Asking a real estate agent whether you should buy a home right now is like to asking an alcoholic whether they think you should have a drink lol. Homes in my neighborhood that cost around $450k in sales in 2019 are now going for $800 to $950k. Every seller in my neighborhood is currently making a $350k profit. Simply unreal. In all honesty, deflation is what we require. The only other option is for many people to go bankrupt, which would also be bad for the economy. That is the only way to return to normal.

Personally, I can connect to that. When I began working with "Christine Jane Mclean," a fiduciary financial counsellor, my advantages were certain. In these circumstances, I would always advise getting professional help so they can steer you through choppy markets and just give you indicators and strategies for knowing when to enter and exit the market.

I was a plumber working for Team Plumbing and I wasn't given near enough time to do a good job. I would never buy a house from Champion homes, or anything plumbed by Team Plumbing.

They ARE a fire hazard. In this case, the flickering lights are caused by the outlets being wired to the same circuits as the lighting. I am an electrician by trade, and I NEVER wire outlets and lights on the same circuits. I always run dedicated circuits for lighting loads only.

Unfortunately there are many companies, even reputable ones, that fall into this category. Even national brands hire local talent and treat each as a separate business entity. A division may excel in one area and be sorely lacking in another.

Many of them have been always building cheap homes slapped together in a day but in recent years it’s gotten worse. I really want to start a home building company and try to always give homeowners a good home owning experience.

@@brandon6541 is use the highest quality of lumber available and ensure that every single detail meets or exceeds code requirements and everything looks and functions well. I wouldn’t want to sell lemons to people. They paid for a place to live and protect them from the elements.

@charlesrodriguez7984 using the highest quality lumber and exceeding code does cost more though. The way to make money in developing high volumes of homes is to build and deliver them quickly. In order to keep the home price as affordable as possible, they have to be done as fast as possible. Labor and cost of capital are the biggest drivers associated with time. The downfall, however, is quality.

So many builders in CO are cutting corners. You really can't trust any of them and always get a few other opinions on warranty repairs. The builders will always do the bare minimum when it comes to fixing their own mistakes.

Problem is they are building low quality homes built to last one generation. Homes use to be built to last for generations. I don't know what the point is of so many city codes and inspections that allow these over-priced, low-quality homes to be built.

@@dawnlovedobermans What does that have to do with anything? Plumbing and electrical wiring should also be built to last more than on generation. Additionally, it’s cheap and easy to remove Sheetrock and replace it so that new wiring and plumbing can be installed when the old one reaches the end of it’s lifespan. That’s not an excuse for these inferior home constructions that in a single generation are falling apart.

And as far as plumbing, you’re forgetting in some homes they have to jackhammer through concrete to get to the plumbing not in the walls, or digging in the ground for the part attached to the waste that’s part of the city/county, or to the individual collection (for the life of me I can’t remember what it’s called,)

I have worked warranty and customer care for several home builders. I STRONGLY recommend hiring a knowledgeable and skilled home inspector at every major juncture of the home building process. Once the sheet rock and siding go up problems are buried. Become an informed purchaser on the materials and components that make up your home. Once these fail after the warranty period expires the expense of replacements is on you.

I bought my first home in 2001 with Creek Stone Homes. They were horrible to work with back then, but al least they honored their warranty. I just sold it, but the home was well built and had no issues after the warranty items were taken care of. I'd suggest getting a 3rd party home inspection and make sure repairs are on the sales contract or fixed prior to closing. Warranties should be for settling issues and such, not known defects prior to moving in. This is why you inspect before closing.

Mine was built with Saint Aubyn back in 2017. They were great and honored their warranty. My house has been through several wind storms with no issues and only a couple of leaks after a freak blizzard in March 2019 that haven’t been back since. Saint Aubyn is now Tralon homes and they suck.

Every house is inspected pre drywall. It’s called a framing inspection. After all electrical, HVAC, plumbing, fire suppression etc.. a framing inspection is done, then the builder will get an okay to cover.

Houses built by Tralon Homes here in Colorado Springs have similar poor quality issues too. Buyers should get an inspection done before buying a new house and read the fine print regarding warranty claims, to protect themselves.

EXACT same problems with homes built by Soave Homes (or Infinity Homes or Bellagio Homes) in Livonia, Michigan. Never seen such shoddy workmanship in my life. There is a subdivision going up in my neighborhood with 32 houses being built by them. Complete shitshow!

As a retired home inspector, I wouldn't buy a home built 2020 or later. Unskilled labor and defective building materials are the new normal. No thanks. Good luck with all these McMansion lemons.

