This is an extreme up & extreme down as bad or worse than Housing Bubble. Interest Rates will stay above FED 5% for next 18 months. Prices are way over valued, house is liability not an asset. Taxes are going up also. I know Real Estate Agent that had about 400 agents in their radius b/v Pandemic then in late 2021 1600 Agents in radius! That's not real!

Good video Chloe, all true. I sold RE for many years but gave up my license and got a regular paying job. I have lots of respect for anyone who can make a living selling homes. The problem I see is that the job is obsolete. Too many financially illiterate people who gladly give up 25% of their equity for the "convenience" of "not doing showings" or "paying closing costs". E buyers have made the job much harder. Also Zillow is a Realtors worst enemy. The MLS's should cut them and all the others off immediately and take back your listings.The best years I ever had were when everyone quit RE because there was so much less competition. You'd better have a large nest egg saved to go down this road but it can be lucrative, for maybe a little while still.
