Today I had a final walk-through with a client who is building a home in Eagle Mountain, UT. In this video, I'll show you what to expect during a walk-through & what you should look for. I'll help you understand the process. This video will focus on what you should look for at your final walk through of your new Home with the homebuilder. This is an exciting time, but it’s also stressful as the home build process is finally coming to an end. All good points since I will be building next year. Well made it through Hurricane Ida. I was fortunate being from the Houma, Thibodaux area. I had no missing shingles on my roof. I did lose 2 big trees, but fortunately they fell away from my home. I have already had them cut and taken away. Of course because they did not fall on my house the insurance did not cover them, so I had to fork out 3k to get it done, but better than falling on my house. Might be a better selling point not having them anymore so no maintenance or worrying about them falling or cleaning the gutters for that matter. I also lost my wood fence, but that is getting taken care of next week. Not having any roof damage or missing shingles I have had several people stop and ask who did my roof. I actually changed it out 3 years ago, so that might be another good selling point. Enjoyed the video and I will be sure to check out for all those things when my new house is done around April/May of next year.

Very informative. Hopefully the school doesn’t have any sluggers smack some homers into their windows! Ha Can you share the builder? Looks nice although not sure how they will fix the vent issue in the kitchen.

Thanks for the compliment & for watching. I'm sure the house will meet some baseballs. The builder is Richmond American. They do a good job, but usually a little more expensive than the others. I'm curious about the kitchen issue as well.

My question is about sod, I had my Blue tape today in Alabama. The sod is still brown and I noticed I could see the wire within some of the sod is this a bad thing? Also, we have been having heavy rains and I noticed that water was pooling in certain areas, especially around the side of the home where I don't have neighbors yet.

Thanks for asking. These are excellent questions. I would ask the builder to come out & look. Most builders warranties do cover landscaping. And there should not be pooling. Best of luck & keep me posted on how it turns out.

That is an excellent question. I could be that the house has already started to settle. If it's something you're concerned about, you can hire a home inspector. OR see if you know someone that could come look at it.

So you mean initial walkthrough with the builder/builder representative and the final walkthrough/pre-closing walkthrough is the day of closing usually. Yes, because I was very confused… Thanks

Thanks for watching & for your comment. The best builders will do two final walk throughs. One 7-10 days before closing and one the day before or day of closing to confirm everything has been completed.

@@TyWilde BTW have you done a video yet on inspections and the better tools for the inspectors to have? Example: we just did the homeowner walkthrough and the inspector was there at the same time and he found entire sections (two) where insulation was missing plus a smaller one because he used an infrared camera. That little nugget ensured that the builder re added this ( no phased inspections are done here in this area of Texas). They cut the wall open and confirmed that their contractors that put up the drywall missed that. My realtor argued with me on my choice of company and their techniques and then asked for their business card when this was found and proven. :D

Great question. Should you choose to hire a home inspector, you will need to inform the builder & get permission. The inspector would likely walk the home 3-7 days before your final walk so the builder can work on any items found by the inspector before your appointment.

@@TyWilde Oops, my son had the inspector came in yesterday! The report has been send to the manager. Today, I was doing the final walk through and the representative from the builder took done about 57 items that needs to be addressed. Such as, missing window screens, kitchen cabinetry’s doors, no condensation water line, some windows can’t be locked, wires are not covered properly under the stat-, lots of cracks lines alone the wall inside and outside, door to garage isn’t closed properly, etc. Are above issues needed to be fixed before closing (Nov 30th)? We were advised go ahead to sign via docsign and close on time! What’s your take on this. Your advice is greatly appreciated. Thanks

Hire one before the 1 year warranty to make sure nothing needs fixing before it runs out.

So what happen if after the walk through the issues and touch up are not completely done? That what happen to me, after the closing we call the builder to finish the clean up and all the touch up after so many calls the builder and sale agent stop answering my phone call. Now after 3 weeks of closing it still not done because they never come. This is new construction. I've schedule appointments to fix microwave oven with noise issue, the day that the guy suppose to come but he didn't come. The next day I got email said that the microwave is fix. So I called the company that fix the microwave, who let him in the house and how he got in because I've not move in the house yet. So now the company set up a new appointment to fix the microwave again hopefully better outcome. Final question what can we do if all the issues and the clean up are not done after the closing?

Excellent questions & I'm sorry for you troubles. You will let the builder off the hook if you sign off on the home at the final walk-through. Though, most builders are good to come back & finish the home, but I'd make sure everything is completed before signing off. Once you close, you may never see or hear from them again. An independent home inspector should be walking through the house with the buyer, not the Realtor.

A home inspection is a great idea. Most of my clients prefer that I'm present during the home inspection.
