I like the way you showed the whole progress, figures, plans etc in detail. It really helps in understanding the whole process. Would have been better to have interviewed the planners. One thing i am unsure about is the permitted development. Would have liked to understand this better. I.E Maybe detail how it works from start to finish on a small project like this. Also what other types of premises would be suitable to do this type of conversion. Also the sound level once you were inside the flat was very low. Apart from that the flat looks fantastic.
Excellent case study and much kudos to Kiren. Have you considered using lavalier mics for these videos as the dialogue was as struggle to follow in places... just my 2p :-)
Great video Ranjan and a brilliant deal! One question: am I right in thinking that without the little courtyard by the bedroom, this would have been a non-starter since there would've been (a) no window for that room and (b) no fire escape arrangements from there? In that sense, would this actually be quite a tricky deal to replicate?

There is an offer progressing on the commercial unit. The project was finished just before lock down so it has been difficult to do viewings. But should sell pretty quickly because compared to what's on the market, it stands out as being exceptional value.... The figures are still great due to the strategy, ie to convert low value commercial space to high value residential space.
well done! Some questions if don't you mind. 1. Are there any registration costs after splitting into two uses? 2. Regardless bellow 12K do you still have to pay business rates with 3 month exemption? 3. Did it take 8 months to complete? 4. Did you pay an Architect?
Looking at the plans, appears to be an access door between the dwelling and the commercial office where they split the two in the middle.. is this due to build regs and how does that work selling them on separately?

Great job, particularly liked the bathroom. Did you have to do much by way of soundproofing between the shop and flat??? I take it you had to purchase a 10 year warranty to make it mortgagable.
It could possibly have been done sooner. You do have to wait 56 days for the prior approval for PD to come through. In that time you can't do any more than stripping out. It also takes a few months to get utilities split.

Hi. Slight confusion over terminology. A dwelling is a place you live in. whats been created here is 1 dwelling (ie a flat) and 1 retail A1/A2 unit. Each may be sold individually or as one

So the purchase was made prior to receiving PD? Is there any risk that PD could be refused at all? (Assuming not in an Article 4 or listed building etc)
