This was a new attached 2 bed 1 bath ADU and had lots of obstacles but something like this starts at 230k Labor, materials, blueprints, engineering and T24. City fees, upgrades and appliances not included. For additional information please text or call me at 13109849398

Do you ever build 2 bedroom 2 baths? Is this a zoning issue? Rent much better with 2 baths.

We have done 2BED 2BATH but on 800 sqf or bigger. No issues on it but most want 750 sqf or smaller and a second bath would make the common area too small. I agree with you that two bedrooms two bath can be rented better, but sometimes the situation doesn’t allow for a second bathroom.

@@lovinglife3954 when you keep it 750 and under more cities, you avoid impact fees. There was a change to 800 ft.². Most part avoiding too much real estate for the same return. This means if you build an 800 square-foot or bigger unit you would pay impact fees, but also the rent collected will not be much more if you keep it at 750sqf or smaller. Also space for most properties. It makes more sense to keep it at 750 sqf. For more information, please contact me at 310-984-9398.
