan written *no* Trust or Will, that can keep you from being placed into a Guardianship against your will. Courts can, and do, routinely void, rewrite, or just plain ignore your expensive Estate Plans, Wills, Trusts, and documents like DPOA, and Medical Durable Power of Attorney. You can prove what I'm saying is true by looking in your States Uniform Probate Code, or your States Uniform Trust Code, in one of the first few paragraphs , The Uniform Probate/Trust Code grants the courts the right to interfere with your Estate Plan, and they do, by bypassing your named Successor Trustee and appointing a professional Guardian/Conservator (depending on how each State defines these roles) who is now the legal version of you, you have no rights because you have been ruled incapacitated (a*legal* term *not* a medical term) and are now civilly "dead" under color of law. Everything you've worked for, your entire life, now belongs to the Guardian, and they will steal assets, with no fear of retribution or arrest. The great wealth transfer is a hoax, the inheritance of the next generation, is being looted by court insiders, in every State of the Union, and most Countries around the world. There was/is a company selling Guardianship business model franchises. And the new, self proclaimed, Guardians that are not preferred court insiders(no licensing required in *most* States) must go out and find their own person's with assets to exploit. There is a book by Diane *Dimond* "We're Here to Help, When Guardianship Goes Wrong" Netflix movie "I Care A Lot" although it is fiction, the Guardian character, is based on a composite of 2 known, notorious, convicted, Guardians, and the first 30 minutes of the film, depicting a removal of an unsuspecting elder, from their private residence, by the Guardian, with the help of uniformed law enforcement, is a true to life depiction of forced compliance. Lifetime just aired a movie with Melissa Joan Hart about a "Bad Guardian" and there are at least 3 documentaries, about "Abusive Guardianship" that you can search for, one of them won an Oscar for Best Short Film Edith & Eddie (I think)

I bought a condo in Satellite Beach back in 2017 and my hoa dues have almost tripled. It’s insane what’s going on right now especially in Florida with these hoas! I worry about the elderly retired folks mostly who live on fixed incomes and what will happen if or when they can’t afford to pay the increased fees. I think sh_t is going to hit the fan pretty hard very soon here in Florida especially when the new condo laws go into effect

20 year real estate investor: Condos are the first to lose their value and the last to regain it in any downturn. HOAs are sensitive to inflation and trades cost increases along with insurance and taxes. Buying a condo with an HOA? You may as well join a chain gang with X number of total strangers and prepare to walk through rain, sleet, snow and sand for life of your mortgage! HOA = Hell on Ask. Michael is right about cities and their pensions. The risk free life of government life is out of balance with regards to pensions and salaries.

believe it or not, many California cities are lower property taxes compared to Miami Florida, and Miami is not exempt from supporting city pensions. South Florida is among the top when it comes to people suing their HOA dues to what is described as commando practices and/or mis-management... how about all the Florida tolls compared to small Cali cities....

Not some, all are lower property taxes then Florida, Florida is not as cheap as you all think, actually in my opinion Miami is more expensive then CA. First of all Highest property taxes in the country with TX, Restaurants in general suck, and are very expensive, much more then CA, Produce, much more expensive then CA, Gas is lower, rents are higher and now in Miami properties are more expensive and they are really badly build compare to CA, Electricity is more expensive, then CA, home gas is more expensive, Cars are cheaper in CA. So stop bashing CA! Yes and I am tired of paying Florida and particularly Miami ridiculous property taxes. Very easy to talk about CA when you go there 2 months a year but i live there 40 years, so I know CA.

That balances out the fact that Florida does not have an income tax, and its sales tax is lower. No matter where you live you got to pay for those services and they will get the money out of you one way or another. Also the salaries of public workers are not as high in general as in California, especially state workers. But of course a small town in California might pay less than Miami.

