Love the idea of creating luxury studio apartments (as condos, if those exist in Italy) and I'd offer services throughout the building - from a staple goods shops to a used books, a place to get repairs and why not even a cantina and deliveries. Why not a coffee, wine and cheese shop on the estate as well?

Nick, the thought of walking in the steps of a home from the 15th century just give me goosebumps. Here in the U.S. we think buildings are old at 260 years. We have no comparison with 600 year old floor tiles! I am in awe of all those beautiful frescoes and the years of artists on their backs to make them into reality. That grand room that you first showed had me envisioning a ballroom and people dancing away. The clincher for me is that chapel on site. What a find!!! You’ve made minds swirl with the possibilities of this gorgeous estate and what money could do to bring it back to its original grandeur. Thank you again. ❤❤❤
A Nick Ferrand amusement park! All that is near and dear to you in one place. Ok, money aside, just think about the outrageous potential of this property as a destination boutique hotel. The ceilings! The grounds and acreage! The chapel! But wait, a theater! Staff quarters, out buildings, gardens, pool and who knows what else….. This property creates sensory overload. It just seems impossible that you are able to come up with these places week in and week out. No socks worn here on this one. Thanks for a great video.
Holy moly Nick and honestly...I don't know where to begin. I would have a constant crick in my neck and bruised shins from walking around the place staring at the ceilings all the time. As I am a collector of angelic and religious items...when you walked into the chapel with the rosary still hanging on the wall behind the altar, I wept. Nick, I have been binge watching you for days. This is absolutely breath taking on so many levels. You are a true Sag! Your passion and historical knowledge is amazing. We cannot watch you without feeling we have lost so much in this modern world. I have watched you tour us through humble homes and great palazzos like this. I couldn't help but wonder that they survived through two World Wars, countless other political upheavals, other events for centuries yet still retained the beauty, master craftmanship, and integrity of our ancestors who built to last. In the evenings, when we had nothing to do, my mother used to take me 'window shopping', from one antique store to another: this is where I developed my love for antiques and things from bygone eras. Well where do I start, the History steeped in every corner my neck would be sore from looking up as you cant take your eyes off the stunning work. it is also like a Antiques Paradise you would gladly spend your days just wandering around, oh how I wish I had the money and the energy to have this, Hope someone buys it but keeps it very much as a place where you still see its story and not all modern. I can’t believe all this for only 2.2 million. My tiny house in Seattle is worth half that. This only furthers my obsession to move to Italy. With such close proximity to the highly traveled places in Italy, this could be an ideal agriturismo.
This is the most awesome property so far that I have seen you present! When I win the lottery, I will buy this and create an absolutely amazing artist residence and art college! Oh and of course I will have room for visitors and servants too and my handsome chauffeur!

I'd love to see more! Amazing property! With a committed restorer, could become a nice income generator. Can't really get a sense of value though without seeing the other buildings and an aerial of the grounds. Sounds big enough to host a huge wedding and its guests.. Close enough to become a tourist destination. Years of work though.
I'm not sure there are adequate superlatives for this extraordinary property. I suspect one could easily make at least a week's worth of videos and still not do justice to the entire offering. I had to abandon my usual game of 'what would I use this room for' within minutes of your tour beginning, as the number and sizes of the rooms began to unfold. You must have been exhausted by the time you were done wandering through such a fantastic labyrinth of rooms. What an amazing example of art meeting architecture in perfect balance, including the variety of updating and renovations done thus far. As for the theatre and the chapel... I am dumbstruck. This video will require several viewings to even begin to absorb all that it has to offer. Thank you so much, as always, for your knowledge, passion and patience introducing us to these Grande Dames of the past.

Absolutely stunning - hundreds of years of history. Imagine carriages drawing up on that drive for weekend parties, Counts and Countesses with their servants to wait on them etc etc Its just fascinating, I hope somebody buys it to renovate as a whole, and not divide it up. Wow, wow, wow!!!! Such an amazing estate. It would make a spectacular boutique hotel, and even though it needs quite a bit of work, what an investment it would be! The location is ideal and the views are sublime...love this!
You got me at the Chapel. The ancestors had mass said every day. Really fantastic and it would be just lovely lovely having it on the property. It meant you could go and contemplate in peace and quiet your problems. I wish I had the money to restore it.

Phenomenal is the word! Meravigloso! The price seems v e r y reasonable considering all included you describe. For an investor with a vision and good economy backing the enterprize it will hopefully be restored in full and nothing altered to effect the beauty of this building long term (or present day). Anyone looking to create 10-15 large luxurury suites/ apartments with large common facilities and functional spaces need look no further. I'm a romantic, so I prefer dreaming of an affluent enthusiast of history with a large family, or several families sharing a careful journey of restoration and discovery of hidden history over time. (probably not *sigh*) The views to go with all of this are other worldly. Was the blue in the distance the sea? It definately looked like it. Sooo much work, but what a wonder to work on! Your careful filming, editing and commentary is also phenomenal btw. 😍👌❤️

You had me at the front doors and 15th century. The frescos were magnificent! They alone are unbelievable treasures of pure talent. The HISTORY! The PEOPLE who have trodden those tiles and stairs over that period of time would have so many tales to tell. The energy emanating from centuries of life and death in this Villa would be amazing. Nick, Wow! I don't know what to say! I don't know where to start! This is incredible property with a fascinating history behind. Everything, absolutely everything is "STUNNING". Yes! Needs work but for the "right" person with an open mind and a good heart shouldn't be a problem. The location is perfect for any business or a fancy family "retreat". I can imagine a fine resort with different events: wine tasting, wellness events, and yes, dancing is a must. Thank you! Thank you! Thank you! Enjoy rest of the week :). PS: Nick, You may want to consider " subscription" going forward for all of us who can't afford those places but enjoy watching your movies. Wonderful property, and a great video that sent me down a fascinating rabbit hole trying to find the source of the inscription on one of the frescoes; 'vel pulchra minus vel fortior' Apparently Vincenzo De Filicaja, a 17th century poet/politician/intellectual, and friend of the Capponi family and the queen of Sweden, wrote a sonnet on the enslavement of Italy in which there's a lament that Italy was not 'less beautiful, or stronger' and perhaps would thus repel its aggressive admirers. Absolutely wonderful piece of architectural history❤

That was so much FUN! For me, the frescos alone justify a good portion of the selling price. I also really like the simplicity of that cantilevered staircase. The renovations are well done and provide some good clues on updating the rest of the building. The chapel rivals most US churches in its beauty. Nick, we're definitely on the same page. At one point I was oohing and aahing as you entered a room, and you chuckled. Another fantastic presentation. I wish you videoed the rest of the property for another episode, but there are plenty more places to see. Thanks, Nick!

Thank you Mr. Ferrand. The main room looks like it would get nice cross-ventilations, so it would be cooler than spaces without that capacity. In any event, it's so spacious and with thick walls, seems like it would be quite comfortable in summer. Even so, I just prefer fall, no matter where it is.
When you came though into the courtyard and panned up to that top floor balcony, I thought Romeo & Juliet property for sure! And so well positioned between fantastic cities too. What a venue for weddings that gorgeous hall would make! I manage vacation rental properties so your rummages always set my mind awhirl!
