^_^You're not crazy at ALL!! Here in the Antelope Valley, we have here at our home a 40' trailer. We didn't even know some homeless guy had broken in to the trailer and was living in it for about a week before we caught him. People are BALLSY and when they're desperate they don't care if they broke your lock off and do damage to your stuff. I'm with you, @TheSoloAsylum, I'd want my stuff protected from anyone and anything!? That's SMART, not crazy!!

im finishing mine up right now, 3000sqft shop space and 800sqft living. from site work to interior fit out, high fence, and running lines water and power 1000’ft plus to back of property, $250k!

I read somewhere that quoting general cost of building is like asking how much a bag of groceries cost. Well, it all depends on what you put in it! Thanks for giving us a ballpark figure, with some specific details. Nice work, and love your videos!

It's still possible to give an average based off statistics of previous customers if you know how to do math. However I will say that is an excellent analogy and it's just in my nature to argue haha.

THANK YOU!!! You are absolutely correct that builders HATE to give out estimates like this. And with the wide ranges of pricing I understand. With that said, Thank you for this video amd atleast giving us a ball park to start playing around with so we know what to expect and plan accordingly, bcuz I had no idea if it would be $50k, 150k or $250k to build a Barndominiom. I really appreciate the video and putting me in the right ball park.

An honest assessment of building a metal building of any type. I built a 2400 sq ft shop and his comments are right on the money! When we built our home and separate shop I wish there had been a barndominium builder in this area.

I appreciate your candid response to a seemingly "loaded" question I see on your videos a lot. "How much per sq ft can you build a home?" There's so many variables. Real hardwood floors, or laminate? Real tile or fake? A basic ikea kitchen or a custom crafted kitchen with a 12 foot long island with real marble countertops? A kitchen can be 5 grand to 100 grand. Painted drywall throughout or shiplap? Lights? What kind and style and how many? If you want 30 lights in a house or you want 50. That could be a difference of 4 grand or more. You have to consult a builder about what you want, what your budget is, and what's realistic for you. Not badger them on RU-vid videos. These videos are showcasing what their company can accomplish for their customers and their needs.

a ballpark is still an acceptable response though. they have client builds and square footage and cost. they could easily say "our clients tend to spend about xxx amount per square foot for a customized house.". but i know it wouldn't appease everyone.

Thank You so much for stepping up and having the where with all to throw out a ballpark price per square foot with "average" finishes. It does give a great starting point to plan and see if a barndominium is right and economical vs a custom stick built conventional home. Appreciate it. My sister lives in Tioga, Tx. and just bought 20 acres and is in the market for a barndo with an unattached horse barn that matches for her "little ranch". I'll pass your info on to her as you guys seem to be honest good folks. The world needs more people like you and your company.

I wish I'd known about builder grade garbage before I bought my home. I would've paid 200k extra, or whatever it cost, to have a real house that heats and cools efficiently and isn't going to constantly leak and fall apart in other ways.

We seen these all over the US & always look for one when considering a Recreational home base between RV trips where we can recharge and hunker down during pandemics. I like the ability to pull in the RV into the shop area so rural neighbors can't easily tell if we are parked or not. Having a place to work on the RV and to bring family over for some ATV fun would be priceless, thanks for all of the inspiring ideas and now I can compare various brands to see how the technology has evolved. Now can look for land also where the recreational version may be allowed over just a house version, etc.

I would’ve never considered living in one of these until I started watching your videos and seeing all the customs you can add on. We have 13.25 acres and want to build in the next few years but with the price of wood we may have to reconsider and build a barn.

Yes, a barndo garage with a master suite and a chef's kitchen and dining area is all we need on one level. Garage to be large while the living area to be integrated within the garage.

Great job explaining and giving “general” costs. People want hard numbers about building something without giving specifics. It’s like someone saying “I want to buy a vehicle, and I want to know exactly how much it will cost.” All while not telling you if they’re buying new or used, a Kia vs a Ferrari, a car or a diesel dually. Specific pricing requires very specific info to get hard numbers. Keep up the great videos! Subbed.