Retired LE 25 yrs LA City. The City has an independent pension system, employees pay for it. Every paycheck the city takes out percentage of ur salary $ toward it. Even in the academy it starts. It is not all funded by the City. 70k is not a lot after all those yrs. 😂 The homeless get 1500$ a month EBT card, 40k in La city now. So much $$ goes to all the FREE programs Califree State sad !

CA's "solution" to budget shortfalls is increased taxation. Well, they're taking a page from Canada's playbook. The Canadian government is addicted to taxation and always has been been. Whenever they need/want more money instead of finding ways to run leaner and stay within budget they just stick it to the taxpayers and make them foot the difference. It has ALWAYS been that way - the Canadian government has ZERO respect for taxpayers' money. We have to pay for all of their profligate spending. It makes me sick. Canada is an expensive country due to the levels and number of taxes alone that we have to pay. Do NOT move here unless you have money to burn because you'll be bled dry like the rest of us!

12:00 the City of Benicia has had a serious budget crisis for the last 8-10 years, and it's gotten _really_ bad the last 2 years. The cities' tax income was flat, while their costs went up. In general, these were costs that are non negotiable for a city: health insurance for employees, insurance for other liabilities, EMS, operating their Marina, maintenance costs, the exhorbitant cost of real estate that strangles growth for homes and businesses. The line items that have blown up are not new. They were existing liabilities. At the same time, the City pays its employees an average of 15% less than every other city in the area. They have worse benefits, and they got rid of pensions in the 90s. So it's not like City employees are getting rich on princely benefits. They also are in a bind over their water. Usually a city the size of Benicia wouldn't have its own wastewater treatment program and crazy water conservation system. But Benicia does. It's a long story how and why they ended up with this water infrastructure, but it's hugely expensive. They also paid for it by taking on crazy debt and tacking a surcharge onto everyones water bill, instead of issuing bonds or cooperating with neighboring cities to lower costs, which would be normal. Benicia have been in a bind, largely because of two intractable problems: 1) the city's expenses have grown, while their revenue stayed flat, or in some years, fell below the rate of inflation. They should have spent the last 20 years figuring out how to increase reveneue. The other one is 2) people do not want to reduce city services and lower their quality of life. They fight cuts to service every time. They want their own police and fire. They want to preserve the historic district downtown and the character of the area. They don't want anyone building anything (this is a problem that extends to all of California, and it drives me crazy). So nothing gets done, and the debt piles up.

key word: cooperate. you're right, they insist on having their own water/sewer system, fire, police, even library. i worked in the city government and school system and the longterm employees there are incredibly racist. Benicia has a long history of self-segregation and now it's biting them in the a s s.

@@jessicah3782 thank you for sharing. To be honest, racism wasn't on my radar, but I know race has played a major role in how the bay area developed. I have family living in Vallejo, so I've been loosely aware of Benicia for a while. I get annoyed at how people just jump to conclusions and smugly go, "ah, must be the democrats over spending, all these lazy public employees collecting princely salaries and pensions, bleeding the city dry." The reality of the situation bares little resemblance to these stereotypes. NIMBYism is a massive problem all over CA. It crushes all new housing, all meaningful develoment. No other country in the world, are people allowed to.dictate what their neighbors do with their property. But in CA, if you just whine about how adding these new homes is going to make traffic worse, or it's going to "change the character of the neighborhood" or it will make the butterflies cry, then it won't get built. Every property owner in CA whines about the cost of the housing, then they turn around and crush new housing in their community, totally unaware of how these two things are connected. I can't tell you how often I've seen community groups (sometimes acting as a front for the developer's rival) have been able to block construction.

Benicia could merge fire depts/ police with a larger city/county nearby. Smaller cities in So Cal have contracted with a larger agency to handle. Some cities offload fire only, some both. It's hard for smaller cities to absorb the pensions and work comp benefits. Some cities merge and are happy for more promotional opportunities with a larger agency.

Here is the next big thing no more federal income taxes or taxes on used items! 15% on non essential new items! So if you buy a used house you will pay no taxes because the taxes have already been paid! It’s illegal to charge taxes on items where they were already paid in the original purchase! We have been getting ripped off for years!

