It’s 340 ft.² and it does have a one bedroom of course small one bedroom. We’ve done to our garage into a one bedroom, which I highly recommend instead of a studio. Still have a closet so might as well install a dividing wall to give it more value and privacy. It does look bigger, but it’s not.

For the most part is the same process. Where it makes more complication is when the detached is on Hillside or different elevation from the home which creates more factors to deal with. Garage conversions are averaging 4 to 6 months. Most projects are 6 to 10 months. There’s so many departments that are involved with the process that sometimes building and planning are completed, but other departments are not. This delay in getting permit. What is the square footage of that ADU? What’s the average cost per sq foot to do everything except the land cost? Are there any standard Building Industry specifications to build a unit for elderly/disabled persons?
This unit is 451.25 sq feet. A unit like this starts at 147k labor, materials, engineering and T-24 no city fees or appliances. Surveys so report upgrades, Hardscape are not included. All units have the standard egress for disable person but there’s nothing really focus 100% on it which means you can make a special set up for a bathroom for a Disabled person. We have done 2BED 2BATH but on 800 sqf or bigger. No issues on it but most want 750 sqf or smaller and a second bath would make the common area too small. I agree with you that two bedrooms two bath can be rented better, but sometimes the situation doesn’t allow for a second bathroom.
@@lovinglife3954 when you keep it 750 and under more cities, you avoid impact fees. There was a change to 800 ft.². Most part avoiding too much real estate for the same return. This means if you build an 800 square-foot or bigger unit you would pay impact fees, but also the rent collected will not be much more if you keep it at 750sqf or smaller. You are correct if you would be doing it all at once but we did it in sections A B A B and we did some temp support in some areas to allow us to safely move forward with the project. Not many cities will allow an addition JADU. Normally is a 2 step process. An ADU addition yes but it can only be 50% of the existing home and not going above 1200sqf. My direct number is 310-984-9398 for more details. Thank you for reaching out and thank you for your comment.
ladbs let me make the sewer line connection at the first clean out which was meeting grade. saved me 20 ft of trenching. also they let me run water from the main through the front house which also saved im trenching.
Yes that is allowed especially in older homes when the sewer line exists from the side of the house and you run parallel until you can maintain the proper grade for your connection.
You were blessed cause they been pushing it to the front. In some cities, I’ve been able to connect it parallel to the sewer line once I get to a proper slope, but in most cases, I’ve been told to do it to the front. in regards to the house that’s very interesting because it most cases your home is raised Foundation, and by the time you get to the connection with proper slope you’re practically exiting the home. Either way congratulations and I’m happy you’re taking advantage of the ADU laws!!!!

We ended up adding to the slab. These were the first few ADU’s and it was a learning experience for the city and contractors. Thank you for your observation.
Yes in can with a raised foundation. Once you exit at the rear then you go underground and it only needs to be 11” inches deep. Gas 18” inches deep. Electrical 18” inches from the top of the PVC pipe. To play it safe just go 21” inches deep. Hope this helps you. In most cases we run 3” inch to 4” through the middle of the adu and washer, vanity and kitchen sink are ran to it. You need to maintain a 2% slope. Most cases we start at 12” inches and continue the 2% slope to the main lateral connection. In some cases we go out and connect to the outside. We do in-home inspections if you ever need it. Hi Oscar.. I have a question regarding the copper water line.. So, from the water main. The copper water line has to be 1" all the way to the ADU..? or is it 1" and the then it becomes 3/4"..? if so, where is a good place to transition to 1" to 3/4" water line..? thanks
Thank you for reaching out and yes 1” prior to the main home water shut off valve. Once you get to the ADU you’ll install your shut off valve then continue with 3/4” copper. Hope this helps you.
