Ida Bear, Realtor with Windermere RE West Sound - Be Home Team Preparing for a final walkthrough on a Real Estate, Home or Investment Property Purchase. The contract allows us to complete this important step within 5 days of the contract close date.
Here are the top three reasons why we do a final walk-through:
*Reason 1: Ensure Seller Vacancy*
Our first priority is to ensure that the seller has either vacated the property or is in the process of vacating. It's important to confirm that the property will be ready for your move-in as per the agreed-upon timeline.
*Reason 2: Check Property Condition*
Next, we want to ensure that the home is in substantially the same condition as when you initially wrote your offer. This includes checking for any repairs that were negotiated during the inspection period. We expect the property to meet the agreed-upon standards.
*Reason 3: Detect New Issues*
Lastly, we'll be looking for any new or unexpected issues that may have arisen since the last inspection. It's crucial to identify any problems now to avoid surprises after the closing.
Tips for the Walk-Through:
1. *Bring a Checklist:* It's a good idea to have a checklist handy. This will help you stay organized and ensure you cover all the important aspects of the property. Here is a link to mine; simplebooklet.com/minimalistp...
2. *Test All Appliances:* Test all appliances, including the stove, oven, dishwasher, microwave, and any other appliances that come with the property. Make sure they are in working order.
3. *Check Heating and Cooling:* As weather allows, test the heating and cooling systems. Ensure they are functioning correctly and providing the desired comfort level. **don’t damage your system - Make sure you test the function appropriate to that days weather
4. *Inspect Plumbing Fixtures:* Run all plumbing fixtures, including faucets, showers, and toilets. Check for leaks or any plumbing issues.
5. *Examine Exterior and Outbuildings:* Walk around the exterior of the property, including any outbuildings or sheds. Ensure they are in good condition and there are no surprises.
6. *Bring a List of Agreed-Upon Repairs:* Have a list of any repairs that were agreed upon during the negotiation process. Check that these repairs have been completed to your satisfaction.
Using Your Home Inspector:
While some buyers choose to use their home inspector for the final walk-through, most buyers prefer to reinspect the property themselves. It's a personal choice, but either way, our goal is to ensure that you are comfortable with the condition of the property before closing the deal.

Let's schedule your walk-through… When should we do it? My recommendation is 24 hours prior to closing if they home was initially in good to great shape. If the home was in poor condition with many required and negotiated repairs I recommend 4 days prior to closing. This timeframe would allow time to advise sellers agent if we find any missed repairs.
The final walk-through is a critical final step in the home buying process, proper expectation and attention to detail are key.
