Reminds me of when airlines know they need to replace a 10.00 part to make their planes safe, but don't want the expense of replacing it. Oh, let's just hold off and see if the part causes crashes first. No way in hell would I live in a high rise building with a crack in the garage like that, especially after what happened with the Surfside building collapse. The LAST entity I would trust regarding the safety level of the building would be the HOA. They are NOT our friend.

The sad part is how condos work. The residents vote for the board and ultimately the residents are responsible for this stuff. They can only be mad at themselves. It just sucks that what would have been cheap repairs 20 years ago are tens of millions today so previous residents ignored issues early and dropped the hot potato on the laps of current residents. Thus, never buy into a condo, no one is willing to pay for proper maintenance until the building is finally threatened after decades of ignored problems.

Not just Florida, but everywhere! All across the country money is being haggled over before safety is even thought of!!! Every year properties are assessed for value by property assessors for each and every county, but the building values do not go down unless the building is condemned usually. Many buildings even private homes, apartments, business buildings, factories are not maintained in the best manner, and yet they are still assessed as being more expensive/valuable all to generate more income/money/taxes for people!!! It is scary how people accept this. In many cities that have old buildings there are new laws about making them earthquake proof, but the people owning those buildings cannot afford to pay for the structural changes because they don't have the money! Instead of providing low interest loans for quality maintenance repair/revitalization the city/county instead charges fines, and that does not fix the problems. The greedy are going to cause more deaths. And that is my sincere opinion.

It's being revealed that this is a systemic problem, brought about by almost zero regulation enforcement. There's another larger building a few blocks north that has been LITERALLY CONDEMNED already, there's a red notice in the entrance saying that the building is not safe, it's unfit for people to live in, but nothing has been done. Hundreds of people are still living there and acting like this isn't a big deal. It's utter insanity. The authorities have allowed this to continue for so long now that they only true fix would be to evacuate probably every building constructed before 2000.

Once you know about it, you legally have to disclose it to a new buyer. So you have no make sure there is no proof you knew before you sell. It is also going to be much harder to sell without new potential owners demanding the latest inspection reports or bringing in their own inspector. Any report they give you a copy of must be given to other prospective buyers too. The law can make it very hard to sell once you know about a problem.

Either she was acting dumb (if she is an owner) or just being ignorant (if she is a renter), property owners are responsible for the repair and maintenance of the building. Apt magt company is hired by the owners via HOA to coordinate things among owners.

Trust me, don't belive this report. Let me explain how this report is an chaos. The person who posted this video is a fool. They could have taken a picture and walked to the management office got told that this is an expanding joint. You see expanding joints are thought by the concrete plates, concrete expands in the heat. People say that there are only straight expanding joints but it actually depends which ways the concrete plates are. It looks bad because the paint has come off. But instead they thought that it was an good idea to post it to TiKtok and cause unwanted chaos. I live in this condo appartment and yesterday every resident got an long explanation about the situation. They explained what the thing is and how its no danger for the condo. I literally went with my dad and just cheked the garage and there we several of these joints. So many ignorant TV channels have reported this People are disguisting and ignorant in these comment sections. The surfside condo had serious problems like obvious building failures and a horrible management team. Peoople of course react like that because it, but most of them are so ignorant and it makes me almost nauseous. Have a good day

@WHITE FROST you make a good point about not making the parking under (or on top of) the residential units...but then ur talking about additional costs and eye sore to get the parking space you need to accommodate that many residents....if you look at those beach front properties and how "lean" the space is that they use, your talking about major reform and increase in costs.

That resident isnt qualified to make that statement, It’s a fart in the wind, Lots of buildings are up to code and last for decades without issues. Others do not. Champlain wasn’t because of unsound building but a confluence of circumstances that caused the foundation to give and ultimately thr building to implode. The real crime here isn’t that a building collapsed but all the unqualified internet experts spouting off knee jerk reactions and opinions they shouldn’t be sharing. That’s the beauty of free speech and an open platform.

@@MisterMister5893 according to an expert with the channel name of building integrity, he shows that the building wasn’t built with good supports. I mean how would anyone expect many stories to be able to stand on toothpicks when so close to salt water? I heard that at high tide water would get into the bottom of the garage and the pumps were always failing because they couldn’t keep up with all of the water coming in. A foot or two of water was the norm. That’s a big issue when the concrete isn’t made to withstand seawater (according to that building engineer who specializes in high rises along the coast)

Likely most buildings more then 20 years old and over 1 story have these issues to one extent or another. Honestly this is why i try to avoid living in older buildings. Christ only knows what is wrong with them. Crumbleing foundations, lead pipes, mold, radon? who knows? Even new buildings may not be safe with some of the reports of health issues coming out from things like improperly applied spray foam insulation or offgassing resins. Really makes you think.