The death knell for many small California cities is Prop. 13 which literally froze property tax rates back in 1978. Older homeowners enjoyed reduced property taxes while new owners pay much more. For example, my daughter's newly purchased 1.4 million home in the Bay Area has a property tax bill of over $14k while her older neighbor has one just over $1k. This reduced tax also applied to older inherited homes that became rentals. Cities with few newer developments are cash strapped as their property tax revenue is much smaller. As far as city budgets, you can't just offer less money to police and fire personnel. You have to be competitive to neighboring cities. All city services are competitive to other cities. Finally California passed a new law which removes the property tax reduction if the inheritor does not live in the home.

Prop 13 was passed in the 70s because people were having to move because of rising property taxes. The property tax bill was larger than a lot of people's mortgage payments. As you point out other cities which are also under Prop 13 are offering their employees more. So, it sounds like the issues are with the city's structure or management.

That is definitely an issue. In Texas your rate and assessment can change every year. (there are some restrictions on how much each year). They do have an over 65 exemption which will freeze your valuation when you hit 65 but as soon as that elderly person sells their home (or turns it into a rental) it will get reevaluated to current value.

@@gregorylyon1004 I disagree. Prop 13 is doing what it was designed to do. Preventing rising property taxes from pricing you out your home. Younger owners are protected exactly as older owner are. And as any buyer gets older they can be confident that the property taxes will not force them to sell. Be that someone in the their 20s, 30s. 40, or 60s.

People have been moving out of Benicia for the past 20 years. Has the services decreased accordingly? Has the police department decreased accordingly? In a corporation sales and profit go down, people get laid off; they always find new jobs. In my personal opinion, the only way for these states, cities, and towns to get out of these pensions is to declare bankruptcy. After working for a corporation for over 25 years, my husband retired. One year later the company declared bankruptcy. He lost is pension.

Interesting but did you know most Police/Fire pensions are independent separate entities and funded by the actual Policemen and Firemen? While the city/county makes a contribution the employee does as well, it’s invested and protected so city/county governments Cannot touch or dip into them..

Fun fact....our countries debt is now 35 trillion. What NO one talks about is the 300 trillion in un-funded liabilities. These liabilities generally refer to the U.S. government's debts or pension plans and their impact on savings and investment securities.

When I moved to Bay Area in 2007. Lots of cities were going bankrupt left and right. Seems like we are back to square one. Nobody learned to save up during the boom years. Benecia has a massive oil refinery not surprising people will try and get away from there as quickly as possible.

Pensions are paid for as part of wages. State and municipal employees earn less than market rate and take pensions as part of that difference. I've been on bargaining teams and seen the yearly studies of state wages versus market rate wages.

You are correct about the home ownership deal.I am going through getting a new roof on my house and it's $15,000.I have no regrets because I love my home. But it cost to live unless you're living off the government like a lot of people do.

I found a lot of nice beach front condos in SC starting at 140,000 1 bedroom. I was excited. Until i found out hoa fees were from 800 to 1600 per month.

Cape Coral Florida has a Utility Expansion project going on . This is replacing well water and a septic system with City water and sewer. The cost for each typical lot that is 10,000 sq ft will cost each home $ 35,000.00 not including hookup from the house to the pipes in rhe road. Our mayor just voted a $ 60,000.00 raise for himself and the board gets a $40,000.00 raise. It looks like the taxpayers are going to be paying for their hookup and sewer pipes. And many are struggling with much higher insurance on cars and homes because of the direct hit by hurricane Ian. It most likely will become foreclosure City again . What typical family has 35000 to pay the city. If you get a loan for 30 years it will be over 100,000 to pay it off.

That is insane. I looked at property in Cape Coral (online) years ago and thought abt how cheap it was to live there on a canal. Fortunately for me, I grew up on the water and our house was horribly flooded when I was a teen. Lesson learned. I like to visit the coast, but don’t want to own a house on the coast. Had no idea that cities or counties could hose single family home owners with charges like that. That’s horrible.