Steve Clark actually Steve you can get baseline numbers on a car just to let you know! When you go an buy a Mustang you have different models, you pick a model at a starting price and then you add to it. Try better next time. Everything should have a base.

Is the building made of metal or steel? What company provides the metal? With the monolithic slab, do you have to have a crawl space? Can you get a tankless water heater? What do you think about ductless hvac units (per room)? What comes in your basic package? For instance do you get a certain amount of windows & doors? & then extra if you go above that? Josh,bro just tell us bottom line price.nothing else really matters to me because regardless it will be expensive we know different states and codes from city and upgrades will be different. if I were to guess, probably $300k+ at minimum which isnt even affordable for me.But i like viewing and seeing unique things for ideas.May God bless you and keep you save during corona virus/ covid19

That is important. You might have to divide up the work load but get a game plan and strategize how each contractor can contribute to your main goal.

@@whocares5188 that's about right. Since I commented last year, I took a change in scales and so therefore i no longer need a 100' building since I went down to a much smaller scale of train. I'm now easily impressed with a 60'×80' honestly.

Hey I’m in Michigan and want to convert my moms barn in Louisiana, which is a partially existing structure. It’s huge. I can totally add onto the back part of the structure that is not complete but external is solid. I’m thinking I can have a business complete her barn with customizing a living space and finishing the outside with some paint and as needed in so far as upgrades for a barndominium. We can part cars or tools, tractor in there already. It just needs to add living space. Ha, this can even be done with our own solar upgrade for complete off grid or less costs for electricity. So into all these videos. This is right up my alley.

I was telling people to do this 20 years ago. Slowly, some are catching on, LOL And if you investigate the materials used in most subdivisions, this Texas Best company is using way better stuff.

How has the pricing changed in the past year, and does $40 per square foot estimate hold for shop areas which will actually be used as barns? Have you done wash pits before, or is that a task for someone else? If you can do it, how might it impact price?

Glad you explained prices - I am considering a future move and this caught my attention as we have an RV in storage and this solution would put it all under one roof. So if I understood you correctly the "home" part of a 2400 sq. ft. would essentially be $120 per sq. ft. and the garage part would be $40 per sq. ft.? My "back of the envelope" math says I'm looking at around $200K - then adding extra for patio/porch overhang and surprises - so $250K is still an attractive number. My other question would be your A/C and sewer/water costs, are most DFW area sites Septic/Well or city services? A/C or Heat pump supplied and what tonnage due to excessive heat in TX? (I'm in FL and NEED a 4 ton unit for 1900 sq. ft. manufactured home) Also is drainage possible in garage area for RV cleaning?

A lot of people like barndominiums and think that they are an economical means of building a home. They are not. Many of us felt like you have been dodging that fact in your prior videos and it is nice to see that change. Most folks are SHOCKED to find out that a small barndo (1,250 living 1,250 shop) will easily run $300,000.00 when everything is included. They certainly have their share of pluses but price per square foot as compared to semi-custom suburban new construction is not on that list.

Well there are quite a few individuals that certainly put a lot of sweat equity in the barndo’s however not everyone is willing to do that. Also they may wouldn’t go to the distance on all the items mentioned here on building scope. Thank you for your perspective and comment. I would have to agree with your assessment! JH

Understanding basic costs is definitely a lot better than none at all. Thinking that price per foot by the customer can reduce the balance of budget. Knowing starting costs can definitely free up more finances to add onto the budget.

Hi! Many people are not rich or very well off. Is there any possibility to make a budget barnominium? Like keep all the shell top notch but finish the inside in a more budget friendly way to make it realistic for Mr and Mrs average folks that want this type of housing but only see the way too expensive stuff. I know it's not premium viewing material but I think it would be nice to see something regular folks like me could actually consider purchasing instead of just daydreaming while watching your videos.

