In this video we do hardie board siding. The windows are wrapped with miratec trim. The gables are board and batten style while the rest of the house is regular lap siding.
This was very helpful! Thank you. Hardie board is not used much in SoCal that I am aware of. I really like the board and batten look contrasting with the horizontal boards on the house. In the early 1990s, I was the owner/builder of a reproduction 1800s home (originally in Massachusetts) in southern California and used Hardie Board siding. The flooring was milled from an ancient torn down barn and brought in by train from North Carolina. I put my heart and soul into it and it was beautiful.
I'm currently renovating my home and I told the contractor construction company to reduce windows from 2 to I all around and one side of home nearest to neighbor no windows just remove so I don't have to worry about thieves noise etc. The less windows the more secure and less heat and cold coming in or out.
I love small houses! A good amount of large windows are definitely a good idea, it makes the home feel more bigger & brighter! Great job by the way! :)
Great job! As always very informative and fun to watch. I am interested (as many others) in buying the plans for a house 3 bed 2 bath, about 1000 sq ft. Vaulted ceilings. Are you gonna add that option in the channel? Maybe put some different plans options for sale, so we can choose what we want with the option to consult with you for question that may arise during the building process? A house I had in Cali, sold 2015, had the front wrapped with this hardie board, and 11 windows and 2 sliders replaces, I did the caulking around all the windows and siding, trying to do as much as you can is good. I received my building permit yesterday, electrical pole and meter box were inspected and passed this morning. My sons are licensed electricians, they will be over in a few weeks to run underground to my well/pump house, for a subpanel to be installed, I've got to get my well running before I even get the septic in. My little 864 sf 2bed, 2 bath house will take me about 1.5 years to get built. I am so glad to have found your channel, with all of the information on your channel YOU have really made me realize I can get it done as the owner builder. Even though our codes are different, me in Nevada and you in the south east the process is basically the same. Thanks for all of your wisdom

I noticed that the 1x4 window trim was installed with the bottom horizontal piece extending under the vertical piece... The vertical piece should extend past the horizontal piece to avoid water building under the joint... Otherwise the place looks great.
Great build. I've seen other installations where a metal flashing was used over the top trim piece of 1x4 above the window. Did you do and I just couldn't see it? Thanks
Whats the total cost so far to this point? This is essentially structurally finished and just need the interior and insulation finished correct? This is more or less what I want to pay for on a new ADU I plan on doing soon. I can do most of the finishing myself which should really cut costs as you said.

You should get those HVAC guys to run the line set inside the stud cavity and poke it through the siding at ground level. On the outside it looks bad and is not necessary on new construction.
Just curious. How does "efficiency of scale" work? Meaning... 24x48 is like 50% more SF but by sticking with the rectangle shape and since you already have the contractors on site... instead of adding 50% to the total cost, wouldn't it add much less? Maybe an extra 20% on the project?
That one is hard to answer, there are a lot of variables that are unknown. Construction is like a math problem gotta have info to solve the equation. For expample bathrooms are more expensive the bedrooms. Vaults are more expensive then flat ceilings. Bigger house bigger hvac system, foundation, roof etc etc. Looking at the 20% number that you brought forth my instinct tells me it would be definitelly higher. Sorry man cant answer that one and be right.

From the Morphea I have the Rx I was put on is also a ORGAN TRANSPLANT RX 😳 I got very sick from. Waiting on a blood test result to see if I can take something else or the spots I get in my skin will just continue, & lower my immune system & cause pain from what they do on the inside. Home trying to stay safe since DECEMBER with ALL this & Covid, looking at a tiny home to run away to would be a dream come true that's for sure!!! I've seen some amazing remodeled RV's that are incredible for around $8-$10k!!! And they go fast! Lots of potential..but I wish I could have you even do something like that for me in a 40ft with stackable washer & dryer..some shiplap & & fireplace, and I'd be HAPPY!!!! Your just the BEST!!!

Hardie is more expensive also you have to paint it so its a double expense. As for the durability it is pretty good no rotting no melting or cracking, I had no issues with it at all.
I bought Hardie Board siding to replace the siding on my house. It's great because it has a 50 year warranty, except for the paint. It's also fire proof. My roof is also fireproof. I don't live where where there are fires, but it's an extra safety future. You seem to pick good quality products. I love this smaller house.

They are not cheap I agree, but I dont have much to choose from around here to be honest. The main guy is a good guy and I still make some money at the end of the day so I'm ok with it.

For your next build I would highly recommend studying the 20k house by rural studio( Alabama architecture school but I can't remember which college) They build an approx 570sf house for under 20k. Granted they use free student labor but it will give you good ideas for extreme money saving. I know you have a passion for providing affordable housing and that's what I love about your channel -think if you could build the house for 50k and pass those savings on to the buyer how much you could change a person's life. Or a community,or even start a movement etc. Eg, vinyl siding is about $113 a square in DFW right now and easy enough to be put on by yourself. Corrugated steel siding(you only see this on million dollar modern homes) is $58 a square for galvalume and $88 a square for painted. They charged you $4500 for plumbing rough in iirc(or was that for rough in, top out and finish out) In DFW for my house with 3 full baths the highest quote I've received for rough in was 4k and I'm so mad because it's only like $800 in materials. Can you get labor from another area? I'm in Dallas where labor is expensive so I'm calling areas two hours away to see if I can find it cheaper. I may even call Oklahoma guys to see if I can save money. Lastly, and this is the last I'll speak of this matter. You have designed a really simple, easy to build, house. I love how straight forward everything is. No corners or fancy hip roofs or difficult details - the price of labor should be commensurate with how simple your designs are. And right now it's not
@@jl9678 I googled 20k rural studio that is interesting, thx. I will be doing something interesting in the future,I spoke with my inspector about it, have to talk to a couple more of them then it's a go. You are 100% right but for now I'm going to have to do it that way and in the future it will defiitelly change.
Hey Russ, you can do this in multiple ways. I choose to get it done this way so it's simple and easy plus if something ever goes wrong it's easy to fix.
Nice that you planned for a shed in the back, additional outside storage would be good for a house this small. Curios to see how you will grade the back and side of the house to divert water away from the building.