My father used to say, eventually the government is going to come after homeowners for budget shortfalls when the economy finally implodes. When too much debt is created, and they cant tax the working person anymore, it will be homeowners that bare the brunt of taxes because the government always treats homeowners like they are the rich.

Simple solution for Benicia.....dissolve the town/city corporation and let the County take over it's services for Fire/Policing/Roads, etc. Fire the rest of the City Administration..including the City Manager (who I assume is making a minimum $100K salary), Police Chief, Fire Chief, admins, clerks, building Inspectors, Parks/Rec, Libraries, etc. Raising Sales Tax will NOT yield what they expect..many people will go to the next town over for larger taxed purchases.....

HOA's are risky no matter what. During the 2008-2012 economic downturn with massive and long term foreclosures (1-2 years) when people weren't even paying their mortgages much less fees, who do you think picked up the slack? The rest of the condo owners. Even with sound finances, good management, well-maintained buildings, etc...any economic downturn can have a domino effect and price you out of your condo home. A single family home with some property around it is the single best choice for financial security. Provides much opportunity for passive income (rent rooms, rent garage or space, grow food, etc) like in the depression times. And they may be coming.

When I lived in some condo miniums. There was the management office. The office was inhabited by a management company. There was a manager, a secretary. A maintenance supervisor and several maintenance Guys, for the 300 something unit condo. All this was paid for by the resident/owners HOA dues. Each of these employees had a paid vacation, health insurance. Dental insurance, a 401 k match etc. The management company always said no repairs or upgrades could be done because these salaries and expenses ate up all the HOA dues. Emergency repairs were paid for by special assessments. I was so Glad to sell that unit and get out of there.

Thanks Michael for all the info. High HOAs are a definite deal breaker. Personally know 2 people trying to sell their 600K, considered luxury condos in Chicago, for several years with many reductions. HOA dues ~2200/m and property taxes ~20K/yr. Another friend sold her 750K row house, no HOA, within 3 months.

Michael - It’s Be-NEESHA. And the reason people don’t want to move there is because of the big oil refineries in Benicia. Benicia has a beautiful location but it smells bad and has toxic air and has to tolerate emergency chemical releases from the oil refineries. Something needs to change there.

Michael, there is no such thing as free lunch! Condos and HOAs usually have cheap fees until the developer is gone, then fees go up. The actual cost of maintenance on a building often doubles when the developer pulls out and eventually hits between 1 and 2 percent of new construction cost on per year or in today's dollars around $3 to $6 per sq ft not including landscaping or amenities. As far as city issues go in California, Prop 13 effectively grandfathers long term homeowners with below market taxes and resulting city shortfalls. The end result of Prop 13 in California is high property prices because of the fake "low" tax rate and poor or no city services should the city not have a retail tax base like an auto dealer to subsidize the always deficient property tax rates.

Like countries on the gold standard. They adapted to Fiat or disappeared... As they couldn't fund the war machine without debt... People would leave...

Prop 13 has been a boat anchor on every California institution (city, county, etc.) that did not have a substantial retail tax base, retail tax rates are super high in California for a reason. I've lived more than a few cities who lacked a retail tax base; Sierra Madre, Ranch Palos Verdes and these cities could not afford their police forces let alone pay for decent schooling for their children. Imagine a 5-million-dollar or more beach front property that pays well less than $5000 in property tax because its assessed value is from 20+ years ago. There is protecting taxes and then there is Prop 13 which benefits who? Believe me I made plenty on California real estate, enough that I have nothing to worry about.

My first property I bought was a condo in an HOA. So glad I sold that place and bought a non-HOA house. I tell anyone who will listen, never ever buy a property that's in an HOA. Easier said than done. I recently researched how many homes in the Phoenix metro are in an HOA and to my horror it's 90%. 😰😰