How does the metal roof stand up to hail storms? Here hail storms BATTER roofs which never fails after a serious hail storm here come the roofers to replace the tiles.

I don't know about other areas, but here in the Pacific Northwest $120/sqft is extremely reasonable. 50x50 for 300k. Really good price.

What would be a rough estimate it was a 2 story structure? Say 2600sqft living upstairs and a 2600 shop on the lower level? I know you save on the foundation, but need more wall . I assume the finished area would still be around 110-120/sqft but would the shop space drop?

Well with interstitial space between and the joist and subfloor system it still will be close to the same parameters on cost for living and shop area.

We don’t have comparative prices with those products. Currently we haven’t had a client wish to use ICF.

The quality is better than any normal house I've seen. The insulation and 2x6 walls are a major difference. I wonder how well these do in hurricane areas of South Florida

CreativeGuy Well they’re not gonna just blow over super easy plus they are made out of steel beams & wood which the exterior walls are thicker than your typical conventional home. I don’t quite understand why folks assume that a conventional home is going to withstand a tornado or a major storm anyhow. I’ve seen a hailstorm have hailstones go straight through shingled roof’s.

@@TexasBestBarndominium Very true! I remember in the 80's my parents took us kids up to North Western Pa to see the damage after tornadoes rolled though. I remember seeing homes completely gone and one that sticks with me today is the one that ad nothing but a staircase to no where left. Thanks for the info :)

Man that is a picture that sticks with you isn’t it. We saw the effects of Hurricane Katrina did some work there. I was there within 3 days of the storm. Will never forget those images.

In Florida they meat the “hurricane codes”, meaning they resist up to 140mph winds, I have never been exposed to a tornado so I can’t say much about that but for the most part I would say it would hold up pretty well

The only thing that wins against an F5 is a bomb shelter. F5 has been known to pull up common city street pavement, trees and grass leaving a brown swath of nothing on the ground where the funnel touched down and all of the debris scattered for miles. A common "stick built" house might withstand F2. 140 mph wind rating is in lower F3. I've seen wind ratings of 115 mph to 150 mph for steel buildings with R panel sidings and roof, before adding the internal bracing that the wall framing and spray foam adds. I've seen an older technology steel tractor shed (appx 60 X 90 with 20 ft sidewall) survive a direct hit that snapped an oak tree with 2 ft dia trunk. That was probably a F2.

Nothing you can do when it comes to a tornado! Engineers can’t really predict how a structure will really preform because of the way the winds are in a tornado. Not like straight line wind in a hurricane or thunderstorm.

Walnut Creek California gets over 115 in the summer. That is a 45 min drive east from San Francisco. And have you lived in Nebraska with that heat and humidity?

As someone who has lived in Texas my whole life (over 35 years), you get use to it. I live near Houston and it is far worse down here that in Dallas because the humidity in Dallas is bearable, while in Houston it is horrendous at times. Now all that said, I just came back from Montana helping a buddy move, and it got down to 16 degrees, which to my understanding is not even cold for Montana and I can tell you, I don't know how the hell people live in that! I am a big guy (over 300 lbs) so I come equipped with natural insulation, but I had on a shirt, thermal long sleeve with fleece lining, thick hoodie, then a medium insulated Gore-Tex jacket to cut the wind, and I was STILL cold as hell! Furthermore we had to drive 35 to 40 mph every where because everything is covered in snow and ice! Yes we had a 4x4 truck, with traction control, ABS and snow rated tires. We were still spinning at times if we went over about 40 mph. Driving across all of Montana at 40 mph max, sucks! Once we got about half way through Wyoming and the snow and ice cleared, we were running 85 mph to try to get a head of the cold front that was coming in. In Montana during the day, nobody was outside. Sitting in my house or work only for 4 months out of the year sounds depressing. Down here in Texas, during our days off when it's over 100, we just go to the river, lake or beach... Problem solved. Trust me, the hundreds of thousands of women running around in bikinis makes it "unbearable" 🤣