This is what happens when, you don’t allow proper time. For Sub Contractors to finish. I.E If you are buying a home? You visit said home, during rough build. You see Framers,HVAC, Plumbers,Electricians all onsite at the same time, expect big problems in the final product.

Go for classic homes. They’ve been building in the CS area since 1989 and seem to focus on quality over quantity. Don’t hold me to it though.

I had the same idea, my wife didn’t. She wanted the new house so she can keep up with her friend. We argued and argued and argued. Good thing was her Dad was on my side. Older house built with solid material. Newer house had soft wood studs, OSB boards for sheer panels, particle board or cardboard for baseboards, window sills and door casing. We ended up with the newer house cause she acted like a spoiled brat. Eventually we divorced and sold the house. Had it barely three years so didn’t gain much. Paid off the note and got at least my down back. Glad she’s gone out of my life. Now I have a nice classic craftsman’s house built in the 50’s on a nice plot of land where I added a large workshop on it and run my business out of it. House has minimal upkeep. Original owners family lived in it since it was built and kept it in good condition.

@@palace927 Exactly. 1960's is my favorite decade for homes. It's the only decade with good quality construction AND grounded electrical wiring. 1950's and older might be good construction, but they did not use grounded wiring.

they sell you the home and are so eager in getting the sale, once its sold they move on and dont give a shit about you. Warranties are bs, they wont address it and if they do it takes a long time. Not even worth it buying anything new with a warranty. This is true for anything new, bought a new rv and this is exactly what happened to me.

What is NFCI protection? Do you mean AFCI or GFCI? Never heard of NFCI. The flickering lights could be a open neutral in the electrical circuit. A good home inspector should have found an open neutral. I suggest getting a home inspection prior to the 12 month warrantee period. of course that doesn't guarantee that the builder will fix anything. NEVER close on a new home before the home is finished to your satisfaction, do a final walk through....flip switches, flush toilets, check under sinks.

The flickering lights are more likely an issue of having a large load from the motor on the same circuit as the light. Not an ideal setup but not unsafe.

Now I'll wager money that every switch and receptacle on 14AWG wire was stabbed. And every screw term was over torqued. See, these guys, I was one in 18-19, would blow through these houses with three tools on trim side: a romex strippers, a impact gun, and a twirly trim screwdriver, Klein 670.

what a POS home look at the electric fireplace frame and trim. its sagging and the wood doesnt match, 2 nails in the center (wood already bowing). never buy home side by side with gutter drain pointing at low spots, 1 window on the side of the home and then small window on the front, its a mess

I told you. Do not ever buy or live in a home built 2020 or later. Defective substitute materials, unskilled labor, dangerous installations, and endless nightmares. Anything and everything can be defective with these homes. You will pay to fix it all.

Bottom line…….if u spend the necessary money get your own inspector!!!!!! Luckily my realtor paid for an outside inspector to inspect the house! Usually takes about 6 hours! They found minor issues in my case but nothing that couldn’t be fixed! I go for my final inspection in a few weeks and then I’ll be getting another inspection about 9 months in

The silver lining is that this new story helped people like me who are buying a home right now avoid Creekstone. Some of these companies should think about the second and third order effects of their decisions, not to take care of the customer, and realize that they’ll lose future business.

The problem is, and will continue to be, buyers getting seduced by the brand new home and skimping on the few hundred dollars that an independent inspection would cost. When you are buying a home for several hundred thousand dollars, a proper inspection is the last place where you should be making savings.

I'm a subcontractor (electrical) and I do NOT use cheap materials. I always use quality materials of brand names that I trust. Square-D panels & breakers, Leviton devices, Halo recessed lighting, Hampton Bay fans/fixtures. These are the brands I've never had any problem with, and that I use in my own home. If I had been the one to wire that house, it would NOT be having any electrical issues.

This is why REGULATIONS are needed. You can no longer trust the build of new homes. They’re slapped on with cheap materials and entire neighborhoods are erected so quickly that the work is guaranteed to be shoddy.

This is all too common. I inspect roofs for a living and it's all to common we find defects that can either cause leaks, premature failures, and even roof collapse in new structures. Something people don't know is when you build a new building they (pprbd) wont send a seperate person to inspect each trades work. In fact, they won't even inspect a new roof on new construction, or the sheets, usually not the framing, or someone qualified to check on stucco, siding usually gets skipped over. In El paso County, they briefly glance at: framing at ground level, foundation, electrical, and plumbing. Anything else only gets checked if it happens to be visible and noticed, but are not actually searched for

I do new home construction and honestly from what ive seen maybe half the houses i work on have problem pre drywall if youre going to buy a house id look for an older home and remodel our grandfathers did better work than what we do now a days

Here in Arizona, I'm seeing a lot of bad construction performed by unskilled "day laborers." We'll see homes constructed from 2019 through current times treated as undesirable.

