This video shows the entire process of this house flip. It was an easy and quick flip that made $38,000. It includes how I bought the house, how we fixed it up, what we spent on the repairs, closing costs, carrying costs, and buying costs. I used a hard money loan to buy this one and I talk about the costs and process with that as well. I also almost made a huge mistake accepting a counter $12,000 less than I thought, but we ended up okay in the end. I bought the house for $201,000, sold for $275,000. We replaced some flooring, paint, the furnace, and small stuff. This was bought off-market, but a wholesale gave me the lead.

This appears to be one of the nicest houses you have sold. It is small enough to have lower utility costs but enough space to give everyone privacy so all good as far as I think.

Looks nice! I wish you had sanded down and painted the kitchen cabinets, as well as maybe the trim, I think that'd really add to the price and be super easy.

For your rentals, what is your rent collection method (internet, check etc). What is your method for handling maintenance requests. What is your method for marketing/showing property (ad-show property-fill out application-background check-sign lease-move in and handover keys?) I am trying to get the processes straight for buy and hold.

nice house but yard needs work, and fence needs some work. Basically mostly this house was paint and clean up. I kept wondering why you just didn't hit the back yard with grass seed, but then heard it was winter, you couldn't really do the yard.

Odd question, there was a fire hydrant in the back yard. Decoration or functional? I haven't heard much of them in a private yard.

Great video mark! So what happens if an appraisal comes in super low than the asking price? Does that mean that the buyer refuses to pay more than appraisal?

I noticed you updated the appliances. Do you really see a return on new appliances, or is that just an additional selling point that helps you flip quicker? I can't imagine that you'd be able to charge, say $2500 more, just because you updated appliances? Just curious mostly. I enjoy your videos.

wow things are done so differently in the states. i own my house and if i sold it by myself the only cost is to transfer the deed to the new owner. which costs 250. no other fees period!

Regarding the hold open policy, wouldn't that only work if when you're selling it, the new buyer also uses your title company?

Correct. In Colorado it is customary that the seller chose the title company, and if the buyer wants to use a different company, the buyer would pay for their own policy.

Hey mark I have a question in real estate. I’ve been looking at this property with 4 beds and 2.5 bathrooms. By looking at comps I determined that the Arv is around 205k but range of the houses in the neighborhood are 145-180k. Is this a good idea?

It is listed as a short sale for 153k and the dom is around 300. I’m new at estimating repairs, guessing it needs about 20k Max in renovation. I’m trying to get it under 130k. I’m going for instant equity when I buy and just rent it out for now. Can I get your opinions on it? I really appreciate it!

Did you say 9% in interest on the loan? Is a normal% in US right now? It is wildly high in relation to a Danish mortgage loan.

that is because it was a hard money loan. interest rate are at about 4.5%

Hard money loans are only 1 year long and much higher interest than a mortgage. You cannot use a regular mortgage over and over for flips.

Mark Ferguson - InvestFourMore That makes a lot of sens. It's a bit better, but still quite high. Right now, the interest rate is 2% or below in DK and I actually thought it was roughly the same everywhere so was a little surprised. Firstly, there is not much competition on the Danish loan market, which I assume is in the United States. Secondly, interest rates in Dk are close to Nationalbank's lending rate, which is again close to the World Bank.

Hi @Mark , Question, if it cost $34,624.98 to purchase the property, but your total profit was $38,276, wouldnt that tally that your profit was really only $3,652? I went over the numbers but it doesn't add up for some odd reason...ugh! Please help me, I want to get into flipping houses.

Love your videos but you're getting killed on unnecessary fees in my view. You should have been able to add another 15k to the bottom line on this one just by cutting out some of these insane fees to borrow money. If you are as big as you say you are, I would think buying in cash would your best best or having a massive secured line of credit against property equity, that you can use. You should have made at least 50k off this one in my opinion.

You are thinking of one property instead of the big picture. Sure I could make $10,000 more on one house, but I can only do 10 flips a year instead of 26 or 30. I make much more money financing the properties and I get to use that money for other investments like rentals. So my return is even higher.

I just for the life of me can’t imagine spending that kind of money on that kind of house. My taste is geared towards your older rehabbed homes with the original woodwork, doorknobs, windows, built ins etc... I actually cringed at the 1908 home with painted green woodwork in the one room. If I was purchasing that home I would have removed the paint.
