Cleveland Ohio property taxes, highest in Ohio!

Here are the places with the highest property tax rates in Ohio, all located in Cuyahoga County on the east side of Cleveland Ohio, according to a cleveland.com analysis of data from the Ohio Department of Taxation. I was looking to buy a condo in Cleveland Heights until I learned how the much property taxes are!!
#1 - The small portion of South Euclid that is part of the Cleveland Heights-University Heights school system. Combining all local and county taxes there, the overall rate is $4,219 per $100,000 of home value for 2020 taxes being billed in 2021.
#2 - The Shaker Square neighborhood of Cleveland, where some homes are in the Shaker Heights school system, at $4,093.
#3 - University Heights at $4,049.
#4 - Cleveland Heights at $4,026 for for the portion of the city in the Cleveland Heights-University Heights school system.
#5 - Shaker Heights at $4,008.
#6 - Garfield Heights at $3,965 for the portion of the city that is in the Garfield Heights school system.

I was wandering about property taxes in Ohio. That is ridiculously high (hopefully other areas in Ohio are more reasonable)

What's a shame is that Garfield Heights in a nutshell... Sucks! High taxes, crime, and no decent quality businesses or amenities to enjoy whatsoever! So where does the all the money go? The failing school system or into the corrupt county government's pockets? A bit of both most likely.

I'm surprised Euclid wasn't on your list. I moved back here from Massachusetts and thought I was going to catch a break. When I first purchased an abatement was in effect and when that went away boy oh boy! My taxes are almost as much as my mortgage and I'm none too happy. It's a miracle that I can still afford to stay here. I'm looking to move and need to research where to look.

They have high taxes as well! I see a lot of homes for sale with the tax abatement ending in the next few years and that’s a tough pill to swallow when buying. Your monthly expenses increased and potentially your property value, because people are willing to pay more for a tax abatement approved house. Make sure you reach out when moving back to the area!

The high property taxes combined with income taxes and HOA fees is why I opted to go into an apartment when I sold my house. Plus the maintenance costs of home ownership and much higher utility costs.

In Garfield Heights I’m paying the same in property taxes as my friend who lives in Mississippi in a house 3x the value of mine. It’s crazy

Garfield Heights does not have high property values but one of the highest taxes right almost at 4% of the property value 🤯

I'm used to the 2200-2500 annual taxes on the west, so when i saw it being almost double in Cleveland heights, which is so odd 'cause it's right between two ROUGH areas so why are the taxes so damn high?

I live in Medina County and pay just under $4000/yr on a house that is worth $300,000. I think the county has it valued at around $250,000. Low crime good schools lower taxes.

@@livinginnortheastohio8643 I am at the very southeast corner of Brunswick. I am shocked when I hear what other people are paying in property taxes. Even when you own your house, you still have to pay the government landlord. It is getting out of control.

I live in Cleveland Heights and Yes! The property taxes are extremely high. We have a good Police Force, lots of parks and some other nice extras, but I can't see why we pay this much. Schools are OK, but some of us are single with no kids. Still paying this high rate. But it is a very nice area to live.

Why are property taxes so high? Well probably because of the power of public employee unions and that neck of the woods.

They are intentionally set high in order to keep... unwanted elements... out of those areas. Ironically, they are also extremely Liberal areas of Cleveland which consider themselves to be very inclusive. LOL.

Taxes really hurt the Cleveland area. The home I grew up in - in Bentleyville - with Chagrin Falls schools has a valuation of $186,000 and taxes of $5186. Our current home in Michigan - appraised by Zillow at $380,000 has taxes of about $3200 - with no local income tax and a sales tax of 6%. Cleveland has a local income tax of 2.5% and sales taxes of 7 - 8%. The real estate taxes go for the schools, mostly. The real estate taxes are a really big deal for those of us who are retired.

Wow. In Washington DC and surrounding towns/states the property tax is just over 1%. So 11k taxes on a million dollar house, not a 285k condo.

Franklin county here. 187,000 house w/homestead, paying 5200 a year. Now they've appraised my house at 350,500. They raised the value by 163,500. No one is going to pay that for a 2 bdrm 1 bth house. Taxes will probably double. Franklin county is worse than Cleveland area for property tax. And yes it's the schools that make it so bad. Yes, it's horrible for us who are retired. Just awful. Other states aren't like this.

I live here in Columbia Station in a 3 bed/2 bath 1.5 acres and I'm paying a bit over 200 a month on property taxes - Great place to live.. very rural, nice people, no one bothers you & you live right next to Olmsted/Berea/Strongsville/Brunswick etc

South Euclid is part of the South Euclid/Lyndhurst, not Cleveland Heights/ University Heights.

To be fair, not a single area he listed is Cleveland. These are suburbs, several of which are the nicest places (millionaires only) in the Cleveland area.

Where I live, my property tax plus income tax isn’t anywhere close to what Texans pay. But here is the issue, I’m getting something for my property tax. Texans get shit