This is a very good warning to home buyers. I experienced the same with the flippers in Tucson az. End up with the flippers sued me for harassment instead. Terrible experience. Don’t trust any flippers again

The reason for all of this is because its impossible to hire anyone decent. All new homes these days are built with minimum skill and tons of sketchy work. Nobody want's to work and those who do suck.

I’ve lived in 3 houses in 3 different parts of the city and it’s no just the house one of my homes was downtown built in 1923 and had electric issues my house up north was built in 2009 same thing and another one off mark shuffle with the same electrical issues this is a problem with the Colorado Springs electrical grid

I see nothing has changed in the Springs in 25 years. We had county inspectors that did drive by inspections. A city council that approved building in fire zones. And builders who hired workers straight out of prison. It’s all about profit and boosting that the Springs will be bigger than Denver.

I see this as a result of the libertarian city council that puts growth before any other factor. They want as many houses built as possible no matter the quality of the individual houses or the communities overall. Not to mention how many developers in this town are close to or literally family with government officials. And even if they did want to care, there is not enough money due to horribly low taxes to enforce anything anyway. I'm all about free enterprise but houses are for people, not profit.

You think the inside is bad work, take a look at the land itself. The artificial contour is worthless, it's unconsolidated leftovers from excavation and grading poorly mixed with anaerobic clay from low areas and compacted. Moving dirt costs time and money. Good soil, even more. There's zero organic content, no topsoil, your yard will turn to mud, erode quickly, and fail to support the foundation on the gentlest slope. Runoff management is an obscenity, pray it never rains. Turf can barely manage a year if you water it lovingly, irrigated trees and shrubs will fail to develop proper roots. Even hardy native scrub oak, junipers and tough weeds will struggle. Landscaping is so below substandard, get a credit for a skilled company's work rather than let them slap in the wrong plants and some cheap material. In short, this is profit margin for greedy developers exploiting naive absentee buyers in a bloated market. There's so much work done wrong you'll never get it fixed in a year. These clowns aren't "building" the city, they're actively destroying it. DO NOT BUY NEW "HOMES" HERE.

This news story is pure bs I’m sorry and this homeowner is fishing for money. I am a builder and journeyman licensed in 4 trades, so here’s my valued take; 1) minor concrete cracks…ALL concrete cracks, haven’t seen one poured here in the Midwest in last 20years that hasn’t. Minor cracking isn’t faulty or cause for concern and completely normal. 2) no nfci protection, being a licensed electrician I can tell you there is no such thing as nfci, as in never heard of it. You got scammed by your independent inspector. Your lights flickering is one of 2 things-circuit issue and isolation of heavy loads ie. treadmill seriously on a lighting circuit? or afci breakers which are required nuisances per nec. 3) overdriven siding nails, this unfortunately happens with hardie and lp siding and pneumatic nailers sometimes, just sloppy work but is fixable for 10$ with qsi quad caulk to seal the hole, so big enough issue to take a builder to court for 10$? Smart. For anyone saying a quality place is impossible to put up in 10 months and new homes are trash I call bs, these places all pass rigorous building permit processes more so than your typical 1970s bungalow. Not sure where this shared mentality of if it’s a old house it’s better comes from because most places I’ve come across from the 1970s and earlier are about one strong wind from blowing over and wouldn’t come close to passing any new standards for building today.

@James Karrie that is a absolute lie, and if that is true in your area you need to take it to your city council because your building and permit office is letting you down. I've done the track homes, then "custom" homes, then flips, even if they were all identical (track homes mostly were) they all had their own set of prints on file with building office and every one got site visited. That IS how this works, at least in my area. If your area isnt following this and inspections are lacking/non existant you can file a complaint. Building office is there to serve the community and people in it, and protect homeowners from non compliant/dangerous situations

This is very sad. This is nothing new to Colorado home buyers this happens all the time. No one does anything about it that's why they keep doing it. But you have to be accountable for your own actions as well a lot of these people that move to Colorado bought these houses on site unseen, I don't blame the seller I blame the buyer. Before you buy any house in Colorado you need to be present for the inspection. I've heard so many horror stories about people buying houses is showing up to move in and the house isn't even been drywalled yet or finished. So again I blame the buyer not the seller. You don't buy houses anywhere in our country without being present for a home inspection.
