Thanks for this series. Spousal unit and I, are coming this spring for our lifestyle visit. This walkthrough is very helpful for first time build folks. We're hoping your pool cost includes the bird cage. MY Electrician Hubby noticed one point Ray...You mentioned your going with stock electrical fixtures, and will have them changed after close to save a few dollars and get what you want. You might know but.....Standard builder fixtures are usually on the lower quality build side. The boxes to support those lighter fixtures are standard and fine for low-end fixtures. However....upgraded fixtures tend to be much heavier in construction materials and could be an issue, swapping after drywall/paint. For example: A bathroom vanity standard bar light typically does not weigh much, but with thousands of choices, they can come 20-30lbs. An added metal or wood backing would be needed to support that fixture pre-drywall. This could be an issue with all fixtures/fans and easily dealt with during framing, but not after. Hope this info is helpful.

I don't know anything about pools (and I'm a pool owner), but wow does that seem expensive. On the other hand, it seems like you got a decent price on the quartz countertops. Thanks for sharing everything Ray, can't wait to see the finished product. You're putting together a beautiful home.

Its actually average. I have a neighbor that just added a pool and spa and price came in around $220k.

I'm sure the plumber will do it however make certain to insulate all water lines under the concrete slab including the hot water recirc line. Just a little advice from a retired master plumber of 49 years.

Yes, they do insulate all the hot water pipes for the circulation hot water heaters.

Thank you for explaining what a 'mini-split' is. I live in Arizona and we'll be moving there as soon as our house sells and I've heard about these mini-splits but no one would say what they were. Wonder if there's a maxi-split as well?

Thanks to Randy, Ray and Ashley for putting this together with such great detail. I'm looking forward to more vidoes and I cant wait to see the final home built. One question: I love the bathroom that you added to pool area. Why didn't you extend it to the end of the birdcage? There is a small amount of birdcage beyond the new area that doesn't look useful. Was it for more light? I can't seem to see the function.

The extra space will just be part of the birdcage. It will be easier to see once we have the house completed.

Thanks for sharing this experience!! It’s been VERY educational so far. So Ray, did a 2nd or oversized electrical panel come into play, when you were laying out your requirements? I was curious if the 2nd zone Hvac, coupled with the heated pool and mini-split in the garage warranted extra capacity at the panel. Looking forward to the next video.

I was surprised that we only have a 200 amp panel. Other homes like this I have owned up north had 400 amp electrical panels.

When I replace my hot water heater I’m going tankless to an on demand system, gas. If I’m still in the house, that is. I live in northern Minnesota so the system will be installed in the basement. I have 3 floors so it’s going to be a bit different. You can buy different sizes. They aren’t all the same. I just don’t want to deal with a tank anymore.

Some tankless water heaters have a built in recirculating pump

In CT if you are intelligent u install the tankless hot water indoors not circulating thru the slab. We have slab heating hot water systems that have and will fail in the North East and such a poor choice with other optikns available. The reason for gas for hot water heating is because of cost. Electric cost more to install but heats the water faster and if gas is not available is a good alternative

Fascinating video. Thank you to both of you guys. I was just wondering about the epoxying of the garage and the driveway. I understand it will protect the floor from staining. The problem is that it will become very slippery when wet. Major problems in the summer. I was thinking of using pavers. Will that also protect the floors or is just very good looking? Just worried about falling and breaking a hip or leg. Thanks.

Hi Ray, Ashley and Rusty, really enjoying the video's, thank you. Regarding the hot water circulating system, we are currently having a designer home built in Dabney. Our slab has been poured, do I understand from the video that the circulating system is installed underground prior to the slab being poured in which case, it is to late for us to add it to our build?

The interest rate on the bond is 5.47 percent. I can earn more in the stock market so I will not be paying it off. But we can go into that in more detail in the next video.

Hi Rusty When we talked at the mail station, I thought Ray was getting an "Inverter Heat Pump" and now see it is a much less efficient "Staged" system. The highest efficiency is obtained by matching capacity (condenser size "BTU") to load. 1) Basic A/C compressor uses an on/off relay (which is what we have). 2) Staged compressors turn on more compressors to match load (what Ray has). 3) Inverter condenser which is an unlimited variable speed compressor to match any load. ru-vid.com/video/%D0%B2%D0%B8%D0%B4%D0%B5%D0%BE-RviXfmhhp_o.html Inverter condenser solution can do better at lower cost (33% to 50% energy savings) One unit can run multiple air handlers, heat your pool, domestic hot water, etc. I would contact Mitsubishi Electric.

I didn’t ask about having them insulate the garage or install the HVAC. It’s not that expensive to have it done after.

Due to you having 2 HVACs, would it have been cost effective to have the AC Company route the Bedroom(s) HVAC System to include the Garage too …. instead of having to buy /install a mini split system???? And, I would think the entire roof over the garage would be included with the house insulation? Also, did you get to select “roll or spray insulation”?

We built a new house about 7 years ago and went through this process and it’s very similar. I’m excited for you guys bc we like you had everything picked prior to breaking ground but the builder said he loved that we had it together bc they wouldn’t have to wait on anything bc they could get the orders in so no delays on supplies. Someone else asked but I’m assuming and you know what they say about that, but is the bird cage coat wrapped up in the pool cost? Is there a break down on that vs pool? Thank you your time, your openness of sharing numbers and what choices you made and why.

They did not break out the cost of the pool and birdcage. I maybe could have asked, but it’s not like I was going to go without one or the other.

The birdcage was included with the pool. They did not break it out as a separate item like the heater.

In reality, if you build a home like this in certain parts of the U.S. … these fees are actually normal. In Certain Parts of California, the home would cost more! Fact!

1-- HVAC Varaliable Speed is very expensive to repair 2-- Luxury Vinyl Plank off gases where ceramic tile does not 3-- Constantly Circulating Water Pump is substituting water waste for electricity waste 4-- Nothing in The Villages can be done cheaper later 🤣

For the most part, there is very little difference. Mostly it is larger homes on larger lots.

It seems The Villages are moving more and more to 'concrete constructed homes.' Smart with storms and skyrocketing insurance costs. Are the custom builds that are happening are they still stick construction or are these buyers given the option of concrete? Sounds like everything will be concrete in due time. Thank you.

The homes being built in large quantities are the concrete tilt up walls. The premier homes are still concrete block walls.

I think taxes run about one percent of the value so I am anticipating about $11k or so.

I recall that the roof is R38. I do not recall the number for the walls, but they are very well insulated.

Comment...... Upgrades you will never get your money back on......especially the pool. $157k for a pool......that's how much the community pool cost......that's crazy!