Exactly. No one wants to pay taxes which means you won't have the additional inspectors needed to do that. No one wants regulations bossing them around so it's after 40 YEARS which is nuts because by then there may be massive problems which are very expensive and then they fight over paying for that. It's stupid. Better regs and pay higher taxes to pay enough inspectors to check it out often and the payments for repairs are way less and you can have more confidence you've caught it in time. You get what you pay for.

If it's about money then it's because the residents don't want special assessments; it's a huge expense. Now, next time, before you flap your mouth, know the facts.

Actually, that is a floor/ceiling component between the underground parking and the first floor. If that concrete floor fails it effects the first floor residents and the cars and people unfortunate enough to be under that floor when/if it fails. The load from that floor transfers down through the vertical columns and footings at the base of those columns. Granted, EVERY floor should be surveyed to see if similar stress fractures occur on all levels. Slab fractures usually occur when vertical support columns settle at differing depths into the natural grade.

It is actually not a foundation. It is a concrete slab which was part of the pools deck. The design of the building called for it to be sloped... in principle.. it needs to slope water away so that water doesn’t build up... the deck was build flat and water would accumulate building up the presence of moisture which would rust the rebar causing it to expand... when the rebar expands, it cracks the concrete. The slab ended up falling through which weakened the adjacent columns of the building which ultimately cause a domino effect in that part of the building. That’s why they’re talking about the building collapsing in sections. There was a report already exposing the “exponential damage”... what I really question in my head is... why did they not put an order to comply on that building? There is definitely a loophole between inspections and occupancy permits and that needs to be looked at very closely.

If I had to guess, if the crack is the only issue then that building is probably ok. No evidence of water intrusion, no evidence of rebar rusting. The thing that got Surfside was that the rebar was allowed to rust and degrade for years.

It can be prevented easily, but condo owners refuse to spend any money until the damage gets bad enough that the building will fall, then fixing it also costs 100 to 1000 times more money. But for sure buildings that are 30 years plus need to be asked to have a recertification involving serious inspections and mandatory compliance for Occupancy purposes. These towers are built with concrete pillars reinforced with rebar that holds up dozens of concrete floors embedded with rebar. Rebar rusts and expands causing cracks. These concrete slab construction techniques are much cheaper to build than an extremely strong steel girder skyscraper. You get what you pay for.

Caulk and paint can't fix that problem. That's happening because of rust on rebar that's making the rebar get bigger and pushing away the concrete. Concrete is great with compression but very poor with tension strength

When you build a garage, you'll hear the cracks fall in place and it'll "creak" during windy days. Years down the line the same cracks that fell into place start cracking the foundations, which is what you see now. It is literally 1 earthquake from a collapse.

GET OUT OF THERE!!! Everyone hired that is responsible for keeping tenants and owners in those units as a matter of financial gain are going to keep passing the buck. Anything built in the 70s and 80s is sketchy down there! Demand immediate help from the state and declare a state of emergency.

40-50 year old buildings are not old. Ny skyscrapers were built in the 1920 and are still standing. Get educated in building, cause you dont know what your talking about

I’ve been hearing of flooding streets there for years, isn’t that a factor, the ground being softer and frequently flooded/unstable? The ground really IS your real foundation. Just sayin’.

Surfside owners were recently given a bill of just over $100,000 each Condo to do repairs. Their monthly loan was going to be $800 a month for 15 years. I imagine there are a lot of condo associations across the US that are going to take maintenance a little more seriously. It should have never got to that point.

Is it fair to say HOA dues include maintenance cost? For the life of me, I can't understand why the condo owners would be hit with a large bill. The dues should include maintenance and the cost should be adjusted based on the inflation, location and age of the building

What about the cathedral in Paris, France? The one that caught fire, and realised toxic fumes? You want something built to last giving off toxins that disable and kill people, but the buildings stand for hundreds of years! There is a natural length of time for everything before it begins to break down from time and environment.

@@cheerbozz All buildings are going to need repairs eventually. Now that I look at the one that collapsed I think it was actually the pool that did it. And they needed to do repairs in the building of course but I think they said the pool was leaking there and before it collapsed someone said the pool was going down. They should have drained the pool then look at how they can do repairs and what

looks like high rises are just not going to work its sad they way they overbuilt even that area , when i worked overseas at a tropical island destination the highest building couldn't be any higher than a coconut tree it sounded stupid at the time but maybe they were right

It neglect, not the buildings. Go watch videos of skyscrapers swaying in 9.1 earthquakes. A well built building and proper upkeep is all that is needed. That's why this is rare, and skyscrapers and buildings around the world do not just fall. So many of which built 100 years ago or more.

When you start running out of land with short one or two story buildings to build on, then you understand why you go up which is more practical with valuable land. The Empire State building was built in 1931, many times bigger than the Surfside building. Would you not go in that building?

I was thinking of buying a condo but Hell No not after seeing how bad its gotten with the Not keeping up with maintenance or how Incompetent it was built on. Its not worth the effort and money and your safety to live in theses death traps! Nope! I'll stay with my quarter track off land and my RV!
